I. Building
1. Purpose
The building, with the exception of particular sections Unit C-101 and
C-102 on the ground floor, which shall be used for commercial space,
common areas and private offices, shall be used only and exclusively as a
place of residence.
1.2 All units are strictly for single-family residential use only and not to be
used as a boarding house, dormitory, staff or lodging house, inn, hotel or
bed and breakfast, Air BnB type of accommodation, call center, online
gaming or other non-residential or commercial purpose. Any unlawful and/
or immoral practices are strictly prohibited.
1.4 The following are considered common areas and must be cleared from any
obstruction and personal property:

Exits Sidewalks Poolside
Fire exits Stairways Vestibules

Loitering and playing is strictly NOT allowed in the above-mentioned
areas.
1.5 The area outside of the main door and service doors are considered
common area. Common areas must be clear of personal property.
1.6 No décor is allowed on the main door of the unit except for Halloween and
Christmas; and only from one week before the Holiday, until one week
after. The décor must not cover CCTV cameras or stretch and extend
beyond the door jambs.
1.7 No unauthorized renovation or storage of items that will increase the rate
of insurance of the building without prior consent from the Property
Manager is allowed. Violations of such will result to penalty and/or
sanctions of which the offending party/resident is responsible for.
Examples are:
• Alterations of electrical connections, octopus wires, overloading
currents
• Storage of items of flammable or explosive nature
• Anything that will impair the structural strength and exterior
appearance of the building.
1.8 All units must have at their own expense at least one (1) ten-pound ABC
type fire extinguisher situated inside the unit. These fire extinguishers will
be inspected yearly and if needed, must be replenished or replaced at the
expense of the resident.
1.10 Installation of any type of radio, television or satellite antenna will not be
allowed protruding in the balconies or in any common area.

1.12 No repairs and renovations shall be allowed without a Permit Form
approved by the Property Manager. (Please see Section II.4)
1.14 No material of any type or make will be allowed in the windows that will
change its color or shade.
1.15 Nothing is allowed to be hung or displayed from the main doors, windows,
balconies, ledges, planter boxes, or in any common areas.
1.17 No plants or potted plants are allowed on the ledges of the balcony or on
the ledges of the windows.
1.18 Residents must maintain peace and quiet at all times. No loud and
boisterous music, noise and the like is allowed.
1.20 Laundering is permitted only inside the laundry area of the unit. No
hanging of laundry is allowed in the balconies or in any area exposed to
the public view, including the sun breakers that form the walls of the
laundry area. The laundry area that is exposed should be kept tidy at all
times.
1.21 The kitchen doors of units should be kept closed at all times.
2. Maintenance of Units

2.1 The resident is responsible for and obligated to maintain a clean and
habitable condition of their unit. The upkeep and repair of each unit is
shouldered by the resident.
2.2 The resident must be mindful that maintenance activity of their unit will
not prejudice other residents. The resident shall compensate the other
resident in case of damage, such as water leaks and the like caused by
neglect on his part.
3. Payment of Dues
In order to operate and maintain The Ritz Towers services and facilities, all
unit owners and their lessees are obligated to pay the condominium dues and
other assessments. The dues cover the maintenance and repairs of the
Common Areas only. The dues do not cover the maintenance of private units.
Therefore, the Repair and Maintenance responsibility of Ritz is only in the
common areas. Water leaks and electrical problems and safety matters will be
attended by RTCAI Engineers.

