Siting, Form And Design
Before initiating the formal design process, it is important to evaluate all the passive
design options to take advantage of local site and climatic conditions.
Passive techniques are very cost effective, climate responsive and energy efficient and
help a building integrate better with its immediate environment and most importantly do
not create any negative impact on the environment unlike active systems that may cause
various negative impacts including ozone depletion, global warming and environmental
disruptions.
The requirements for the development of buildings and building sites that encourages
sustainable building practices includes siting, form and architectural approach towards
sustainable development.

Building Services Optimization
The optimization of electro mechanical services is one of the most important aspect towards achieving a sustainable
building, reduction in lighting, heating and cooling loads through climatic responsive designs will surely enhance the
energy efficiency of the building.
Natural & mechanical ventilation stratergies
Natural ventilation can be achieved by allowing air to flow inside and outside of the building through doors, windows
and openings
Following are the important aspects which may be considered for the ventilation purpose

HVAC SYSTEM
The following may be considered with regard to planning, designing and installation of HVAC system as the air

These equipment's are used for middle size commercial buildings, small hotels,nursing homes,large residences and they
provide a superior performance as compared to package units.
Central plants
the benefits of central plants includes the highest efficiency reduced maintenance cost in comparison to other options.
Vapor absorption system- this system uses water as the refrigerant and lithium bromide as a absorber it has less
moving parts hence results in lower power consumption.
Air Handling Unit(AHU)-Air handling units with supply and return/exhaust air fans may help in energy saving.
ELECTRICAL SYSTEMS
Lighting has a significant impact on building loads and energy uses with efficient lighting technologies it is possible to
design high quality lighting with less power consuption,renewable energy resources should also be used for lighting.
There should be optimal use of daylight day light sensor should be used for dimming or switching off luminaries.
Artificial lightings are used to achieve energy efficiency factors that are important in designing an energy efficient
lighting system are reflectance, design of interior space, controlling system ,monitoring and maintenance.
LIFT ESCALATORS AND MOVING WALKS
To minimize the environmental impact the material used for manufacture of lift ,escalators and moving walks
should be recyclable, the material not have potential to deplete ozone layer shall not be hazardous.
As the power consumption during utilization phase has the maximum environmental impact therefore lifts
and escalators to be installed shall be energy efficient

For installation of equipment's good installation practice, quality control measures should be followed which will
result in easy maintenance and energy saving
Commissioning & Handing over
commissioning is the compulsory proceeds so that the installed system performs as per design content, a
commissioning plan should be created early in the designed stage, the operation and maintenance staff should
be properly trained operation and maintenance manuals ,handing over drawings should be obtained by
contracting agencies.
Ongoing performance
regular maintenance is required ,periodic calibration, monitoring the leaks will help to improve the
performance and energy saving.
Constructional Practices

Sustainable construction bear upon developing the design proposal, which is efficient in term of functional
performance as well as detailed out to ensure that the material resource and construction technologies are
efficiently during construction stage.
Architectural design should be detailed out so that use of materials and technologies may be planned in advance.
Inclusion of sustainable Construction needs in feasibility report.
Procurement Policy.
Mitigation of impacts due to materials and technologies Delayed.
Preparation of sustainable construction management Plan
Establishment of Construction process management system- Objective of sustainable construction can only
be realized through effective project management process.
Establishing of site organizing structure- It can be lead to prevention of wastages of resources, rework, delay
etc.
Sustainable work execution procedure
Excavation and sub structure work- Issue related to noise and vibration during excavation, piling , rock cutting
etc. , analysis ad identify this type of issue and overcome it.
Steel aluminium and other metal works- Noise control During cutting, welding, hammering and fabrication
operation.
Masonry work- Avoid wastages during on-site handling of materials.
Post construction close out
Restoration of Dereliction caused to site- While controlled site dereliction is good construction practices,
the site should be restored deploying appropriate method.
Re- use of top soil- In case the construction site does not leave adequate space for storage of top soil, it
is important to identify another location in vicinity for proper storage until it can be reused at same time
or in case it is found not possible to use in the same site, it is taken to other nearby site for use as top soil.
Disposal of Structures and Infrastructure for Construction- Mechanical, electrical , plumbing installation should
be disposed in a proper manner to re-use of materials , components, installation etc. by the same organization
at another construction site.
Commissioning, Operation, Maintenance And Building

Formation of commissioning team comprising of owner, users, occupants, operation & maintenance

Post occupancy commissioning report shall be provided.
Handover
Records of meter readings for different building systems and other data should be provided to asset
management team.

Operation and Maintenance
Effective operation and maintenance is one of the most cost effective methods for ensuring
reliability, safety and efficiency of a building.
Good maintenance practices result in substantial savings in consumption of energy and water, and
should be considered as a resource.
The O&M plan should be a document that can be amended as the requirements change.
Activities related to O&M should be included in the implementation plan.
Training of the staff and awareness programmes should be developed.
The O&M plan should refer to the manufacturers recommendations on equipment operation and
maintenance.
O&M actions and activities should only be carried out by trained personnel.
Building Performance Tracking
Provides information on whether the set environmental performance and targets have been
met or not.
Ongoing monitoring of the energy and the water systems should be carried out.
Energy metering may be provided for the following applications:

Energy Management and Control System (ECMS) is one method of tracking the performance of
the energy consumed by the different building systems.
