Balasthabanam Work Terms and Conditions
1. Provision of Materials
All materials required for the execution of the Balasthabanam work shall be supplied by the
Temple Committee at their own cost. The Contractor shall not be responsible for the
procurement or supply of any materials related to this work.
2. Workmanship
The Contractor agrees to carry out the Balasthabanam work on a Free of Charge (FOC) basis.
No labor or workmanship charges shall be claimed or payable by the Temple Committee for
this portion of work.
3. Food and Accommodation
Throughout the duration of the Balasthabanam work, the Temple Committee shall provide
food and accommodation to all workers involved, free of any cost or deduction. Such
arrangements shall be continuous and adequate until the completion of the Balasthabanam
activities.
Kumbabhisegham Work Terms and Conditions
1. Workmanship
The Astabantham, Tiribantham and Karunggal Stabanam works during the
Kumbabhisegham shall be carried out by MJT LOGAPOOJA SDN BHD on a Free of Charge
(FOC) basis. No labor or workmanship fees shall be claimed or payable by the Temple
Committee for these specific works.
2. Provision of Materials
All materials required for the Astabantham, Tiribantham and Karunggal Stabanam works
shall be provided by the Temple Committee at their own cost. The Contractor shall not bear
any responsibility for the supply or procurement of such materials.
3. Scope Exclusion
The Yaagasalai and Kumbabhisegham works are not included under this scope. A separate
discussion and quotation will be prepared and submitted upon confirmation by the Person
In Charge (PIC) appointed by the Temple Committee.

Main Work Terms and Conditions
1. Advance Payment
A 30% deposit of the total quoted amount (refer to Payment Terms) shall be paid by the
Temple Committee prior to the commencement of work. Upon receipt of the signed contract
and the said deposit, MJT LOGAPOOJA SDN BHD shall commence work within fourteen (14)
days.
2. Payment Clarification
The 30% advance payment is calculated based on the overall project value and shall not be
treated as a deductible or subsidized amount for any specific portion of the work. All
subsequent payments shall be made in accordance with the progress claim schedule
provided in the quotation.
MJT LOGAPOOJA SDN BHD shall issue a Payment Release Request Letter to the Temple
Committee for each stage of work completion to facilitate payment release.
3. Provision of Shelter and Cooking Facilities
During the construction period, the Temple Committee shall provide shelter and cooking
facilities for the workers free of charge.
4. Provision of Scaffolding
The Temple Committee shall provide all necessary scaffolding required throughout the
duration of the project.
5. Additional Work and Variation Orders
Any additional or extra work requested by the Temple Committee beyond the agreed scope
shall be subject to additional charges. MJT LOGAPOOJA SDN BHD shall notify the Temple
Committee and obtain written confirmation prior to commencing such additional work. A
separate quotation shall be issued and signed accordingly.
6. Repair Works
Any repairs or rework required due to damage caused after MJT LOGAPOOJA’s completion
of a section (for example, damages from wiring, plumbing, or tiling works) shall be treated as
additional work and charged accordingly. MJT LOGAPOOJA SDN BHD shall issue a quotation
for such rectification works prior to execution.

7. Completion Timeline and Extension
MJT LOGAPOOJA SDN BHD estimates to complete the main works within twelve (12) months
from the commencement date.
However, should rainfall or unforeseen weather conditions exceed the monthly average by
more than twenty percent (20%), or in the event of other unforeseen circumstances, the
Contractor reserves the right to request a reasonable time extension. Such requests will be
formally communicated to the Temple Committee in writing.
8. Appointed Person-In-Charge (PIC)
The Temple Committee shall appoint one (1) authorized representative (PIC) to coordinate
and communicate with MJT LOGAPOOJA SDN BHD. This measure is to ensure clarity,
efficiency, and to avoid any form of miscommunication between both parties.
9. Communication and Dispute Resolution
MJT LOGAPOOJA SDN BHD assures full cooperation and professionalism throughout the
project. In the event of any misunderstanding or dispute, the Temple Committee is
encouraged to engage in direct discussion with MJT LOGAPOOJA SDN BHD to resolve
matters amicably prior to initiating any formal action.
10. Termination of Agreement
Any discontinuation or cancellation of this agreement by either party shall be carried out
only through proper legal procedures and with mutual written consent.
11. Authorized Contact Person
Upon confirmation of this project award to MJT LOGAPOOJA SDN BHD, Mr. Prashan
(Contact: 014-920 7838) shall be the sole authorized contact person for all communications,
clarifications, and work-related matters. The Temple Committee is advised not to liaise
directly with any other employees of MJT LOGAPOOJA regarding project execution or site
instructions.
12. Material Cost Variation
The material cost may vary due to the temple’s location in East Malaysia, where supply,
logistics, and transportation expenses may differ. In the event of any change in material
pricing, MJT LOGAPOOJA SDN BHD shall notify the appointed PIC in advance prior to
implementing any adjustment. All additional material cost variations arising from such
circumstances shall be borne by the Temple Committee and reflected accordingly in the final
billing.
