Hi, am I speaking to Mr. (Owner Name)?

This is Jackson / Emily Brown. I’m just calling to see if you might consider selling your
property at 123 Main Street.

If they say no, not interested, or not right now, you can say:

"Okay, so would you consider selling this property in the next six months, maybe? Or, if you
don’t mind me asking, what’s keeping you on the fence about selling the property?"

If they say yes, you can say:

"Okay, great! Just to confirm, the property has ___ bedrooms and ___ bathrooms, and it’s
approximately ___ sqft, correct? And it’s not currently listed on the market, right?"

If it is listed for sale with a realtor, you must say:

"Okay, I just want to clarify that we do cover the closing fees and buy the property in as-is
condition, but we don’t pay for realtor fees. Would this still be something you might
consider?"

Then:

"Okay, could you walk me through the condition of the property really quickly? Have you
made any recent updates, or are any needed?

And are you currently living there, is it rented, or is it vacant?"

"Speaking of price, do you have a specific number in mind?"

If they don’t have an asking price, no problem — proceed to the next questions.

If their asking price is above or below market value, negotiate:


"Okay, here’s the thing: if we can cover the closing fees, buy the property as-is without any
realtor fees or commissions, and we’ll be the end buyers, what would be your absolute
bottom line — knowing that this would be your walk-away price?"

If you negotiate and they’re still firm above market value, offer creative financing:

"Since you’re firm on that asking price, I can match it. But in order to do so, I would put a
down payment and then complete the remaining payments over time — it would be
payments with terms. This might actually work better for you if you’re looking to make
more profit on the property, as the payment would be a bit more spread out. Would this be
something you might consider?"

Then continue:

"How soon do you think you’d be ready to sell this property?"

"Okay, so I see the property is (rented out and generates monthly cash flow / your main
residence / vacant) and in a decent area. I’m just curious — what makes you consider
selling it?"

"Just to confirm, your full name is Mr. (First Name) (Last Name), and your full address is
123 Main Street, Chicago, Illinois 33215, correct?

And this is the best phone number to reach you at, ending in 4432?

When would you like us to call you back — morning, afternoon, or evenings?"

"Okay, I believe that’s everything I need for now. I’m just going to run the numbers with my
partner, review everything, and then get back to you. When would be the best time for a
follow-up call?"

"Before I go, do you happen to have any other properties for sale or know someone who
might be interested in selling?"

"Thank you so much. Have a great day!"
