1 Introduction

1.1 Diriyah II – Master Plan

The Diriyah II (DII) project is located to the west of the city of Riyadh, Kingdom of Saudi Arabia. It is about 25km
from King Khalid International Airport. The DII project covers a land area of about 630 Ha. Diriyah is ideally
placed to become a historic cultural, lifestyle and tourism hub for the Kingdom. Diriyah is a town located on the
northwestern side of Riyadh. Diriyah – the Jewel of the Kingdom – is home to the At-Turaif district, a UNESCO
World Heritage Site. It was the epicentre of the movement towards unification of the Arabian Peninsula after a
thousand years of fragmentation. Diriyah is recognized as a symbolic centre of inspiration for the generations of
leaders who have led the Kingdom since the foundation of the first Saudi Arabian state. Diriyah will become a
global landmark that showcases stories of authentic Saudi Arabia.

1.2 Project Location

Diriyah is strategically located a 15-minute drive northwest of the centre of the Saudi capital, Riyadh, and 25
minutes from King Khalid International Airport, making it highly accessible to greater Saudi Arabia and regional
and global cities.

DII shares its peripheries with major developments like DI development, Wadi Hanifah, Al Khuzama and KSU.
The project boundary has been developed to retain some of the existing routes and developments in the
surrounding communities and in relation to the DI Master Plan.

It is DC’s intention that the sense of place (Diriyah) is achieved through the different phases of the overall
development (DI, DII, etc.) in such a way that Diriyah development is clearly recognized by visitors and residents
as a singular development within Riyadh and the region.

1.3 DII Heroes Park

Heroes Park is the literal and metaphorical bridge and transition between two urban developments (Diriyah I &
Diriyah II) both developed in the Najdi architectural styles. The Park will be the gateway from Diriyah I to the
Grand Boulevard of Diriyah II framed by the historic wall to the West.

Heroes Park is designed to be a dynamic and inviting public space that fosters social interaction while also
providing areas for quiet reflection, personal contemplation and exploration. The park aims to become an
iconic public realm, enhancing and celebrating the rich history of Diriyah, along with its distinctive Najdi
architecture and lifestyle. Through its design and atmosphere, Heroes Park will offer a harmonious blend of
community engagement and personal introspection, making it a significant and cherished part of Diriyah. The
park is also identified as a location to host major national events with crowds up to 35,000 people.

1.4 Site Handover to Contractor

The Contractor shall coordinate with other parties which may be occupying parts of the site and allow adequate
provisions in accordance with the Contract, such as demarcation of areas, maintaining separate access, general
site logistics, HSE, etc. The Contractor will not be entitled to any extension of time and/or costs associated with
the phased completion and handover of works by Third Parties.

1.5 General Requirements

Except as expressly provided otherwise herein, the Contractor shall supply all necessary and suitably qualified
personnel, including management, engineering, supervision, design personnel, labour, material, equipment,
tools, services, testing, and all other resources or expenses necessary for the performance of the Works on and
off-site in accordance with the Employer’s Project and Contract Requirements, Saudi Building Code and other
Local and International Codes and Standards.

The Works shall be performed in accordance with the Contract, all relevant current standards, and legal
