Security Services

Introduction
Security services will provide 24-hour security to the common areas of the
building. They will secure the building with guards stationed at the entrances,
patrols, and CCTV (Closed Circuit TV). Security will have a control centre where
they monitor CCTV coverage of the entrances, exits, the car park, and all
elevators in the building. Security is also available to Tenants in case of
emergency.

The Property Manager works closely with security to ensure communication on


building activities such as day to day activities, emergencies, theft or criminal
activity, control of new or departing Tenants, and security needs for special
events. In addition, Security plays an important role in the image of the property,
and need to act in a professional manner at all times.

The Basics
Upon starting the posting, review the security contract and the scope of work.
Pay particular attention to the duties and the scheduled hours and locations of
the security guard placement, so you know where and when the guards are
supposed to be working.

Most of the work of security involves standing guard and patrolling, and
interaction with Tenants and visitors. Often the most important thing for security
is customer service, so it is important that they are professional in appearance
and action.

Review the security contract and scope of work.

Tips
 On your daily walkabouts, check to see if the security guards are in the
assigned locations, and that there is a security guard monitoring the CCTV
monitors at all times.
 Meet with the security chief to review his job description and make sure
that he is clear on his department’s duties and responsibilities, as well as
the expectations for management office communication and reporting.
 Often a security company may employ extra guards to increase their fees,
so consider how many guards are scheduled in the scope of work and
how many are truly needed.
