A. Client Overview – Prestige Group
Prestige Group is one of India’s leading real estate developers with over 30 years of experience and
a diversified portfolio spanning residential, commercial, retail, and hospitality sectors.
Headquartered in Bengaluru, Prestige has a significant presence across major cities including
Mumbai, Delhi NCR, Hyderabad, Chennai, Kochi, and Goa, with more than 50 million square feet
of projects currently under execution.

As part of its Engineering Transformation journey, Prestige has developed a comprehensive BIM
strategy focused on implementing 3D, 4D, and 5D BIM use cases. This initiative aims to enhance
the e iciency, collaboration, and overall performance of core functions such as design, execution,
and project management. By leveraging BIM technology, Prestige seeks to drive innovation, reduce
project risks, improve decision-making, enhance collaboration across stakeholders, enable more
accurate cost and schedule management, increase construction safety, support sustainable
design practices, and deliver higher quality outcomes throughout the project lifecycle.

B. Background
To advance its Engineering Transformation journey, Prestige Group is finalizing the selection of a
BIM platform that aligns with its strategic objectives and operational needs. The chosen platform
must integrate seamlessly with existing enterprise systems such as SAP, Procurement Platform
etc. enabling streamlined workflows across design, planning, execution, and project management
functions.

Prestige invites qualified BIM implementation partners to respond to this Request for Proposal
(RFP). The selected partner will be responsible for configuring and deploying the BIM platform in
accordance with approved process flows and implementing the defined BIM use cases. The
partner is also expected to bring industry best practices and proven methodologies to the
engagement, ensuring alignment with global BIM standards, fostering collaboration, optimizing
workflows, and driving long-term value through innovation and continuous improvement. Where
necessary, the partner will customize the platform to meet Prestige’s specific functional and
operational requirements, ensuring the tool fully supports the organization’s unique processes
and standards.

Comprehensive training and ongoing support should be provided to ensure successful adoption
across the organization.

The initial deployment will focus on approximately 10–15 pilot projects, followed by a phased
scale-up to around 30 additional projects, aiming for organization-wide implementation.

C. Scope of Works
The BIM implementation partner will be responsible for the end-to-end configuration, integration,
deployment, and support of the selected BIM platform, aligned with Prestige Group’s finalized BIM
strategy, process flows, and approved use cases. The key components of the scope include:

1. Process Review and Validation


Review the finalized to-be process flows across key functions—Design, Planning, Execution,
Quantity Surveying (QS), Procurement, Quality, and Safety—and confirm their feasibility for
implementation through standard configuration or minor customization within the BIM
platform.

2. Configuration Inputs Preparation


Translate the approved to-be processes into detailed configuration inputs, including
workflows, user roles, templates, folder naming conventions (aligned with the BIM Execution
Plan), and data structures necessary for platform setup.

3. Data Collection Templates


Develop data collection templates to support project setup, user onboarding, and
configuration inputs, ensuring accurate and consistent data capture.

4. Customization
Implement minor customizations as required to address specific functional needs that cannot
be met through standard configuration, such as incorporating Indian Standards (IS) code-
based quantity take-o (QTO) and other localized requirements.

5. Platform Configuration
Configure the BIM platform to reflect the approved processes and use cases, including setup
of user roles, access permissions, workflows, templates, custom forms, and folder structures
for the following modules:

 Document Management
 Design Review & Model Coordination (including clash detection & resolution workflows)
 Quantity Take-O
 Cost Estimation
 Risk Management
 Schedule Management
 Quality Management
 Safety Management
 Field Mobility (including mobile app deployment and o line capabilities)
 Meetings Management
 Change Order Management
 Dashboards & Analytics

6. Security, Backup, and Disaster Recovery
Implement secure integration protocols, including user authentication, activity logging, access
controls, and data encryption. Define backup, disaster recovery, and business continuity plans
for the BIM platform, and provide comprehensive documentation.

7. Common Data Environment (CDE) Setup and Management


Support the setup or integration of the BIM platform with the Common Data Environment,
ensuring document version control, approval workflows, and collaboration protocols are
established and aligned with BIM standards.

8. User Onboarding and Access Control


Onboard users across internal teams, engineering consultants, and contractors, assigning
appropriate system roles and setting up access controls based on company policies.

9. Project Environment Setup


Create and configure project environments with necessary templates, naming standards, data
structures, and default settings to ensure consistency across projects.

10. Dashboards and Reporting


Develop and implement dashboards and Management Information System (MIS) reports
aligned with wireframes and reporting requirements, covering key BIM use cases, functional
KPIs, and senior management reporting.

11. Schedule Integration


Support the Prestige team in linking the 3D model with the project Work Breakdown Structure
(WBS) and activity schedules for 4D simulation and progress tracking.

12. Cost Integration


Support the Prestige team in linking the 3D model with the project budget for 5D simulation
and automation of cost forecasting and cost-to-complete progress tracking.

13. System Integration


Integrate the BIM platform with SAP, Procurement Platform, and other enterprise systems to
enable seamless data exchange for budget setup, purchase/service order creation, change
order processing, and other relevant workflows, following the approved technical architecture.

