Thank you for giving us this opportunity to present the design proposal of the Florida sun estates
commercial block. Lets start

Our site is the block marked in orange, so visible developments from our property is

1-adjacent our property is the waltermart general trias,


2-across our property is Divimart supermarket and Genstar plaza which is currently used as wet and dry
market. Genstar plaza was closed down for a Fme last 2022 but reopened recently due to fire
3- within the 300 meter radius, we have the gentri doctors medical center and the lyceum university

that help us with of the florida sun retail

So the design concept revolves around the fusion of modern florida style architecture.
Drawing from Florida's open and bright aestheFcs, the structure incorporates elements such as natural
light , Fmber finishes, and grille details. With green spaces, sustainability features, and dedicated nightlife
zones, the building provides an eco-friendly and dynamic space, transforming retail into a holisFc journey
that harmonizes local idenFty and contemporary efficiency for an inspiring visitor experience.

Here, im showing some key images which also served as inspiraFon for our project, we have the green
open spaces, grand stars, the perimeter illuminaFon, skylights, linear elements, bold signages and the
elevated plaza

For the Exterior and interior materials, we focused on using neutral midtone gray and white for the paint
color, Fmber accents of the ceiling, glazing and lots of greens and landscape

Here is the overall masterplan of the retail, residenFal and the shophouses. For now will be focusing the
retail layout.

Here is the layout of GF and 2F side by side.
Ground Floor:
• -Horizontal grids are spaced at 13.5 meters on center.
• -VerFcal grids are spaced 6m on center
• -Upon entering, we have a central area to be developed by landscape, this area will be very
flexible it can hold outdoor dining, seaFng area, pop up stores, or even weekend markets.
• -at the end of the mulFpurpose area is the elevated plaza where social interacFons take place
and maybe opportunity to create social media contents
• -for the leasable spaces, for each bay, we are gegng an average of 80-90 sqm with 6 meter
frontage 13.5 depth
• -We also have a passenger/service elevator for PWD access located near the delivery area
• -secondary stairs is also available for those coming from the shophouses
Second Floor:
• -Here we have more retail units, admin office and the toilets
• -we also created a bridgeway for easy access of customers and creaFng a loop to comply with fire
code requirements. This also serves as aaracFon as we have great view of the elevated plaza.
This can also serve as addiFonal outdoor seaFng for food tenants marked in yellow.

Phase 2 to be completed once PSBank has been fully transferred to its new locaFon
