Hello, (First Name) (Last Name) ?

Hey, my name is___ with Local Roofing

I was just giving you a quick call because tomorrow we're gonna be
working nearby (Address) doing FREE roof inspections, checking
roofs to see if they have any damage from previous storms.

● Key Qualifier: Are you still the property owner at (Address), (City), (State),(Zip

Code)?

● Key Qualifier: Okay, how old is your roof? About 5 years, 7 years... Maybe even
10 years.

● Butter-up: so like I said, we are working in the area with a few

homeowners who reported storm damage, so while we are there... we
are also doing free roof inspections. It's an honest assessment, takes
about 20 minutes, and it's just on the outside of the property.

● Crucial Point: If you have any damage, we will show you how we can
help you get it covered through your homeowner's insurance.

● Key Qualifier: By the way, what's the name of your homeowners' insurance?
● Critical: What time are you home tomorrow so we can stop by and take a quick
look at the roof? Somewhere between 10 am and 4 pm…
● Now, just a couple of questions about your home…
● Essential Qualifier: What type of roof do you have? Is it shingles, tiles, or
something more resistant like metal?
● Essential Qualifier: This is a single-family home, right? Not a duplex, trailer, or
a townhome?
● Key Qualifier: Are you currently on a contract with another roofing or
construction company?
● Essential Qualifier: Have you noticed any damage to your roof from the last
storm we had? Anything that concerns you?
● Essential Qualifier: Alright, we will send you your inspection report via email.
What's your email address?
● Critical Confirmation: Perfect, then I'll have my inspector stop by at ____, and
the first thing he will show you will be his license, credentials, and a list of
references upon his arrival. Again…, he will go up on the roof, do a complete
inspection, and once he is done, he will show you the findings. If we do find any
Storm damage, we'll show you how we can help you get it fixed at no cost, ok?

Main IMPORTANT Qualifiers:

1. Name
2. Homeownership (read address &
must be owner)
3. Age of roof
4. Contract
5. Insurance
6. Time and Date

if you miss, don't ask accordingly or
don't get a solid answer on any of the
above, your lead will not pass
confirmation

Client: There was no hail storm (not interested) -

So Mary, I actually have the hail date pulled up here. The neighborhood was hit with an inch
of hail on _________ and has been hit with several storms since then, this is the storm that
we were able to get your neighbor fully approved for a new roof because of. You can also
type in your address on [Link] and the date will pop up.

**********************************************

Which neighbor are you working with?

We've been in the area for quite some time, and have done quite a few roofs. I am just the
roofers assistant and was assigned to call this area. The inspector stopping by has several
inspections scheduled in the area this week, when he stops by he will be able to give you a
list of references.
By the way… are you still the homeowner at______?

**********************************************

Client: What if I file an insurance claim, and it doesn't get approved?

Well, we are stopping by to do a free inspection, we aren't looking to waste your time or
ours. The inspector will check your roof out to see if there is even enough damage to file a
claim in the first place.

*******************************************
Client: I don't want my insurance premium to go up - I don't have money

Like I said the inspection itself is free of charge, it's just to take a quick look to see if you
even qualify to file a claim as we don't get anything out of just filing claims if we see there's
enough damage to where we can get you approved we will let you know, but we're calling for
a reason as we just recently put up some roofs in the area. Secondly, there is a clause in
Virginia, called the Act of God, which basically means that since the wind or hail is due to
natural disasters and is not at fault of the homeowner your insurance can't go up. The
inspector who would be stopping by has all of this information on him.

***************************************

Client: I don't have time for this now / won't be there Time-related and lack of
commitment

Oh, don't worry, _________ we can adjust to your schedule, as I mentioned, we are already
doing some work in your area, so we can always stop by another day, the inspection
normally takes about 15 to 20 min there is no cost nor obligations, what other day or time
works for you, or around what time are you normally back home?

**************************************

Client: I don't think there's damage. They think they don't need it, lack of
knowledge

Mr/Mrs_____ 2 out of 10 homes we've inspected in your area this week did
come back with damage, now, we're not saying that's your case, but, having
your roof inspected will minimize the chances of getting an unexpected leak in
the future, but how old is your roof right now?

*********************************

Client: Where did you get my number? (not interested) trust - Don't trust you enough
to accept the inspection

So basically anytime we get someone approved for a new roof through their insurance, we
call around that area

*No, but where did you get my number*

Sir/Ma'am as I was explaining we are calling you for a reason, anytime we get someone
approved in an area, we call that neighborhood since I'm assuming the hail didn't skip your
house. My manager provided me with a list of people to call in the area, not sure where they
got your information from, but I'm assuming it's public records.

How old is your roof, if I may ask?

******************************
Client: Not interested. (not interested) General
Okay well, ummm the roofs we are putting up in the area were also around 10-12 years old
and we were able to get them fully approved through their home insurance. Like I said, it's a
free inspection and there's no charge. Should only take about twenty minutes

.***************************************

Scenarios
I don't know how old is my roof:
#1 How long have you owned this property?

#2 And during the time you have lived there, have you replaced the roof?

#3 OK and when you bought the house, approximately, how old was the roof then?

get details

Can you check my sidings or another part of my home?

yes, we do inspect the roof, sidings, gutters, windows, and basically the whole exterior of the
home. and once we are done, we can provide you with the report.

