BWENKOMA B CELL, RUKINDO, RWAMPARA COUNTY
MBARARA DISTRICT IN THE NAMES OF KATATUMBA GEORGE
WILLIAM.
THIS DEED OF GIFT is made at Mbarara this 17th day of December
2025.
BETWEEN
KATATUMBA GEORGE WILLIAM of BWENKOMA A CELL,
NYAKAYOJO SUB COUNTY RWAMPARA COUNTY MBARARA
DISTRICT Mobile Telephone No. 0772-430070 (hereinafter referred
to as “THE DONOR”) of the one part;
AND
KATATUMBA JOAN KAROMA of UTC VILLAGE NAKASERO IV
PARISH KAMPALA SUB COUNTY KAMPALA CENTRAL
DIVISION KAMAPALA DISTRICT (hereinafter referred to as “THE
DONEE”), of the other part;
WHEREAS the Donor is seized and possessed of a piece of titled
land comprised in BLOCK 2 PLOT 15204 SITUATE AT
BWENKOMA B CELL, RUKINDO, RWAMPARA COUNTY
MBARARA DISTRICT measuring approximately 0.2220 hectares
(hereinafter referred to as “the Land”).
AND WHEREAS the DONOR desires to grant the Land together
with any present developments thereon to the DONEE as a gift in
consideration of appreciation for his prolonged and distinguished
service to the Donor.
AND WHEREAS the DONEE hereby accepts the Land by executing
this deed of gift inter vivos;
NOW THIS DEED WITNESSETH that the DONOR without any
monetary consideration and in consideration of appreciation, which
the DONOR bears to the DONEE and which the DONEE
reciprocally bears to the DONOR, HEREBY ABSOLUTELY AND
IRREVOCABLY GRANTS AND TRANSFERS BY WAY OF GIFT
INTER VIVOS the land situate at BWENKOMA B CELL,
RUKINDO, RWAMPARA COUNTY MBARARA DISTRICT
measuring approximately 0.2220 hectares together with all and
singular things and developments standing thereon and together
with all the liberties, privileges, easements and advantages
appurtenant thereto AND all the DONOR’S estate, rights, title,
interest, use, inheritance, possession, benefits, claims and
demands whatsoever TO THE DONEE, TO HAVE AND TO HOLD
the same unto the ownership and use of the DONEE absolutely;
AND THE DONOR DOTH HEREBY COVENANTS WITH THE
DONEE;
(a) That the DONOR now has good, right, full power and
absolute authority to gift the land hereby gifted in the
manner aforesaid.
(b) The donor shall cause and effect transfer of the said land into
the donees name.
(c) The donor shall sign transfer forms and surrender to the
donee the original title for the registration of the donee on
the said land.
(d) The DONEE may at all times hereafter peacefully and quietly
enter upon, occupy, possess and enjoy the said piece of land
and premises and receive the rents, issues, and profits
thereof (if any) and employ every part thereof to and for his
own use and benefit without any suit, lawful eviction,
interruption, claim or demand whatsoever, from or by the
DONOR or his heirs, executors, administrators and assigns or
any person or persons lawfully claiming by, from, under or in
trust for the DONOR.
(e) That the land is free and clear and freely and clearly and
absolutely and forever released and discharged or otherwise
by the DONOR and well and sufficiently saved, kept harmless
and Indemnified of and from and against all former and other
estate, titles, charges and encumbrances whatsoever, which
had been made, executed, occasioned or suffered by the
DONOR or by any other person or persons lawfully claiming
by, from, under or in trust for the DONOR.
(f) AND FURTHER that the DONOR and all persons having or
lawfully claiming any estate or Interest whatsoever to the said
titled land and premises or any part thereof from under or in
trust for the DONOR or his heirs, executors, administrators
and assigns or any of them shall and will from time to time
and at all times hereafter at the request and cost of the
DONEE do and execute or cause to be done and executed all
such further and other acts, deeds, things, conveyances and
assurances in law whatsoever for better and more perfectly
assuring the title of the said land and premises and every part
thereof unto and to the use of the DONEE in the manner
aforesaid as by the DONEE, her heirs, executors,
administrators and assigns or counsel as in law reasonably
required.
IN WITNESS WHEREOF the DONOR as well as the DONEE (by
way of acceptance of the said gift inter vivos) have put their
respective hands to this deed the day and year first hereinabove
written.
