• SPECEFICATIONS: As mentioned below:-
1. Total Built-up Area G+1 +Headroom : 1250.00 SQFT.
2. Rate of construction Per Square Feet : Rs. 1,799.00/-
3. Total Cost of the Project : Rs.22,48,750.00

• Civil Works
1. External walls will be of 9” thk, internal walls of 41/2”
thickness in Mortar (1:6) using well burnt bricks and Good
Quality M Sand.
2. Total R.C.C work will be as per Structural design using
good quality sand Jelly, metal, P.P.C. Cement and Fe 500
tor steel.
3. External double coat plaster with sponge finish & Internal Plaster in one coat with
sponge finish with good quality sieved M Sand.
4. 3’0” height parapet wall will be provided on terrace.
5. Plinth height up to 2’0” above the road level.
NOTE:-
➢ Cement will be used of standard quality like Birla A1, Birla Shakti Dalmia, Etc .
➢ Steel will be used of standard quality like Amba Shakti Fe550.
➢ Slope is not included for the slab & Terrace water proofing not included.
➢ Good burnt Khanapur Bricks will be used for construction.
➢ Locally available M Sand will be used for construction.
• Structural Details
1. R.C.C. Foundation, Columns, Beams & Slabs will be provided as per the steel design.
• Flooring
1. Vitrified tiles for flooring 2’ X 4’ (Basic rate 45/-)
2. Granite Toilet doorframe (Basic rate 150/-)
3. Ceramic tile dado upto 4’3” height for kitchen, upto 7’0” height for Bathroom & upto
4’0” height for WC (Basic rate 45/-)

• Door frame, Windows & Hardware details
1. Teak wood doorframe and shutter for Main door, & Jungle wood door frame with
readymade flush door for bed rooms, & for toilet Granite frame WPC door. Main door
brass fittings and other are steel plated fitting. Mortise lock for main door, magnetic
door stopper , latch & tower bolt.
2. Main door lock will be provided of Godrej (Range: 2500/-)
3. Aluminum windows 1.5mm thick. Jindal section will be provided. Aluminum 3 track
windows for hall, bed room & other room’s windows are 2 tracks.
4. 12mm Square bar for window grill in MS as per the design.
5. Bathroom accessories included (towel rod, soap dish)
6. SS Railing will be provided for entrance gallery as per design and for parapet M.S.
railing & [Link] balcony Railing will be provided .
• Electrical
1. Concealed wiring with GM/polycab/havells.
2. Semi modular switches will be used of GM/INDOASIAN.
3. Points for each section as per drawing.
• Plumbing & Sanitary
1. All toilets include 1 commode or Indian sitting with concealed flush valve.
2. Wall mixer with overhead shower will be provided for all toilets.
3. 1 Basin will be provided near the toilet.
4. Sanitary fitting will be used of Jaguar Florentine.
5. P.V.C pipes will be used of finolex/Aashirwad.

• Wall care & Paint
1. Three coat of wall care with primer over plastering (Asian/Birla/JK)
2. Oil Paint will be used for window grill & pipe work
• Exterior Work
1. Elevation work as per design which is finalized by the owner.
• NOTE:
1. If any specification is to be changed it will be discussed mutually and the same
difference of amount will be subtracted or added from actual.
2. Electricity & water should be provided by the owner.
3. Above quoted rate is valid for one year from the date of agreement 10% of agreed
amount will be added for every upcoming year.
4. Slab to Slab measurement will be calculated.
5. Any other items of work rather than agreed in the contract agreement will be charged
extra and owner has to pay this separately.
6. The escalations in prices in actual or above a maximum of 10% of the material shall be
recoverable by the Contractor from the owner. The owner shall pay all such additional
payments.