3.3 There is a half-month (4%) discount for a one-year advance payment of
dues. Unit owners may avail of this discount every January. Deadline of
payment is January 31st of each year.
In case of an increase in monthly dues, unit owners who have availed of
the discount will still be liable for the difference.
3.4 Delinquent Accounts shall be issued Collection Notices
3.4.1 First Notice – to be issued after 15 days from the due date specified in
the Statement of Account
3.4.2 Second Notice – to be issued after five (5) days from the date the First
Notice was received
3.4.3 Final Demand Letter – to be issued after ten (10) days from the date the
Second Notice was received
3.4.4 Disconnection Notice – to be issued after seven (7) days from the date
the Final Demand letter was received
3.5 Policy on Delinquent accounts
3.5.1 Delinquent accounts of over 90 days, with the approval of all resident
owners, shall be posted on The Ritz Bulletin Board.
3.5.2 Delinquent accounts shall be suspended of the following:
• Voting rights
• The right to use the recreational facilities
• The use of common facilities such as ducts, conduits, electrical
equipment, wires, cables, pipes and/or other central and
appurtenant equipment and installation for utilities
• Water supply connection, without need of further notice
• Move-in and move-out

A permit is required for Repairs and Renovations. Please contact the
Property Management Office for a copy of Rules and Regulations.
4.2.1 The unit owner shall submit the required documents subject to approval
of the Property Management at least seven (7) working days before the
scheduled start.
5.6 New Unit Owners must pay a membership fee of P50.00 per square
meter and should submit to the Property Management Office a certified
true copy of their Condominium Certificate of Title (CCT)
5.7 The Ritz Towers prohibits the turn-over and/or moving in of new
lessees/tenants to the leased units before the settlement of the unit
owner’s outstanding association dues.

5.8 Brokers
5.8.1 All brokers must have written authorization from the unit owners before
viewing the unit. Brokers should inform the Property Management
Office in advance for any viewings.
5.8.2 Brokers who have endorsed tenants who violate the House Rules and
Regulations, specifically Section II, item 1.2, shall NOT be allowed to
entertain any future client, nor shall they be allowed to transact business
or be permitted entry into building as a broker. It is the responsibility of
the broker to be aware of the House Rules and Regulations. It is also
their duty to properly screen the prospective tenant and inform them of
their qualifications or lack thereof before entering into a contract of
lease.
6.1.1 The unit owner shall issue Clearance for the tenant to move-out.
6.1.2 All accounts with the Association should be settled through the
Accounting Department at least three working days prior to the move-
out day.
In case a tenant desires to apply the security deposit with the Lessor
(Unit Owner) as payment for outstanding balance, the prior consent of
the Lessor should be secured.
6.1.3 The Ritz Towers IDs of household staff of departing resident/tenants
should be surrendered to the Property Management Office upon move-
out.
6.1.4 The Ritz car stickers shall be removed from the resident/tenants cars by
a Security Officer.

6.1.5 The Engineering Department will record the meter readings (power and
water) and will shut down these utilities upon move-out.
Units C-101 and C-102 on the Ground Floor are designated as Commercial
Spaces. These units may only be used as private home-style offices. They
may not be used for commercial business such as a school, spa, food and
drink establishment, convenience store, clinic, consulates and the like.
The tenants for the above shall be subject to the Rules and Regulations
duly approved by the Board of Directors of The Ritz Towers
Condominium Association.
1. Basement
1.1 Basement parking slots are assigned to specific units. Cars shall be parked
only in the slots assigned to them.
1.2 Only one car per slot is allowed. Double parking is not allowed.
1.3 Bicycles, two-wheeled vehicles and trailers may be parked in the resident’s
parking slots.
1.4 Traffic rules shall be observed at all times. The speed limit is 15 kph.
Reckless driving is strictly prohibited.
1.5 Headlights must be turned on while driving within basement levels.

