Overview
The project's primary objective is to supply and install all associated works related to installation of
electrical substation, emergency generator, HVAC unit, electrical risers and landscape
modification. This project encompasses various mechanical, electrical, and landscape
necessitating careful planning and execution. The project aims to achieve Substantial
Performance (97%) of the work adhering to BC Housing's strict timeline.

Electrical:
Supply and installation of a new electrical substation and generator to serve the existing
and the proposed new building including all related work.
Supply and installation of electrical distribution risers for future mechanical equipment.
HVAC:
Supply and installation of a new mechanical HVAC unit.
Landscape:
Landscape modification in areas affected by the proposed scope of work. (Cash

Initiation Phase
The Initiation Phase marks the commencement of the installation of electrical substation,
emergency generator, HVAC unit, electrical risers and landscape modification project, where
critical foundational steps are taken to ensure the project's success. It encompasses the official
project kickoff, bringing key stakeholders together, and engaging in thorough project planning.
This phase also includes initiating procurement processes for long lead items and acquiring
necessary permits and approvals to comply with local regulations.
Preconstruction Phase
During the Preconstruction Phase, the project takes shape as the team conducts a
comprehensive site assessment and verification, preparing for the actual construction work.
Equipment and personnel are mobilized, and temporary heating systems (if required) are set up to
maintain operational stability during the colder seasons. Design coordination focusing on
mechanical and electrical systems, and landscape ensures the project aligns with its intended
design.
Construction Phase
The heart of the project unfolds in the Construction Phase, where the scope of work defined in the
drawings is executed precisely. This phase involves three major components: Mechanical Work,
Electrical Work, and Landscape. Mechanical work entails the Installation of the mechanical system
(AHU-2, air duct, relevant accessories etc.), including necessary modifications. Simultaneously,
Electrical Work encompasses the installation of the new electrical equipment (substation and
generator, electrical distribution riser etc.). And the last, Landscape Work focuses on the
modification in areas affected by the proposed scope of work.
Commissioning Phase
In the Commissioning Phase, the project undergoes rigorous testing and integration to ensure that
all systems, both mechanical and electrical, operate efficiently and as intended. Mechanical
Systems Commissioning focuses on ventilation & load calculation, while Electrical Systems
Commissioning verifies the electrical systems' functionality. System Integration ensures that all
components work seamlessly together, leading to the development of a comprehensive
Commission Report.
Closeout Phase
The final phase of the project, the Closeout Phase, marks the culmination of efforts as the project
transitions toward completion. It begins with Final Inspection, where all project components are
thoroughly examined for quality and compliance. Project Documentation is compiled, including as-
built drawings reflecting the project's actual layout. Site Cleanup ensures that the project site is left
in a clean and safe condition, and the phase concludes with Project Closure, marking the official
handover of the project's deliverables.
