Terms and Conditions
This contract (Rental Agreement hereinafter) has been signed by and between Mr./Ms. ____________
Pratiksha Shrirang Bhagat of

INDIAN (Nationality), I0179918 passport and ESAW, regarding the rent of the Apartment/Private room/Sharing
room tenement locates at Building No 11, Al Khail Dubai.

contract period shall be based on the start date and end date. The resident is solely responsible for renewing the contract prior
to the expiration of the current contract.
This Agreement shall commence on the Start Date specified above and shall continue in effect until the End Date specified
above. The contractual period is defined by the Start Date and End Date. It is the sole responsibility of the Resident to initiate
and complete the renewal of this Agreement prior to its expiration. Failure to do so may result in the termination of services or
residency as applicable.
Residents shall pay rent amount in advance for the Room booked for before checking in. The monthly rent amount AED

2450 +5% VAT which shall be paid in advance to ESAW, not later than the end of the current month. If the rent is unpaid
within the due date, ESAW may evict the resident with a written notice in advance. The daily rate shall apply to all renewals with
a duration of less than one month. A penalty will be imposed on any payment that is not received by the due date specified in
your invoice. The penalty will be AED 50 per additional day, and it will be added to the outstanding balance for any late
payments. If payments are not received in full as specified in invoice, the outstanding amount will remain unpaid and the penalty
of AED 50 per additional day, and it will be added to the outstanding balance for the late payments or be deducted from the
security deposit provided.
Link Payment: A 3.5% additional charge will be applied to all payments made through the provided payment link.
Bank Transfer: Any charges incurred during a bank transfer (inward and outward) must be covered by the student. Please ensure
the full invoiced amount is received without any deductions.
Value Added Tax: VAT applicable on all Service Charges and Registration Fees stated or incurred under this Agreement.
Registration Fee: The Resident shall pay a non-refundable Registration Fee of AED 200 at the time of booking. In the event the
tenant declines or withdraws after an offer has been made, the Registration Fee shall not be refunded under any circumstances.
The residents hereby confirms that they are currently enrolled as a student at a recognized university or college within the
United Arab Emirates (UAE), or will be enrolled at the commencement of the Tenancy Period. Proof of enrolment may be
requested by the Management as a condition of tenancy. In the event the Tenant ceases to be a student at a university or
college in the UAE, the Tenant agrees to notify the Landlord in writing one (1) month prior of the change in status. Upon such
change, the Tenant shall vacate the Room and Property immediately. Notwithstanding the change in student status, the Tenant
shall remain liable for all obligations under this Tenancy Contract up to and including the date on which the Room is vacated.
For any extension or renewal of the tenancy, a minimum booking period of four (4) months is required.
All the advance rental payments including any type of additional amount paid, discounted package, offer package are non-
refundable, non-transferable, and non-freezable; residents explicitly acknowledge and consent to this policy by acknowledging
to the Accommodation contract.
This Agreement grants the Resident only a limited license to occupy and use the assigned accommodation space for the duration
specified in the contract. The Agreement does not create a tenancy, lease, or any interest in the property beyond the permitted
period of stay. The license to occupy is personal to the Resident and is strictly non-transferable. Residents may not assign,
transfer, sublet, share or allow any other individual to occupy the space assigned to them under any circumstances.
Defamation and Conduct: Residents must uphold the reputation of ESAW at all times. Any action, whether verbal or written,
public or online, that is defamatory, derogatory, or intended to harm the reputation of ESAW, its staff, affiliates, or operations is
strictly prohibited. This includes, but is not limited to, false accusations, malicious comments, or damaging statements made on
social media or other public platforms. Violation of this rule may result in disciplinary action, including immediate termination of
the residency contract without notice or refund. This clause remains enforceable even after the termination or expiration of the
Agreement.
The use of barbecues (BBQs), open flames, or any form of fire-producing equipment including charcoal grills, gas burners, fire
pits, candles, cigarettes or similar devices is strictly prohibited inside the apartment or on any part of the premises, including
balconies and terraces. Such activities pose serious health and safety risks to all residents, including fire hazards, smoke
inhalation, and potential property damage. Violation of this rule will result in a penalty and may lead to further disciplinary
action, including possible termination of the accommodation agreement.
