1 Organization

The civil department has to undertake all preventive, schedule, unscheduled maintenance for
smooth functioning of system and will include minor repair replacement but exclude work
related to structural deficiencies and periodic replacement based on age and condition basis.
During the DLP period other contractor to be informed for any defective material or poor
workmanship.

4 Corrective maintenance: -

(i) Minor repair to floors including replacement of broken tiles/stones/paver/tactile, floor


paint.
(ii) Minor/patch repair of plastering, patch painting in wall / Fire doors.
(iii) Minor repair to steps/railing of staircase
(iv) Replacement of broken sheets of roof ,ceiling.
(v) Repair of door /windows/shutters including greasing etc.
(vi) Repair/replacement of locks of door/windows
(vii) Repair of broken wall panels, column/wall cladding including filling of gaps
(viii) Replacement of broken urinals, wash basins, seats, mirror, partitions, vanity counters.
(ix) Replacement of defective taps, damaged pipe /pipe joints.
(x) Removing chokage of drainage pipes & manholes
(xi) Replacement of damaged glass

(xii) Replacement of broken bird spikes
(xiii) Replacement of fire-resistant wool, if any
(xiv) Repair of leakage of pipes/ leakage from PEB/leakage from lifts or escalators, etc.
(xv) Repair of STP
(xvi) Replacement of Damaged ACP
(xvii) Screw fixing in Loosened Louvers, drainage pipe clamping, SS sheets in Gap closing
between stairs and Future escalator or any other locations
(xviii) Change of sheet, Screw fixing and silicone filling in damaged PEB roof sheeting.
(xix) Restoration of water supply.
(xx) Desilting of bell mouth and chambers in Parking.
(xxi) Trimming of trees, if required, obstructing operation.
(xxii) Repair of walkway, repair of cable tray & bracket.
• Repair of faulty switches
• Operator shall ensure that requisite stock of materials required for maintenance are
always available.

5 Major issue pending with OEM/NCRTC/ Netra: -


1. Pending replacement /rectification of PU Tactile tiles at stations.
2. Leakage issues at stations, including roofs, walls, and service areas.
3. STP/WTP operation and maintenance responsibility and resolution of related
deficiencies.
4. Leakages and mud accumulation in utility galleries, accessibility and safety.
5. Pending FCO points at Stage-01 stations.
6. Passenger amenities KPIs related to civil monitored by Operation department. While not
applicable to other departments.
7. Open drain covers in depot and Pending drain RCC work, disturbs ballast profile.
8. Water stagnation at track bed due to improper gradient/slope.
9. Municipal drain blockages at stations, leading to overflow and waterlogging.
[Link] of adequate anti-theft measures for services and assets.
[Link]/seepage in overhead water tanks due to absence or inadequate diameter of
drain-out pipes. Non-availability of ladders at stations for access to overhead water
tanks.
[Link]-provision of covers for open RCC tank manholes in pump rooms, posing safety risks.
[Link] defects and damages in various types of floorings at stations.
[Link] TDS levels in A-03 and A-06, resulting in surface deterioration and scaling.
[Link] system and controller which are installed are absconded, impacting system
operation.
[Link] project department has installed some of E&M assets, and contractual spares not
received pending formal takeover/closure.
[Link] of two borewells at certain stations, affecting water availability.
[Link] dedicated drain-out points for housekeeping wastewater at stations.
[Link]/removal of balance trees.
[Link] of façade and roof sheets (cases of roof blown during wind)
