Civil works
⦁ All works to be done shall be in accordance with the National building Code of the Philippines and with Local
Building Codes.
⦁ All materials shall be new and of reputable brand
⦁ Materials shall be as follows
⦁ Cement - Portland Cement of Local make
⦁ Gravel - 3/4 Gravel unless otherwise specified
⦁ Sand - Ordinary sand for structural and CHB laying - Vibro sand for plastering
⦁ exterior wall shall be 6" thick and non load bearing
⦁ Plastering shall be Rough ( See Painting Finish)
⦁ Reinforcement bars shall be 20mm and 16mmas shown in plans for main rebars and 10mm for ties.
⦁ Only Locally Produced steel bars shall be used.
⦁ Slab Shall be RC slab as shown in plansAll Suspended slab and beams shall be RMC
⦁ Roof works ⦁ Roofing shall be Rib Type Long span Roof sheets with Box type Gutter
⦁ Insulation shall be 10mm double sided foam insulation. Install 1" wire mesh screen.

Termite Control–
⦁ Soil Poisoning - Termite control shall be optional and OWNER SUPPLIED.
⦁ Wood Protection - All solid wood elements such as be applied with termite treatment.
Ceiling
⦁ Metal Furring shall be .4mm thk or approved equal.
⦁ Wall angle - w section 2”x2” shadow line (in place of ordinary wall angle)
⦁ Framing shall be double furring @ 24” on center
⦁ Board shall be 9mm Gypsum Board for general areas. Ceiling for Toilets shall have Hardiflex 3.5mm boards
⦁ Eaves Ceiling shall be PVC cladding 4.5mm with PVC vent slots at corners.
⦁ Doors ⦁ Door Jambs For Panel Doors shall be 2x4 KD wood Door Jambs
⦁ Panel Wood Doors shall be “Australia” Model by “The Carpenter”

⦁ Sliding Aluminum Doors shall be Analok Frame Basic with Tinted Brown Glass
Windows
⦁ Windows shall be Analok Frame with Tinted Brown glass as shown in approved plans
⦁ Analok screen shall be installed with window frame unless otherwise specified.
⦁ Tilework and Stone Finished
⦁ Living Floor tiles - 60x60 polished tiles ( Marble Pattern) See Approved Sample
⦁ Toilet Tiles 30x60 VFT by Mariwasa . See Approved Sample
⦁ Service Area / pathwalk - Plain Cement Finish
⦁ Kitchen Counter Shall be Black Galaxy ⦁ Tile adhesive shall be Heavy Duty Tile adhesive by ABC
⦁ Grout shall be ABC tile adhesive.
Plumbing
⦁ All Plumbing works shall be done in accordance with the Plumbing Code of the Philippines.
⦁ Waterline - Belden PPR pipes or Equal
⦁ SoilPipe - neltex SERIES 1000 PVC PIPING or Equilvalent
⦁ Storm Drain - neltex SERIES 1000 PVC PIPING or Equilvalent
⦁ Toilet & Kitchen Fixtures - Owner Supplied
Electrical
⦁ All electrical works shall be done in accordance with the rules and regulations of the latest edition of the
Electrical Code of the Philippines.
⦁ All materials shall be of reputable brand
⦁ Devices - Panasonic Wide Series
⦁ Wires - Any reputable brand as per approved electrical Plans
⦁ Conduits - Atlanta PVC of approved Equal.
⦁ Protection – 2p Mini CB on Rail Type Panel Box
⦁ Ligting fixtures - see approved samples
