FRIENDS ASSOCIATION

Rules & Regulations for All Residents and Owners


(As per the Society By-laws and Telangana Societies Registration Act, 2001)

To promote peaceful and harmonious living conditions, environment and atmosphere for the
ultimate benefit of all the Members of the Association.

To carry out such other objectives, as the Members in the General Body may decide from time
to time.

To do all things that is necessary and convenient for the accomplishment and fulfilling of the
aforesaid objectives of the Association.

1. Residents must maintain peace, cleanliness, and hygiene in all common areas.

2. No loud music, noise, or activity that disturbs neighbors after 10:00 PM.

3. Smoking, alcohol consumption, or gambling in common areas is strictly prohibited.

4. Common corridors, terraces, and staircases must be kept free of personal items or
obstructions.

5. Monthly maintenance fees are payable on or before the 10th of each month.

6. All members share equally in unforeseen or emergency repair costs.

7. Owners must inform the Secretary or Maintenance Committee before starting any
interior or renovation work.

8. Heavy materials, tiles, granite, or furniture are strictly prohibited in the lift.

 Such items must be moved through the staircase or manually with prior approval.

9. Workers must register at the security gate and follow society timing limits:

 Work hours: 9:00 AM – 6:00 PM (no work on Sundays or public holidays).

10. Owners are responsible for any damage caused to common property during interior
work.

11. Debris and waste must be disposed of outside the premises immediately after work.
(flat owners must initiate to remove waste from floor)

12. No drilling or heavy noise work after 6:00 PM.

13. Vehicles must be parked only in allotted or designated parking areas.


14. All visitors, delivery agents, and workers must record their details at the gate.

15. Residents must follow waste segregation (Dry/Wet).

16. Plastic burning, littering, or dumping waste outside bins is prohibited.

17. All residents are bound by these rules and the registered by-laws.

18. Violations may invite written warning, fine, or suspension of services as decided by the
Managing Committee.

19. Persistent misconduct may result in legal action under the Telangana Societies
Registration Act, 2001.

20. Conduct: Do not smoke inside, litter, or damage the lift machinery.

21. LIFT: Do not shift house hold items , interiors items ,strictly prohibited

22. Food deliver boys should register at the entry point at apartment

23. Parking Regulations: Parking in common areas is restricted to designated,


allocated spots, and unauthorized parking in others' spots is prohibited.

24. Security & Safety: Residents must comply with security procedures, such as
visitor registration, and ensure fire exits are not blocked.

25. Usage Restrictions: Common areas (lobbies, stairs, corridors) cannot be used
for storing personal items, furniture, or garbage.

26. Terrace & Amenities: Terraces are shared, and no individual owner can claim
exclusive rights to them. Amenities like open terrace and common parking area
have specific operating hours and, in some cases, require prior booking.

27. Maintenance & Cleanliness: All residents are responsible for keeping common
areas clean and contributing to maintenance fees for upkeep.

Governance and Authority

29. Enforcement: The managing committee is authorized to impose penalties or


take action against members who violate these rules.

30. Access Rights: The association has the right to access any apartment for
essential repairs and maintenance of common facilities.
31. Formation: AOA, often registered with seven or more members, handles
management according to state-specific apartment acts.
These rules ensure that the building’s common areas remain accessible, clean, and
safe for all residents.

DECLARATION: We, the undersigned persons in the memorandum of Association have formed
into an association and responsible to run the affairs of the association and desirous of getting
the society registered under the Telangana. Societies Registration Act 2001 (Act 35/2001).