1.6 Residents shall see to it that their parking slots are clean and free from
mud, debris and oil at all times.
1.7 No personal items, spare parts, tools cleaning paraphernalia and the like
are allowed to be stored in the parking slots.
1.8 Dusting-off car mats against the basement floor, walls or posts is not
allowed.
1.9 The Property Management and RTCAI shall not be held liable for any loss
or damage to vehicles parked in the premises. Always keep your vehicle
windows and doors closed.
1.10 Taxis and/or Grab cars are only allowed brief access to the Basement
when loading or unloading large amounts of groceries or other items by
the resident or their household staff. The driver’s license must be left with
the entrance guard while the driver and vehicle is in the premises.
1.11 Small delivery trucks, with a maximum of 2 meters in height shall be
allowed in the basement to unload deliveries provided:
• The Resident informs the Security Office ahead of time
• The said vehicles are inspected and cleared by Security staff before
entering the Basement.
Larger delivery trucks may use the Visitor Parking slots IF available. Big
trucks will have to park along Apartment Ridge.
1.12 Leasing of parking slots to non-residents is not allowed. Parking slots are
strictly for residents use. Residents should inform the Property
Management in writing of any agreement made regarding use of their
parking slots to another resident.
1.13 Large vans and SUV’s, under 2 meters in height are allowed to park in the
Basement. They must likewise fit the designated borders of parking slots
leaving reasonable open door space between vehicles.
1.14 When cleaning your car, water should NOT be allowed to flood the
parking area. Only wiping and polishing of cars with simple apparatus
such as rags and water, is allowed. “Clean-your-car” boys are not
allowed.
1.15 Prolonged idling of engines, smoke belching and noise pollution is not
allowed.
1.16 Repair works are strictly prohibited in the Basement.
1.17 No old and unused vehicles are allowed to be parked in the Basement. In
case of short-term storage, the gas tank must be emptied and the vehicle
must be cleaned regularly.
1.18 All residents must register their vehicles with the Property Management
Office and apply for a car sticker. (Please refer to Section VII.2)

1.19 Park the car properly while in the basement without obstructing the
ingress and egress of other vehicle.
2. Elevators
The building is equipped with two (2) Passenger Elevators and one (1)
Service Elevators for each Tower.
Dimensions of the Service Elevator:
• Width – 1.38 meters
• Length – 1.68 meters
• Height – 2.20 meters
• Door – one meter wide
The Ritz offers its residents use of the Conference Room, Covered
Poolside Area and Function Room for private functions and meetings.
The use of this amenity is exclusively for residents. The resident should
be present in the function and shall be responsible for the conduct of
their guests.
4. Main Lobby
The Main Lobby is an area for residents to wait for their ride, to meet
and greet their guests briefly and as a waiting area for visitors to be
cleared to proceed to a private unit. The following rules and regulations
must be observed on the use of the Main Lobby:
5. Recreational Facilities
The Recreational Facilities which include the Gym, Swimming pool and
Playground, shall be for the exclusive use of the residents and in- house
guests. The Property Management is hereby authorized to promulgate

reasonable rules and regulations pertaining to the proper use and
maintenance of these facilities.
5.1 Gym
Operating hours: 5:00 am to 12:00 midnight daily
5.1.1 The gym is for the exclusive use of residents and their stay-in guest. A
maximum of one (1) guest, accompanied by the owner may be
accommodated at any given time.
Exception: When the gym is overcrowded at any given time, priority
will be given to residents.
5.1.2 Residents and their stay-in guests must be medically fit to use the gym.
The Property Management will not be held liable for any medical or
other health related eventualities arising from one’s use of the gym.
5.1.3 Children under 13 years old are not allowed in the gym.
5.1.4 Gym users are required to sign in and out.
5.1.5 Proper gym attire and footwear is required by all users. Male sleeveless
t-shirts or “sandos” are not allowed. Slippers and exercising
“barefooted” is not allowed.
5.1.6 Please be mindful of personal hygiene when using the gym. Users must
not have offensive odor that will disturb other guests.
Proper ethics and courtesy to others must be observed at all times.
5.1.7 No personal radio or sound equipment is allowed in the gym except:
• Those provided by the Property Management.
• Personal music and/or electronic gadgets utilizing earphones.
5.1.8 Food, beverages, alcoholic drinks and smoking are not allowed in the
gym. Water is available at the water station. Gym users are required to
bring their own water bottles.
5.1.9 Users are fully responsible for their personal items and must be mindful
of them at all times. Property Management will not be held liable for
items lost, stolen, or damaged inside the gym.
5.1.10 Users must bring their own towels. Personal towels must be used when
lying on the floor or mats for hygiene purposes.
5.1.11 Gym equipment must be used properly. Users must be mindful to clean
up after using them.
5.1.12 A queuing system shall be observed for use of the equipment and a
maximum of 30 minutes per user is allowed. The residents shall pay for
any loss or damage to property which they or their guests may cause.
5.1.13 All gym users, including personal trainers or instructors, are presumed
to use the equipment at their own risk and the Property Management
will not be responsible for any injury or damage that may occur.

