ROUTINE INSPECTION –

GUIDE
Don’t forget keys, a copy of the entry notice(s), blank
maintenance request forms, business cards/thank you note.
Leave the property EXACTLY as you found it… i.e. if the screen door was unlocked when
you arrived, leave it unlocked. When taking photos of the premises, ensure you’re only
photographing items belonging to the landlord. ‘Room’ shots showing the landlord the
presentation of the room can be risky business. You have no control what a third party
(landlord) may do with these photos and protecting the privacy of the tenants at all times
is imperative.
Check all of the following in each room
o Flooring; what is the condition of carpet, tiles, lino, floorboards
o Lights; are they working, are light coverings present
o Walls; condition of paint work, any water damage, holes in walls, movement cracks
o Ceiling; any cracks, mould, moisture
o Windows; sills, tracks, locks and fly screens
o Window coverings; working, check for pet fur behind curtains and blinds
o Smoke alarms; do they appear to be in working condition, not tampered with
o Air conditioning; filters clean, remote working
o Ceiling fans; check the blades are clean
Kitchen
o Appliances ; clean, appear to be in working condition
o Tap wear; turn on and off, any leaks?
o Wet area cupboards; check for evidence of leaks
Bathroom
o Wet area cupboards; check for evidence of leaks
o Shower base/flooring; silicone intact and free of mould, soap scum, grout intact, no cracks
o Towel rail; firmly attached to wall
o Toilet; flush, check if it fills without leaking or constantly running
o Tap wear; turn on and off, any leaks?

Laundry
o Tap wear; turn on and off, any leaks?
o Wet area cupboards; check for evidence of leaks
External – before going in the back yard, whistle for pets..
o A photo of the property from street view, for the cover page of the Inspection Report
o ‘Test’ safety switch
o Check external taps for any leaks
o Check How Water System for leaks
o Check downpipes for cracks or damage
o Gutters, can you see leaf litter or trees growing?
o External walls, paintwork in good condition
o No leaks visible surrounding Hot Water System
o No items stored against external walls
o Oil stains on driveway/garage
o No visible signs of wood rot
o Railings and balustrades in good condition, not wobbly
o Garden & lawns well maintained, no grass clippings laying around.
o Any trees overhanging guttering, or touching external walls
o Fences and retaining walls in good condition
o External A/C units; any damage
o Check Garage door for dents or damage
