SALE DEED OF HOUSE PROPERTY

(Exercise – 17)

This Sale Deed is made and executed on this 3 day of November , 2025 at Lucknow, Uttar
Pradesh.

W/o Late Rajendra Singh,
Aged about 32 years,
Resident of House No. 142, Sector–C, Indira Nagar, Lucknow, Uttar Pradesh,
hereinafter called the “Vendor”
(which term shall include her heirs, successors, executors, administrators and assigns)

IN FAVOUR OF
Mr. Rakesh Verma,
S/o Mr. Vinod Verma,
Aged about 33 years,
Resident of Gomti Nagar, Lucknow, Uttar Pradesh,
hereinafter called the “Vendee”
(which term shall include his heirs, successors, executors, administrators and assigns)

WHEREAS
1. The Vendor is the absolute owner and title holder of a residential house property
bearing Municipal House No. 142, Sector–C, Indira Nagar, Lucknow, admeasuring
200 square meters, together with all constructions, fittings, and fixtures standing
thereon (hereinafter referred to as the “Scheduled Property”).
2. The property was acquired by the Vendor through a registered Gift Deed executed by
her late husband, Mr. Rajendra Singh, on 10th January 2010, and is free from all
encumbrances, mortgages, liens, disputes, or litigations.

3. The property has been regularly assessed for municipal taxes, and all dues, including
electricity, water, and house tax, have been duly paid up to date.

4. The Vendor agreed to sell the Scheduled Property to the Vendee for a total
consideration of ₹1,25,00,000 (Rupees One Crore Twenty-Five Lakh only) as per
the Agreement to Sell dated 15th February 2025.

5. The Vendee paid a sum of ₹15,00,000 (Rupees Fifteen Lakh only) as advance earnest
money at the time of the agreement, and the balance ₹1,10,00,000 (Rupees One Crore
Ten Lakh only) is paid today, at the time of execution and registration of this Sale
Deed, the receipt of which the Vendor hereby acknowledges.
6. It is mutually agreed that stamp duty and registration charges shall be borne by the
Vendee, and the Vendor shall clear all dues relating to electricity, water, and property
tax up to the date of execution of this Sale Deed.

NOW THIS DEED WITNESSETH AS FOLLOWS:

1. Transfer of Ownership:
That in consideration of the total sale price of ₹1,25,00,000 received in full, the
Vendor hereby sells, conveys, transfers, and assigns unto the Vendee all her rights,
title, and interest in the Scheduled Property, together with all rights, easements,
privileges, and appurtenances, to have and to hold the same absolutely and forever.

2. Possession:
The Vendor has this day delivered vacant and peaceful physical possession of the
Scheduled Property to the Vendee, who shall henceforth be the absolute owner
thereof.

3. Encumbrance and Title Assurance:


The Vendor assures that the property is free from all encumbrances, mortgages,
claims, or charges. The Vendor further undertakes to indemnify and keep
indemnified the Vendee against any loss arising from any defect in title.

4. Taxes and Dues:


All municipal, electricity, water, and other dues up to the date of execution shall be
paid and cleared by the Vendor. Future taxes, charges, or dues shall be borne by the
Vendee.

5. Mutation:
The Vendee shall be entitled to get the property mutated in his name in the records
of the Lucknow Municipal Corporation and other concerned departments, for which
the Vendor shall extend full cooperation.

6. Expenses:
All stamp duty, registration fees, and incidental expenses for this Sale Deed shall
be borne by the Vendee.

7. Absolute Transfer:
The Vendor hereby declares that she has no right, title, or interest remaining in the
Scheduled Property after execution of this Sale Deed and that the Vendee shall
henceforth have full ownership and possession thereof.
