Introduction

The construction industry represents an important part of the Chilean economy, as

accounts for 7.2% of the gross domestic product and 10.6% of national jobs, that is, more than
870 thousand jobs for the proper application of the BIM methodology within the framework of a project, is

collaborative and in an interoperability that was not used before. It is expected that by the year 2025
the vast majority of project bids are with this methodology and it is a requirement that
use of software, However, despite its relevance, it shows low productivity. Two
McKinsey studies that compare the labor productivity of Chile with that of the United States,
measured in square meters built per man-hour, shows that it decreased by 55%
in 2007 to 48% in 2011. The reasons given for this low productivity by these studies are,
among others, the low adoption of advanced management methods, the fragmentation of the stages and
actors in the design, construction, and operation process, the lack of standardization, the low use of
prefabricated materials and the lack of training for workers.

General information about the project

Municipality of Panguipulli

construction of Liquiñe social headquarters

Project location: Route CH-201, locality of Liquiñe.

Type of contract: Sumalzada.

Project description: The work consists of the construction of a social headquarters located in the
Liquiñe community, intended for the meetings and activities developed by the
local groups. Funded by FRII funds from the rivers region. Headquarters that would encompass a
total constructed surface of 115.55 m2. The work must be executed in strict accordance with these
documents and those issued for clarification during their development, must
executed in compliance with current legislation and regulations. All materials used in
the work must be of first quality except for those used in the installation of work
they may be of inferior quality, without prejudice to the safety requirements and job guarantees,
what the company must provide.

Objective and uses of BIM

The general objective of using BIM is to prevent errors or critical modifications on the
approved schedule and budget, through software tools for modeling of
Three-dimensional buildings and in real time, BIM manages to centralize all the information about this.
project in a single model, allowing to study its entire life cycle, from design to its
post-demolition. BIM is incorporated into the requirements for this project in order to
reduce installation problems, cost management, budgets, timelines and ensure the
faithful compliance with current regulations and technical specifications of this project.

One of the qualities of using BIM in this project is to encourage collaboration,

coordination and effectiveness in the communication of the different actors involved.
Civil Construction

Objectives of using BIM in the present project.

BIM concepts and terms

BIM is the English acronym for "Building Information Modeling" or Information Modeling.
Construction in Spanish. It is a digital process of multidisciplinary collaboration for the
planning, design, construction, and management of buildings and structures.

Some of the terms and concepts associated with BIM are:

• BIM Model:

It is a three-dimensional digital model that physically represents the building and its information.

It contains accurate data on geometry, materials, components, systems, and processes.

constructive elements of the building.

• Levels of Development (LOD):

Civil Construction

They are the different levels of detail in which a BIM model can be represented, from LOD
100 represents the mass of an element up to the LOD 500 which includes operational information.
and maintenance.

• Families:

They are parametric objects used to represent construction elements in the BIM model.
like doors, windows, columns, etc.

• Clash Detection:

It is the detection of collisions and conflicts between the different elements of the BIM model for
solve them before construction.

• BIM Coordination:

It is the process of integrating and coordinating the models of all disciplines into a single BIM model.

• BIM Information Management:

It is the process of managing and sharing information from the BIM model throughout the life cycle of
building, from planning to demolition.

• BIM Protocol:

It is the set of rules and requirements that establish the roles, responsibilities, and procedures.
of each discipline involved in the BIM process.

• Interoperability:

It is the ability of different systems and software applications to share and process data.
among them.
Civil Construction

• BIM Collaboration:

It is the teamwork among the different agents involved in the BIM process, including
architects, engineers, contractors, and owners, to improve efficiency and quality of the
construction.

• Federated Model:

It is the integration of all models from different disciplines into a single one, which allows for a
global visualization of the project.

• RVT version 2022: This is Autodesk's proprietary format for Revit files and
it can only be opened with Revit. It was used in the present project to design and document
plannings, walls, and other elements, analyzing performance, visualizing their structures
and collaborate between the different teams.

• DWG version 2022: This format is almost universally accepted by most of the

Nemetschek Allplan

• IFC version 2022: The IFC file format is a format (that is software-independent
used) and can be opened by numerous programs. Some of which also
are certified by buildingSMART, such as Revit, Navisworks, Edificius, Allplan, etc.

Document management and file location.

The encoding of blueprints and BIM (Building Information Modeling) files is an important process.
for the efficient management of construction information. There are several ways to encode the plans
and BIM files, depending on the specific needs of the project and the company.

Some common ways to encode BIM plans and files include:

File names: It is important to name files clearly and consistently, including

relevant information such as the date, the version, the sheet number, and the name of the project. By
example, "ProjectX_Plant_01_v2_20230421".

Color codes: Color codes can be used to quickly identify the

elements in the BIM model. For example, different colors can be used to represent
the mechanical, electrical, and plumbing systems.

Labels and annotations: Labels and annotations can be used to identify

specific elements within the BIM model. For example, labels can be used to
identify the types of materials used in a structure.

Classification systems: There are several classification systems used in the industry of
construction, such as the Unified Construction Classification System (UniFormat) and the System
of Construction Information Classification (CSI). These systems can be used to
organize the information and elements in the BIM model.

In general, the proper coding of plans and BIM files can significantly improve
the efficiency and accuracy of construction information management

File nomenclature
To achieve proper communication and transfer of information among the project stakeholders is
key the use of known and shared nomenclatures for elements such as
models, entities, and related documents, which are:

Form 12 PEB Definitive. File name of the BIM models

BIM Model Name

Architecture or ARQ
Infrastructure Design
Coordination MO
Construction PM

Review of interferences
The detection of conflicts or interferences through BIM Modeling is very important because
helps us accelerate projects by identifying conflicts between various models (disciplines)
during the design stage. This helps construction professionals and contractors to
eliminate the possibilities of design changes at various levels. One of the programs that most
used were Revit and Navisworks.