If I can't be there, can my son or daughter be there?

Well, _______ there wouldn't be any problem, however, we prefer that one of the owners is
present at the time of the inspection, just in case we were to find any damages if tomorrow
doesn't work for you, when is it better, because we would need you to be present at the time
of the inspection.

I rent the house to someone else:

Oh, I see… but are you the owner at________? if yes, well as I mentioned earlier, we will be
doing some work nearby due to the hail storm that happened in July of last year, and while
we’re there, we are providing the rest of the homeowners a Free 20-minute roof inspection,
would you like us to stop by and take a look at your roof while we're in the neighborhood this
Wednesday? We won't be bothering your tenants, can you be there for 20 minutes____?
Can my husband/wife be there instead:

What is your husband/wife's name______ ok and is ___he/he___ also the owner at ______
great, so I can count on you letting ____ know that we are stopping by at___, or do you want
me to call him/her to let him/her know?

Where are you located?:

oh, we are a locally based roofing company, based out of ___Client's city & state_____,
we are all licensed bonded, and insured, and we were just reaching out to you to see if you’d
like us to stop by and take a look at your roof while we’re in the neighborhood tomorrow
sometime between 10 am-6 pm, ... it’s free of charge and there are no obligations. It should
only take about twenty minutes.

Common questions

Conducting free roof inspections after a storm helps homeowners identify potential damages that may not be immediately visible, thus preventing future costly repairs due to leaks or structural issues . Moreover, it allows property owners to leverage their homeowner's insurance for necessary repairs under specific circumstances, such as storm-related damages, potentially at no cost. This proactive approach can be crucial in areas frequently hit by storms, ensuring roofs are maintained and insurance claims are timely and effectively filed .

Roofing companies employ strategies such as ensuring flexibility in scheduling to accommodate homeowners' availability, thus addressing time commitment concerns effectively . They reassure clients that the inspection process is brief, typically around 15-20 minutes, and emphasize the absence of cost or obligation, which helps in minimizing resistance due to time investment . Additionally, allowing another family member or the homeowner's presence during inspections builds trust and convenience, crucial for busy schedules.

Roofing companies leverage local knowledge of recent storms by presenting verifiable data on recent hail or wind events to validate their service offerings and counter homeowner skepticism . By referring to past storms and citing specific dates, companies can assure homeowners of the potential relevance and need for inspections, emphasizing recent damage likelihood. This local weather history underscores the rationale for proactive inspections, directly aligning the company’s offerings with credible threats faced by homeowners in their vicinity .

Homeowner's insurance information is central to the roofing inspection process as it determines the financial viability of claims for any identified storm damage. This information enables roof inspectors to advise homeowners on the likelihood and procedures of getting repair costs covered . Moreover, understanding the specific terms of coverage aids in determining actionable damage and claim potential under contractual stipulations, turning inspections into financially strategic actions rather than mere assessments .

Homeowners can use digital resources such as websites like hailstrike.com to independently verify storm damage to their area . These platforms provide historical data and impact reports for specific areas, enabling homeowners to cross-check claims about storm events made by roofing companies. Access to such databases empowers homeowners with confirmation of environmental events without sole reliance on third-party reports, making them more informed about potential roof inspections and insurance claims.

Virginia's 'Act of God' clause influences insurance claims by ensuring that premium increases do not occur for damage blamed on natural disasters, such as storms, hail, or wind, over which homeowners have no control. This legislation provides protection for homeowners fearing financial penalties from filing claims for unavoidable events . It underscores the importance of inspection services that can assist in damage assessment without risk of financial repercussion due to premium increases, thereby supporting claims under these protected conditions.

The age of a roof is a critical qualifier because older roofs may have sustained more wear and tear, making them more susceptible to damage from storms or hail. From a maintenance and insurance perspective, identifying the roof's age helps determine whether previous damage might exacerbate current vulnerabilities necessitating inspection. Roofs around 10-12 years old are often key focuses for inspections since they frequently fall outside warranty or hail-resistance coverage, thus requiring evaluations for unforeseen damage .

Roofing companies tackle skepticism about their legitimacy by presenting credentials, such as licenses and insurance verifications, during initial interactions with homeowners . They also stress their local presence and experience in the area, reinforcing their expertise through client references and historical data on completed projects. This approach is supported by informative engagements, like offering educational content on insurance clauses and storm impacts, which further demonstrate the company's knowledge and reliability, thereby alleviating doubts about authenticity.

References from previous clients play a crucial role in establishing trust, as they act as testimonials for the company's credibility and quality of work . These references reassure potential customers about the roofing company's reliability and success rate in handling insurance claims and completing satisfactory repair works. By presenting references during initial discussions and inspections, roofing companies enhance their transparency and provide evidence of past successes, mitigating concerns over legitimacy and competence.

The presence of a homeowner during a roof inspection significantly impacts the process by facilitating immediate communication about findings and enhancing trust between the inspector and the homeowner . It ensures that the inspector can directly show and explain any observed damages, addressing questions in real-time, thereby increasing transparency. Moreover, having the homeowner present allows for instant consideration of necessary insurance or repair actions, streamlining the decision-making and subsequent claim processes.