5.1.14 A Waiver Form must be signed by the gym user before he/she can use
the facility.
5.1.15 The gym is an air-conditioned facility. Windows must be kept closed at
all times. Those who prefer to use the gym WITHOUT any air-
conditioning may do so from 12:00 noon to 2:00 pm daily.
5.1.16 Personal trainers
• Personal trainers are prohibited from training clients who are not
residents of The Ritz.
• Personal trainers are required to present personal IDs upon entry
and will be issued visitors ID.
• Personal trainers will only be allowed inside the gym
accompanied by their client and only for the purpose of training
said client.
• Personal trainers are not allowed to offer their services to other
residents other than the resident who engaged them.
• Solicitation of any kind is strictly prohibited.
5.1.17 Residents who violate the above rules and regulations are subject to a
30 day suspension from use of the gym. Continuous violation may
result in an indefinite suspension.

5.2.9 Domestic helpers and yayas are not allowed to use the pool.
5.2.10 Shouting, rough play, running, spitting, spouting of water, blowing of
the nose, climbing on or diving off the water cascade is NOT allowed.
5.2.11 Pets are not allowed on the pool and garden areas.
5.2.12 Persons with bandages, skin disease or open wounds of any kind are
not allowed to use the pool.
5.2.13 No food or drinks are allowed in the water or by the pool edge. Only
plastic glasses and drinking bottles are allowed.
5.2.14 Biking and skating are not allowed in the Pool Area.
5.3 Playground
The playground is ideal for children five (5) to 12 years old. Children
under seven (7) years old must be accompanied by an adult.

• Children playing ABOVE the equipment and on the BRIDGE
must NOT sit on, climb or jump over the panels and railings
• Use of leather shoes, shoes with heels and with sharp or spiked
soles are NOT allowed
• Ladders and stairs provided must be used for climbing on the
slide. Climbing up the poles or pillars is NOT allowed
• Running and jumping on top of the equipment is NOT allowed
5.4 The Visitors Parking Lot is exclusively for Visitors. Cars driven by
residents are NOT allowed to park here and must be parked in their
respective basement parking slots.
5.5 Owner driven cars have priority over driver-driven cars. Visitors with
drivers will be requested to park outside.
5.6 Overnight parking is NOT allowed. Overstaying vehicles will be
towed and towing charges shall be billed to the owner of the vehicle.
5.7 Residents who are expecting their visitors to stay more than one hour,
have to make prior arrangements with the Property Management
Office. Due to a limited number of parking slots, a maximum of three
hours is allowed.
5.8 If a Resident is hosting a party and expecting guests to stay longer than
three hours, arrangements should be made with the Property
Management Office.
5.9 Parking is NOT allowed in the driveway or in any other area where it
might obstruct the smooth flow of traffic. Parking next to the curb by

the guard outposts is NOT allowed. The Driveway is strictly for
loading and unloading of passengers.
5.10 Residents must be mindful that their drivers and cars are not waiting
for their passengers for more than a few minutes on the driveway. In
such instances, the driver must return to the Basement and wait until
called.
5.11 Bicycles, motorcycles and the like are NOT allowed to park on the
sidewalk by the building. They are allowed parking next to the guard
posts ONLY for a few minutes. Noisy motorcycles are NOT allowed.
5.12 A maximum of three vehicles MAY fit underneath the covered
“loading and unloading area” of the Main Driveway. Drivers should
be reminded to park their cars properly.
1.1 Residents shall be responsible for the behavior and conduct of their
household staff, nannies, maids, drivers and bodyguards and for their
compliance with the House Rules and Regulations.

