A ready-to-move-in flat transaction usually requires project-specific documents like RERA Registration No, possession certificate, occupancy certificate, builder’s NOC, sale deed, and society NOC, emphasizing completion and legal transfers of ownership. In contrast, self-construction requires chain of title verification, construction permissions, and estimates. The former focuses on legal transfers and final product approvals, while the latter focuses on compliance and permissions throughout the construction process .

Common Power of Attorney (POA) and Builder’s Power of Attorney are legal instruments enabling authorized parties to act on behalf of property owners or builders in transactions, facilitating ease in handling legal, financial, and administrative tasks. They are crucial for empowering representatives to complete transactions on behalf of owners or builders, ensuring smoother dealings, particularly when the principal party cannot be present .

The chain of title ensures the establishment of ownership through historical deed records and is crucial in property transactions to verify legal ownership. It involves tracing the title from the oldest title deed to the latest, including essential documents like lease deeds, government grants, or any testamentary documents like wills . This chain provides assurance to buyers and lenders that the seller has the legal right to sell and that no encumbrances exist on the property .

Permission to construct is crucial as it legitimizes the construction activity, ensuring that it is compliant with local laws and zoning requirements. It prevents future legal disputes that could arise from unauthorized construction and affects the property's marketability. Without proper permission, the constructed property could face penalties, including demolition orders .

A No Objection Certificate under the Income Tax Act ensures that the property transaction complies with tax obligations, confirming that there are no outstanding dues or liabilities. This certificate protects both the buyer and seller from future tax-related penalties and is a legal assurance that legitimizes the transaction under tax law .

RTC extract, or Record of Rights, is crucial in property dealings as it provides authoritative information on the property, including ownership, usage, and crop details if applicable. This document is essential for verifying rightful ownership and assessing any potential encumbrances or claims on the property, ensuring clarity in transactions .

For properties in non-approved projects, required documents include the RERA Registration No, construction agreement, cost breakdown, chain of title documents, permission for mortgage, certificate for construction commencement, and statutory approvals. These documents ensure compliance with proper registration and lending laws .

The Occupancy Certificate certifies that the property is constructed according to the approved plans and is ready for occupancy, signifying adherence to building codes and safety standards. It is essential for legal occupancy as it ensures the property is suitable for living and meets all regulatory requirements. Without it, the property might not be eligible for certain legal protections or utilities .

The letter issued by the National Population Register serves as an officially valid KYC document as it contains verified particulars of the individual's name and address, aiding in establishing identity and residence, which are critical components of Know Your Customer (KYC) compliance. This document supports identity verification in various financial transactions .

The officially valid KYC documents include a PAN Card, Aadhar Card, Passport, Driving license, Voters ID card, Job card issued by NREGA duly signed by an officer of the State Government, a letter issued by the National Population Register containing name and address details, property or municipal tax receipt, and a utility bill not older than two months from any service provider such as electricity or telephone .
