FINISHES AND SERVICES
1. SCOPE
This Method Statement outlines the procedures and arrangements for the construction of
finishes and services for the Proposed Design of Multipurpose Academic Complex for the
University of Dodoma-Njombe Campus. This statement is intended to demonstrate the
adequacy of our proposed methods to complete the works within the stipulated time frame and
in accordance with the contract requirements.
2. ARRANGEMENT METHODS
2.1. Construction Methods
Interior Finishes:
• Walls: Use drywall, plastering, or tiles for smooth, durable surfaces.
• Flooring: Options include ceramic tiles, carpets, or wood, depending on the space and
usage.
• Ceiling: Suspended ceilings or plaster/gypsum for a clean look and to hide services like
ducts.
Services:
• Electrical: Installation of wiring, outlets, switches, and lighting systems.
• Plumbing: Pipes for water supply, drainage, and sanitation.
• HVAC: Heating, ventilation, and air conditioning systems for comfort.
• Fire Protection: Fire alarms, extinguishers, and sprinkler systems for safety.
• Elevators: For accessibility in multi-story buildings.
2.2. Adequacy to Achieve Contract Requirements
To ensure successful completion within the time frame outlined in the Appendix to Bid, a detailed
work schedule will be developed using Gantt charts and periodic progress reviews. The project
will be managed with a focus on maintaining strict adherence to the contract specifications, quality
control, and ensuring that finishes and services meet the highest standards of workmanship.

3. POTENTIAL RISKS AND IMPACTS
3.1. Construction Below Ground Level
• Risk of High Groundwater Levels: The site may experience high groundwater levels,
which could affect the foundation and underground installations (e.g., plumbing and
electrical conduits).
Mitigation Measures:
• Use of dewatering techniques such as well points or sump pumps to manage groundwater
levels.
• Application of water-resistant materials for below-ground construction.
• Ensuring proper drainage systems are in place to prevent water accumulation.
3.2. Construction at Heights
• Risk of Falling Objects or Materials: Working at heights can result in potential safety
hazards for workers and passersby.
Mitigation Measures:
• Use of fall protection systems (e.g., safety nets, guardrails, harnesses).
• Properly securing all materials at height to prevent accidental falls.
• Implementation of safety signage and exclusion zones.
4. SITE ACCESS AND LOGISTIC
Site Access:
• Site traffic management plan will be developed to ensure safe and efficient movement of
vehicles and personnel.
• Designated access points and parking areas will be established.
• Will be implementing measures to control dust and noise pollution.
Equipment Logistics:
• Coordinate the delivery and installation of construction equipment.
• Ensure adequate storage space for materials and equipment.
• Implementation of a waste management plan for the proper disposal of construction waste.

5. CONSTRUCTION LOGISTICS AND TIMEFRAME COMPLIANCE
The construction schedule will be carefully monitored to ensure that the works are completed
within the agreed time frame. The following measures will be taken to ensure adherence to the
project time frame:
• Material Procurement and Delivery: Material procurement and delivery will be carefully
scheduled to avoid delays.
• Workforce Allocation: Sufficient skilled labor will be assigned to critical tasks to maintain
progress on schedule.
• Monitoring and Reporting: Progress will be monitored regularly, and any delays will be
addressed immediately with corrective actions.
6. SEQUENCING OF WORKS
The sequencing of the works will be as follows:
1. Preliminary Works: Site clearance, excavation, and foundation works.
2. Structural Works: Erection of the building's structural framework (columns, beams, slabs).
3. Finishes and Services Installation: Installation of electrical, plumbing, HVAC, and other
services; followed by wall, floor, and ceiling finishes.
4. Testing and Commissioning: All installed systems (electrical, plumbing, HVAC) will be
thoroughly tested.
5. Defects Notification Period: Once the works are completed and handed over, a Defects
Notification Period will commence, during which any defects identified will be rectified.
Upon completion of the Defects Notification Period, the project will be handed over to the
Employer.
7. METHODOLOGY
7.1 Surface Preparation
• Cleaning and Priming: All surfaces (walls, ceilings, floors) will be cleaned to remove dust,
dirt, and other contaminants. Any necessary patching or surface leveling will be performed
to ensure a smooth, even surface for subsequent finishes.
• Surface Treatment: Application of primer or bonding agents to prepare surfaces for further
treatments such as paint, tiles, or wall coverings.

7.2 Wall and Ceiling Finishes
• Plastering and Painting: After priming, walls will be plastered using appropriate materials
to achieve a smooth finish.
• Wall Tiling: For areas requiring tile finishes (e.g., bathrooms, kitchens), tiles will be applied
following proper preparation of the surface.
• Suspended Ceilings: Ceiling grids will be installed, followed by the application of ceiling
tiles (gypsum board). Adequate space will be maintained for integration with lighting,
HVAC systems, and other utilities.
7.3 Flooring Finishes
• Floor Surface Preparation: The concrete or screed floors will be leveled and cleaned to
ensure proper adhesion of the chosen flooring material.
• Installation of Flooring Materials: Flooring materials such as ceramic tiles will be installed
based on the specifications for each room or area.
7.4 Installation of Services
• Electrical Services: Electrical conduits will be installed within walls, ceilings, or floors
according to the approved plans. Wiring for power, lighting, and communication will
follow the National Electrical Code (NEC) or equivalent standards. Lighting fixtures,
switches, outlets, and panels will be installed and connected.
• Plumbing and Drainage: All plumbing systems will be installed, including water supply
and drainage systems. Pipework will be hidden behind walls or ceilings where possible.
Fixtures such as sinks, toilets, and showers will be installed in accordance with the design
specifications.
• HVAC Systems: Heating, ventilation, and air conditioning (HVAC) systems will be
installed, including ductwork, air handling units, and associated controls. Air ducts will be
concealed within ceiling spaces, and vents will be installed in appropriate locations to
ensure efficient air distribution.
• Fire Protection Systems: The fire suppression systems, including sprinklers and fire alarms,
will be installed as per fire safety regulations and the design. The installation will be
coordinated to ensure compliance with relevant codes and standards.

7.5 Testing of Installed Systems
• Electrical Testing: All electrical installations will be tested for continuity, insulation
resistance, and functionality. Circuit breakers, distribution boards, and switches will be
tested to ensure proper operation.
• Plumbing Testing: Water pressure and leakage tests will be conducted on all water supply
and drainage systems. All fixtures and connections will be tested for correct operation and
no leaks.
• HVAC Testing: The HVAC system will be tested for air flow, temperature control, and
system efficiency. Ductwork will be checked for proper installation and any air leakage.
7.6 Final Finishing and Touch-ups
• Final Painting and Coating: Once the installation of services is completed, any final touch-
up painting, varnishing, or sealing will be carried out.
• Cleaning: A thorough cleaning of all finishes will be performed to remove any dust, debris,
or stains from construction activities. This includes cleaning floors, walls, windows, and
all installed fixtures.
7.7 Health, safety and environmental consideration
• It will be ensured the used of PPE (i.e. helmets, gloves and safety boots).
• It will be conducted regular safety inspection and audits.
• It will be implementing environmental management measures to minimize the impact of
construction activities on the surrounding environment.
• Manage construction waste effectively.