1.5 Household employees are allowed to receive visitors ONLY in their
employers’ unit and ONLY upon prior written clearance from their
respective employers. The names of their visitors and schedule of the visit
must be submitted to the Property Management Office. Entertaining of
visitors in the common areas is strictly prohibited.
1.6 The Property Management Office reserves the right to ban any household
employee with improper conduct such as gambling, intoxication,
obnoxious and rude behavior and the like.
1.7 Loitering is not allowed in ALL common areas, particularly the lobby,
entrance area or around guard posts. Only drivers shall be allowed in the
designated Drivers’ Waiting area of the upper and lower Basement parking
area.
1.8 Bodyguards should conceal weapons at all times. Bodyguards shall not be
permanently stationed outside the unit kitchen door, nor place any chairs,
cots or the like in the aforementioned area or in the adjoining fire escape.
1.9 The Resident shall NOT employ a former household employee of another
Resident of The Ritz Towers, without the previous Resident Employer’s
and Property Management’s consent.
1.10 All household employees shall exit the building through the Ayala guard
gate. They must secure an official and signed gate pass from their
employers when leaving with any of their personal belongings. Residents
are also required to call the Security Office to advise them about the gate
pass clearance in advance.
1.11 All household employees, drivers and bodyguards are required to wear
proper uniforms/attires at all times when in The Ritz Towers premises.
• Drivers and bodyguards should wear collared shirts or polo barong and
slacks. Wearing, “sandos”, shorts and slippers are NOT allowed.
• Female household employees are NOT allowed to wear spaghetti straps,
tube tops, plunging necklines, strapless tops or dresses, backless, hanging
blouses, midriff, shorts, mini-skirts and very short dresses.

1.12.3 The Driver’s Waiting Area is provided with tables and chairs, TV and
cable, air-conditioning and power outlets. Drivers are NOT allowed to lie
down on the chairs.
1.12.4 The Driver’s Waiting Area must be kept clean at all times.
1.12.5 Drivers are NOT allowed to bring and use their personal video devices.
1.12.6 The Bulletin Board in this facility is ONLY for approved Announcements,
Circulars, Memo and Letters from the Property Management Office.
1.12.7 Alcohol beverages and food is NOT allowed.
1.12.8 Gambling and Smoking are NOT allowed in the waiting area and in all
premises of The Ritz Towers.
1.12.9 This facility is open from 5:00 am to 11:00 pm daily. If there is a need for
a Driver to be in the area before 5:00 am, the Employer shall submit a
written request to the Property Management Office for approval at least a
day before. ONLY requests for a 4:00 am opening will be considered.
1.12.10 Drivers who violate any of the above Rules and Regulations may be
subject to suspension or prohibit access to the Drivers air-conditioned
waiting area in the basement.
VI. Pets
1.1 All pets should be registered with the Property Management Office.
1.2 Only dogs, cats, a reasonable number of birds (caged) and aquarium fish
are allowed in Resident Units. Other types of animals shall require a
written approval through the Property Management Office. Exotic and
dangerous pets like snakes and the likes are not allowed.
1.3 Pets must be housebroken. Large, dirty, dangerous, foul-smelling or noisy
animals are NOT allowed in the building.
1.4 All dog owners and their handlers are required to attend a seminar which
is sponsored by The Ritz Towers Association.
1.5 All pets must be up-to-date with required vaccinations. Proof of
vaccination must be submitted to the Property Management Office.

