CHAPTER ONE:
1.0 INTRODUCTION
This project involves the proposed design and construction of a modern two-storey commercial
and office building located in Kisii Town Central Business District (CBD). The building will
provide functional space for business operations, offices, and retail outlets, aiming to address the
increasing demand for commercial real estate within Kisii’s growing urban environment. With
Kisii Town's rapid development and rising population, the need for well-designed and
strategically located buildings has become critical for both economic growth and urban planning.
1.1 BACKGROUND INFORMATION
Urban centers in Kenya, particularly in counties like Kisii, are experiencing significant
commercial expansion due to rising economic activities and population growth. The demand for
quality business premises within town centers is high, yet existing infrastructure is often
outdated, congested, or poorly maintained. The proposed two-storey building will offer a
modern, well-planned solution that supports business growth while improving the aesthetic and
structural standards of buildings within the town.
Historically, commercial buildings in smaller towns were simple, one-storey units with minimal
facilities. However, with increasing land scarcity and urban planning regulations encouraging
vertical development, multi-storey buildings have become a more viable and efficient option.
The proposed building will house both ground-floor commercial shops and first-floor office
spaces, creating a multi-functional facility suitable for retail businesses, service providers, and
private offices.
This structure will be designed to meet current architectural and safety standards, featuring
adequate ventilation, natural lighting, drainage systems, and modern finishes. The goal is to

1.2 STATEMENT OF THE PROBLEM
Kisii Town CBD faces a shortage of modern, safe, and functional commercial spaces. Most
existing buildings are overcrowded, poorly ventilated, and do not meet the demands of modern
businesses. The rapid urbanization and economic activity in Kisii have led to increased demand
for commercial and office space, yet developers have been slow to provide updated facilities.
This shortage has forced businesses to operate in substandard conditions or relocate to less
convenient areas, leading to lost revenue and operational inefficiencies. Additionally, the lack of
structured and secure office space deters potential investors and professional service providers
from setting up in the town center. This proposed two-storey building aims to address these gaps
by offering high-quality, centrally located premises.
