Risk Management in

High Rise Building

Mr. Eros G. Zuňiga

Relating these circumstances to the
fundamental challenge of
safety, we should address the following:
1. An accurate risk profile of the property must be
determined.
2. Deficiencies in the building structure must be
overcome;
3. Develop a sound fire prevention culture among our
staff/occupants;
4. Develop our own capability to contain fire at its
incipient stage;
[Link] measures must be validated through demonstrable
response and professional evaluation.
In examining the risk of a high rise building,
several points
must be included:
1. Storage and handling of volatile combustible materials;
2. Housekeeping and waste disposal procedure;
3. Audit of existing Fire Suppression System;
4. Audit of existing visual monitoring system as well as
alarms;
5. Audit of existing Emergency Egress areas;
6. Identification of critical areas or flash points;
7. Organization of Emergency Brigade;
8. Evaluation of current emergency procedures;
9. Evaluation of the distance from BFP,DOH, PNP, PNRC
and other Rescue teams and their response time

High Rise Building would be generally safe in
a sense if we also consider the following:
1. Fire Escape – According to NFPA Standard;
2. Building Monitoring/Automation systems.
3. CCTV – not only to monitor unauthorized entry
but observe areas considered as high-risk.
4. Sensors/smoke detectors
5. Fire Hose Cabinet/Fire Extinguisher evenly
distributed in every floor.
6. Separate reservation to supply water to fire
Cabinets w/ jockey pump and rooftop cistern.
7. Organization of Emergency Brigade.
8. Providing Manual consisting of procedures
during emergencies.