1.6 Residents are encouraged to include their pets when participating in fire
and evacuation drills.
1.7 All pets must be kept on a short leash when in common areas.
1.8 No pets are allowed in the pool area.
1.9 Pets may be taken off the premise for exercise and to relieve themselves.
1.10 Pets are allowed to transport through the stairways OR through designated
pet-friendly elevators ONLY. Dogs should be carried, muzzled and
leashed at all times. It is responsibility of the pet owners and handlers to
muzzle or leash their pets to avoid untoward incident.
1.11 Dogs going to Apartment Ridge can pass through the basement 1 exit ramp
1.12 Pets known to be aggressive should be muzzled at all times when passing
through common areas.
1.13 Pets are NOT allowed to loiter in the Basement.
1.14 The grass area near the poolside may be used as a “pet-run/exercise area”
ONLY during typhoon signal no. 2 or higher.
1.15 The pet owner/handler shall be held responsible for cleaning any form of
dirt or waste caused by their pets in the common areas.
1.16 The pet owner shall be responsible for any damage to property and any
injury which may be caused by their pets to any person.
1.17 Dogs to be reported to bite or cause any injury to any person shall be
penalized.
1.18 A barking animal cannot be left unattended for more than ten minutes.
1.19 Pets should not be left unattended in the balcony and laundry areas.
1.20 Any pet that may cause constant problems and/or become a nuisance to the
community will be dis-allowed to stay and reside in The Ritz Towers.
1.21 Engineering and Pest Control will not be allowed to enter the unit if pets
are not muzzled, leashed or kept in a closed/secured space.
1.22 Non-compliance with the above rules and regulations will be subject to
violations and sanctions. Please contact the Property Management Office
for a copy of the sanctions and penalties.

The Property Management Office likewise engages in the services of a
qualified Security Guard Agency to assist in keeping the building and its
premises safe and secure.
2. Security Measures
2.1 CCTV cameras are installed throughout the common areas of the building.
All footages are kept for a period of 30 days. A Resident must accomplish
a written request to view footages, stating the date and time and reason.
Requests are submitted to the Property Management Office for approval.
If needed for legal purposes, a court order is required. In some cases, court
order may be required.
2.2 Electronic barriers have been installed at the Main Driveway of the
building. Only vehicles with The Ritz Towers stickers are allowed
automatic entry.

2.8 For security reasons, drivers or household staffs are not allowed to pass
through the gate at Apartment Ridge road whenever they enter or leave
The Ritz Towers premises. This is to ensure monitoring and control access.
On the other hand they are being allowed as usual to use the Ayala gate.
2.9 The Property Management Office will, at all times, attempt to obtain
permission from the Resident to enter any unit. However, in CASE OF
EMERGENCY, such as fire, court orders and/or other life or property
threatening cases, the Property Management may forcibly enter a unit,
even if such entry may cause damage to the unit.
Gate Pass procedures and forms are available at the Front Desk.
2.11 Security shall conduct bag inspections and frisking whenever applicable.
2.12 Residents shall advise Security on all expected deliveries and details
therein.
VIII. Others
1. Absence of Owner or Tenant
1.1 A Resident must advise The Front Desk in case of leave of absence from
the unit for an appreciable length of time, at least two (2) days before their
departure.
1.2 In such case, the Resident shall leave the keys of the unit to a guardian or
other person of trust. The Front Desk shall be informed in writing of the
name and contact details of this person or for security persons.
1.3 The Resident may choose to entrust the keys of the unit, cars, trunks
drawers and others to the Property Management Office, however such
arrangement shall be at the sole risk of the Resident or Tenant and neither
The Ritz Condominium Association nor the Property Management Office
shall be liable for any loss or damage of any nature resulting therefrom.
1.4 A Resident must abide by The Checklist of Reminders before leaving the
unit for a length of time. This Checklist is available at The Front Desk.

