Introduction

During the preliminary phase, several essential activities were undertaken. The client was
obtained through formal consultation, where the project vision, requirements, and expectations
were carefully discussed. Following this, an initial process of data gathering was carried out,
which included site visits and obtaining of proof of land ownership. Environmental factors such
as climate, noise, and traffic flow were also observed to ensure that the design approach would
be well-grounded in the realities of the site. Additionally, demographic considerations were
factored in, identifying the potential mix of users such as students, young professionals, and
short-term visitors.
The interpretation of this collected data provided the foundation for the project’s rationale and
guided the design approach. For instance, the site’s proximity to the main road informed

visibility from the road underscored the importance of designing a welcoming façade, while the

would not overpower the neighborhood. At the same time, the client’s insistence on an
aesthetically pleasing structure reinforced the use of modern design principles that project
elegance and hospitality.
The project also acknowledges potential environmental impacts arising from construction and
operation. These include dust, noise, and construction waste during the building phase, as well as
long-term energy and water consumption once the dormitel is operational. To mitigate these
impacts, measures such as proper construction waste management, dust suppression, and
compliance with environmental guidelines will be implemented. Furthermore, sustainable
practices—like incorporating energy-efficient lighting, water-saving plumbing fixtures, and the
use of locally available building materials—will be adopted to reduce the ecological footprint of
the development.
Client Background
The client, Dr. Irismay Traces Jumawan, was born on May 10, 1980 and is currently 45 years
old. She is a highly respected academic, serving as an Associate Professor of Civil Engineering
at Negros Oriental State University (NORSU), where she also holds the position of Chairperson
of the Department of Civil Engineering. Beyond her teaching and leadership responsibilities, Dr.
Jumawan is a licensed Environmental Planner, further emphasizing her strong professional
foundation in the built environment. Her academic credentials include a Master’s Degree in
Engineering, major in Civil Engineering, and a Doctorate in Technological Management, both of
which highlight her dedication to advancing knowledge and applying it in practical, forward-
looking ways.
Dr. Jumawan has long been interested in land acquisition as a means of investment, carefully
purchasing properties over the years with the foresight of turning them into long-term income-
generating assets. Recently, she made the decision to venture into commercial building
development, not only to maximize the value of her real estate but also to establish a sustainable
source of income for her family. This financial goal is particularly driven by her commitment to
providing quality education for her children, one of whom is currently pursuing a degree in
Dentistry—a field that requires substantial financial support. For Dr. Jumawan, the idea of
