VA’s/ Cold Caller:
Responsibility- Reach out to leads all leads in the data list to get in contact with the
owner.
Script- Hi, This is “Your Name”. I am not calling to sell you anything or waste your
time. I am calling in regards to “Name of the business and or & property address
from data list ”,I work with Direct Deal Properties, I am looking to speak with the
owner? Are you the owner or may I speak to the owner?
If it is the owner:
Great, This wont take long, I know you probably get phone calls all the time regard-
ing your business. We represent our clients who are actively seeking to buy a busi-
ness just like yours around the area. Have you considered selling at all recently or in
the near future?
If yes or not sure or maybe tell the owner that we would like to take 3 minutes of
there time to ask them some information to get them an actual written offer for
their business.
Script- Ok I would like to confirm the property basics (Name & Address of the busi-
ness)
Great, and your best contact information (Full Name, Cell Phone, and Email)
Thanks for all of that information. At Direct Deal Properties we try to
make this as easy and painless as possible. In order to provide you a no obligation
hassle free written offer we do have a few questions we would like to ask and
gather some info about the business. Do you have 5 more minutes?
If yes, Gather the information in the facility info sheet
If not schedule a call back to discuss further.

How many total units are there?
What is the unit breakdown (how many of each size example. 13- 10x10’s/ 7- 5x10’s
etc.)?
What does each size unit rent for?
How many units are vacant?
Of those Vacant units what are the quantity and sizes of each?
How many units are behind more than 30 days on rent?
Of those past due units what are the sizes and quantity of each?
What is the business doing in total sales a month? And or a year?
What are your monthly and or yearly expenses?
How much land is the facility on?
What do you feel the facility is worth price wise or how much would you sell it for?
Have you turned down offers in the last 6 months (if so what was the offer and why
did you turn
it down)?
Are you open to a land contract or seller finance?
On a scale of 1-10 how motivated are you to sell with 10 being you want to sell to-
morrow?
If we submitted an offer for your price above are you ready to sell today or are you
more so
looking to sell down the road?
Once all the information is collected then send it over to
directdealproperties@[Link] as a new qualified lead. If you can gather all the
info but at least have highlighted info you can send it over as a qualified lead.
If No, Would you at least consider hearing an offer on the facility? (IF yes – go
to above for Yes Selling.)
If no, ask
-Would you consider selling in the next 6 months to a year? (IF yes – go
to above for Yes Selling to gather info)
If no ask
-Are you interested in still owning the business but becoming more hands off?
If yes See below on Management
If no then remove from list.
If it is not the owner:
Ask whoever you are speaking to if they can get you in contact with the owner as
you have confidential important information that you are only allowed to speak with
the owner regarding and it is important that you get ahold of them in a timely fash-
ion. If they provide it to you then you will reach out to get ahold of the owner.
If they will not give it to you, ask to leave a message “great if you could let the
owner know we reached out as it’s very important but not urgent that we speak to
them in regards to the property.” and let the employee know that you will call back
to follow if you do not hear back in 48 hours.
After trying 3 times to get the owners phone number and leaving a message with no
call back from the owner you can ask the employee for the owners email address
(this is our last attempt and we should exhaust all options to try and get the owners
phone number or speak to them on the phone first).
Team Lead/
If a cold caller was not able to gather any or all of the information then you will be
responsible for reaching back out or setting up a time to talk with the seller to
gather the info.
If they are interested in Management: Let them know that a representative from
our team will reach out to them in the next 24-48 hours to discuss more in depth.