2. Air-conditioning
2.1 No ventilator or additional air-conditioning device shall be installed in any
unit without the prior written approval of the Property Management Office.
2.2 Air-conditioning compressors installed in the balcony should not be taller
than the balcony perimeter ledge.
2.3 All residents shall keep air-conditioning units in good working condition.
Leaky and noisy units which cause disturbance are not allowed.
Failure to do so may result in its removal by the Property Management.
Cost for this will be charged to the owner. Furthermore, the unit cannot be
re-installed until it is returned to its proper working condition and with
consent by the Property Management.
4.1 Each floor is equipped with fire extinguishers in front of the Service
Elevators.
4.2 No tampering of the fire alarm devices such as alarm bells, smoke
detectors, water sprinkler heads, fire hose cabinets or central fire alarm
systems is allowed.
4.3 Each unit must be equipped with a fire extinguisher. Please see Section II,
1.7
4.4 There are Fire Exits designated on each floor. All Fire Exits shall be
accessible and free of obstruction at all times. Fire Exit doors should be
closed but not locked.
5. Garbage
5.1 Property Management shall issue color-coded garbage bags with built-in
sealers:
• YELLOW – for BIODEGRADABLE material (waste which decomposes
by natural means)
• WHITE – for RESIDUAL waste (waste that are no longer of any use or
value)
The garbage bags are available upon request for two pesos (P2.00) per bag.
This can be delivered on a monthly basis. Please contact Front Desk.
5.3 Garbage should not left by your door of the unit or in any area of the
hallway if not within the collection time.
6. Pest Control

6.1 Pest control in every unit is mandatory. Residents are enjoined to allow the
Pest Control Technician to treat their units at least twice a month. This
service is available from Monday to Saturday, 9:00 am to 5:00 pm (except
holidays); and can be arranged through the Property Management Office.
6.2 All units, whether occupied or vacant, must have a regular pest control
treatment.
6.3 Proper housekeeping habits are encouraged to keep units pest-free such as:
• Keep balcony sliding doors closed at all times.
• Dispose of recyclable waste immediately.
• Garbage bags must be sealed tight before pick-up.
• Dirty kitchen dishes and utensils must be washed immediately and leftover
food disposed of properly.
• Clean out areas of stagnant water in order to avoid dengue, termites and
other pests and diseases.
7. Plumbing
No Resident shall interfere or allow anyone to interfere in any manner with
any portion of the water, sanitary and plumbing system of the building
unless authorized by the Engineering Office.

9. Solicitors
Solicitors, vendors, bootblacks (a person employed to polish boots and
shoes) and beggars are not allowed in the premises.
10. Storage
The building is equipped with 29 units of storage facilities available for
lease exclusively to unit owners. The storage facilities are located at the
upper and lower basement levels. The assignment of storage rooms shall
be on a” first-come, first-served basis”.
Rules and Regulations for the lease and use of the storage facilities are
available at the Property Management Office.

11. Unauthorized Eating , Cooking and Selling
11.1 Eating, drinking and cooking are strictly prohibited in any area of the
building except in the Resident Units.
11.2 Selling of food, cigarettes, water, etc. are not allowed in any area of the
building.
11.3 No cooking is permitted in the balconies or in any common areas of the
building.
12. Vehicles
12.1 Prolonged blowing of horns from any vehicle is NOT allowed at any time.
12.2 No noisy motorcycles and/or other types of vehicles shall be allowed in
any part of the building and premises.
12.3 There shall be no use of bicycles, scooters, skates, skateboards and the like
played in the driveways, basement, and lobbies or in the common areas.

4. Helipad
The Helipad is ONLY used for emergencies and remains off-limits when
not in use. Exception to this rule is on New Year’s Eve when access is
made possible for Residents who would wish to view the fireworks.
5. Janitorial Services
1. Ambulance Rescue:
Lifeline Rescue is contracted to provide medical emergency services. All
residents, guests, staff and management within the premises of The Ritz
Tower are covered.
