CONSENT LETTER FOR RENT & COMMON AREA MAINTENANCE (CAM)

COLLECTION
This Consent Letter is made on this __ day of ________, 20__ by and between the undersigned
Property Owners (hereinafter collectively referred to as the “Owners”) of the property
known as ___________________________ (“Property”), situated at ___________________________.

WHEREAS:
1. The Owners are lawful owners of individual units/premises forming part of the said
Property.
2. A retail brand/tenant, namely ___________________________ (hereinafter referred to as the
“Tenant”), has been inducted/shall be inducted in the said Property for commercial use on
rental basis.
3. The Owners have mutually agreed to authorize a common entity/company, namely
___________________________ (hereinafter referred to as the “Authorized Company”), to act on
their behalf for the purpose of collection of monthly rent and Common Area Maintenance
(CAM) charges from the Tenant and distribute the same among the respective Owners as
per their ownership share.

NOW THIS CONSENT LETTER WITNESSETH AS UNDER:


1. The undersigned Owners hereby jointly and severally authorize the Authorized Company
to:
a) Collect rent and CAM charges payable by the Tenant as per the Lease/License
Agreement executed or to be executed with the Tenant.
b) Issue receipts for rent and CAM collection in the name of the Authorized Company on
behalf of the Owners.
c) Disburse the rent amount so collected (after deduction of mutually agreed
service/management fee, if any) to the respective Owners as per their proportionate
entitlement.
d) Maintain a transparent record of all collections, deductions, and disbursements, and
share periodic statements with all Owners.

2. The Owners confirm that the Authorized Company shall not be held liable for any dispute
arising between the Owners inter se, or between any Owner and the Tenant, beyond its role
of rent/CAM collection and disbursement.
3. The Owners agree that in case of default or delay in payment by the Tenant, the
Authorized Company shall take necessary follow-up action, including issuance of reminders,
notices, and coordination for recovery.
4. The Owners shall jointly indemnify the Authorized Company against any loss, claim, or
liability arising out of any misrepresentation or dispute among Owners or with the Tenant.
5. This consent shall remain valid until withdrawn by mutual consent of all Owners in
writing and upon settlement of all dues with the Tenant.

6. The Authorized Company shall maintain a separate bank account dedicated for the
collection and disbursement of rent and CAM charges to ensure transparency.
