1. The Professional Services would include the following Work
Preparation of conceptual, presentation drawings & design.
Preparation of Municipal Drawings and Approvals.
Preparation of 3-D presentation / model
Working Drawing for civil work
Electrical Drawings
Plumbing Drawings.
All Fabrication work.
Site visits as desired, for execution of work.
Assist and guide the client in the Appointment of Consultants and
Contractors.
Service including Structural Consultancy & Landscape Design….
(Preparation and cross checking of Structural Drawing. )
Services does not include Interior Design.

2. Payment Schedule
Our professional remuneration for this project is:
This payment schedule is agreed upon between the following parties:
Architect: Ar. Aditya S Bhosale
Owner: Shri Pranav Deore
Total Proposed fees for the 3035 Sq. Ft ( considering 3 slabs ) bungalow project:
Construction area – 3035 x 1800 rs/sq. Ft ( construction rate) = 55 lakh
Total [Link] area of all 3 floors – 2276 [Link]
Professional Architectural Consultancy fees will be 6% of projects overall cost.
i.e. Professional Architectural Consultancy fees quoted – 2,50,000/- only.

Approvals- 1-1.5 Month
delays due to client indecision or approvals are not the architect’s responsibility
All site visit Reports will be prepared and deliver to the client on electronic
medium.
4. Client’s Responsibilities
Provide site access and required information
Make timely decisions and payments.
Engage contractors separately (architect not responsible for their delays)
5. Ownership and Copyright
All drawings and designs are the intellectual property of the architect
The client cannot reuse, modify, or replicate without written consent

6. Site Supervision & Liabilities
frequency and nature of site visits
Visit 1- Site Inspection at early Stage
Visit 2- Marking Centreline and Footings
Visit 3- Checking of Ground Beam, Plinth Beam and Plinth
Visit 4- Steel Checking Before Casting of slab ( First Slab )
Visit 5- Steel Checking Before Casting of slab ( Second Slab )
Visit 6- Steel Checking Before Casting of slab ( Third Slab )
Visit 7- Steel Checking Before Casting of slab ( Fourth Slab )
Visit 8- Checking of Brickwork Lineout and projections at First floor
Visit 9- Checking of Brickwork Lineout and projections at Second floor
Visit 10- Checking of Brickwork Lineout and projections at Third floor
Visit 11- Checking of Electrical Lineout and Plumbing Lineout on Site.
Visit 12- Compound wall and internal Landscape Lineout on Site.
Visit 11- Material Selection ( Tiles, Sanitery, Color, Texture, All Finishing Items).
Visit 12- Final Site Inspection
Architect’s role is advisory, not continuous supervision
Contractor remains responsible for execution quality and safety
Architect not liable for contractor’s mistakes or material failures

7. Termination Clause
Fees for work done till date to be paid immediately.
Termination if there’s breach of terms or non-payment.
8. Clause -
Any interference of third party will not be entertained after the finalization and
release of drawings.
Any Changes must be discussed earlier with Architect.
