The terms 'THE VENDORS' and 'THE VENDEE' herein used shall wherever the context so

admits mean and include their respective heirs, executors, successors, legal
representatives, administrators and assignees etc., as the parties themselves.
Whereas the Vendors are the absolute owners and peaceful possessors of the Plot
No.159 Southern Part, in Survey No.62, admeasuring 116 Sq. Yds., or 96.97 Sq. Mtrs,
out of 257 Sq. Yds, Situated at Ward No.2, Block No.4. Swaroop Nagar Colony, Uppal
Village and Mandal, under GHMC., Uppal Circle, Medchal-Malkajgiri District, Telangana
State, by virtue of regd. Sale Deed Document No.812/2022, Dt:20-01-2022, regd. at
S.R.O., Uppal, Medchal-Malkajgiri District.
WHEREAS THE Vendor obtained necessary permission from GHMC Ts-bPASS, Vide File
No.72192/GHMC/8707/2021, Permit No.72192/6314/GHMC2021, Dt:25-08-2021, and
Constructed thereon.
WHEREAS the Vendors have offered to sell the Residential House, consisting Ground
Floor, having plinth area of 613.8 Sft., & First Floor, having plinth area of 613.8 Sft.,
total plinth area of 1227.76 Sft., on Plot No.159 Southern Part, in Survey No.62,
admeasuring 116 Sq. Yds., or 96.97 Sq. Mtrs., out of 257 Sq. Yds., Situated at Ward No.2.
Block No.4, Swaroop Nagar Colony, Uppal Village and Mandal, under GHMC, Uppal
Circle, Medchal-Malkajgiri District, Telangana State, (Hereinafter referred to as the said
property) for a total sale consideration of Rs.1,10,00,000/- (Rupees One Crore Ten Lakhs
only) to the Vendee, and the Vendee have agreed to purchase the same for the said
consideration amount.
NOW THIS AGREEMENT OF SALE WITNESSETH AS FOLLOWS:
That in pursuance of this agreement, the Vendee have paid a sum of Rs.30,00,000/-
(Rupees Thirty Lakhs only) as Follows:-
i) Rs. 28,00,000/-(Rupees Twenty eight Lakhs only) through Cheque No. 279658,279659,
Dt: 22-01-25 Drawn on Canara Bank, Madhurawada, Vishakapattanam, Branch,
ii) Rs. 2,00,000/-(Rupees Two Lakhs only) Jas advance by way of cash to the Vendors and
the Vendors hereby admits and acknowledges the receipt of the same to the Vendee.
The balance sale consideration of Rs.80,00,000/- (Rupees Eighty Lakhs only) will be paid
by the Vendee to the Vendors within the period of 60 Days, from the date of this
Agreement of Sale or at the time of Registration.