14. Deployment and Rollout


Deploy the BIM platform across pilot and scale-up projects in a phased manner as per rollout
timelines (refer Annexure D)

 Pilot Phase: Implement the platform across 10–15 projects.

 Scale-Up Phase: Extend deployment to approximately 30 additional projects,


incorporating lessons learned from the pilot phase.

15. Adoption Monitoring and Issue Resolution


Monitor the adoption of 3D, 4D, and 5D BIM use cases across deployed projects. Provide timely
support for issue resolution, change management, and continuous improvement in
coordination with key stakeholders.

16. Training and Capability Building
Design and deliver role-based training programs for internal teams (Design, Planning, QS,
Procurement, Execution) and external users (consultants and contractors), covering platform
features, workflows, BIM standards compliance, and best practices.

17. Knowledge Transfer and Governance


Facilitate structured knowledge transfer sessions to Prestige’s BIM team, covering platform
management, governance processes, and ongoing support mechanisms. Support
establishment of BIM governance frameworks aligned with ISO 19650.

18. Post-Go-Live Support


Provide on-site and remote handholding support for six months post go-live, including
functional troubleshooting, user assistance, issue resolution, and performance monitoring.

D. Deliverables
The BIM implementation partner shall provide the following key deliverables:
 Technical Architecture Document: Detailed design of the BIM platform architecture,
including integration with enterprise systems such as SAP and Procurement Platform, data
flow diagrams, and security protocols.

 Configuration Documentation: Exportable backups of all configured workflows, templates,


forms, and data structures within the BIM platform.

 Standard Operating Procedures (SOPs) and User Guides: Clear, user-friendly


documentation covering platform configuration, module usage, access controls, and key
workflows.

 Integration Documentation: Comprehensive details of system integrations, including API


configurations, authentication methods, and data exchange protocols.

 Pilot Deployment Report: Confirmation of successful deployment across 10–15 pilot projects,
including environment setup, user onboarding, and activation of BIM use cases.

 Scale-Up Deployment Plan: Strategy and progress reports for phased rollout to up to 30
additional projects, incorporating lessons learned from the pilot phase.

 Training Materials: Role-based training content for internal teams and external users,
including manuals, presentations, and practical exercises.

 Knowledge Transfer Package: Structured documentation and sessions to enable Prestige’s


BIM team to manage and support the platform independently.

 Post-Go-Live Support Summary: Records of support activities during the 6-month


handholding period, including issue resolution and user assistance.

E. Team Experience Requirements
The implementation partner is expected to propose a qualified and experienced team to deliver
the engagement. The minimum qualification criteria for key roles are as follows:
Resource Qualification Requirement
o Minimum 10 years of experience in BIM implementation or digital transformation
within the real estate development or construction sector.
o Proven track record of successfully leading medium to large-scale BIM or digitization
programs for residential, commercial, or mixed-use real estate projects.

Engagement o Experience managing multi-disciplinary teams and client stakeholders across


Lead project phases.
o Deep understanding of real estate development workflows, challenges, and
regulatory requirements.
o Strong knowledge of BIM standards, governance frameworks, and industry best
practices tailored to real estate development.
o 5–8 years of experience in BIM configuration, deployment, or construction
technology implementations within real estate or related sectors.
o Demonstrated ability to lead BIM rollouts at regional or project cluster levels.
Regional Leads
o Strong stakeholder engagement & issue resolution skills across functional teams.
o Good understanding of 3D, 4D, and 5D BIM use cases and ability to translate central
strategies into localized execution plans in real estate industry
o 8-10 years of experience supporting technology adoption and digitization initiatives
within real estate development or construction domains.
o Deep domain expertise in Design, Planning, Quantity Surveying (QS), Procurement,
or Execution functions specific to real estate projects.
Functional
SMEs o Responsible for troubleshooting functional issues during BIM platform deployment
and usage, providing timely resolutions to ensure smooth operations.
o Act as subject matter experts to promote and embed BIM best practices, ensuring
adherence to standards and continuous process improvement.
o Functional consultants with 3–5 years of experience in BIM platform configuration,
workflows, and standards, preferably within real estate or construction projects.

 Demonstrated experience in BIM implementation projects, particularly within real
estate development or construction sectors.
 Case studies or references from similar projects highlighting successful BIM
deployments.

2. Understanding of Project Scope


 Clear articulation of understanding of Prestige Group’s BIM transformation objectives
and scope of work.
 Description of how the proposed solution aligns with Prestige’s strategic goals and
operational needs.

3. Proposed Approach and Methodology


 Detailed implementation methodology covering process review, platform configuration,
integration, deployment, training, and support.
 Approach to customization, change management, and continuous improvement.
 Risk management strategies and quality assurance measures.

4. Team Composition and Qualifications


 Profiles of key team members proposed for the project, including relevant experience
and qualifications as per Section E.
 Organizational structure and roles and responsibilities.

5. Technical Solution Details


 Description of the BIM platform proposed, including key features, integration
capabilities, and customization options.
 Details on system architecture, security, and data management.

6. Implementation Timeline
 Proposed project schedule with milestones for pilot deployment, scale-up phases,
training, and support.
