Terms and Conditions

This House Rental Agreement made on __________________ between ____________ (Landlord)


and _____________________________ (Tenant).

I. ACKNOWLEDGEMENT
The Landlord agrees to rent the house to the Tenant under these terms in its
present condition located at:

The Tenant acknowledges the terms of this Agreement and comply.

II. AGREEMENT TERM


This House Rental Agreement begins on ______________________ and end on
______________________. After this, a renewal agreement will be created for the
new term.

III. MONTHLY RENTAL


The monthly rental shall be PhP____________ per month.

Payment will be made by cash or thru online transfer.

The monthly rental shall be collected every 5th of the month.

If the Tenant failed to pay within 3days after the due date, Late Charges of
Php50.00 per day will be applied.

IV. SECURITY DEPOSIT


The Tenant agrees to pay a security deposit of Php5,000.00.

The Security Deposit is to be refunded upon leaving the residency, terminating


this contract, returning the keys to the Landlord and when the utility bills have
been settled.

The Landlord has the right to not return the Security Deposit to the Tenant if:

a. the tenant terminates the rent prior to the 1-year rent agreement or does not
give 30 days' notice prior to move out;

b. the tenant does not fulfill their contractual obligation to pay their monthly
rent, then the security deposit will cover the lost rent;

c. the tenant has caused damage to properties including but not limited to the
following:

Multiple/ large holes in the walls


Missing outlet covers
Cracked kitchen countertop
Broken water pipes
Broken bathroom bowl/ tiles
Broken windows/ doors
Keys not returned at the end of tenancy; or

d. the tenant did not pay the utility bills.

V. UTILITIES
Tenant shall be responsible for paying all utilities like electricity and water
on time. A picture of utility bills and payment receipt are required to be
sent to the landlord monthly via messaging app.

Tenant is not allowed to apply to any telecom company for internet


connection using the rental address.

VI. MAINTENANCE AND DAMAGES


Tenant shall keep the premises in good condition.

The tenant shall be responsible for any damage caused which means that
the Tenant will shoulder all expenses in fixing it.

Tenant shall follow reasonable standards of cleanliness.

Written permission from the Landlord is needed for any alterations.

The Landlord may enter the premises for the purpose of inspection, repair,
maintenance and emergency.

VII. OCCUPANCY
The number of occupants is limited to five (5) people. It will only be
occupied by the tenant and his/ her family members. If the number of
occupants exceeded the limit, there will be an additional 200pesos per
head on the monthly rent.

VIII. RULES AND REGULATIONS


The number of guests shall not exceed to three (3).

An overnight guest may not stay for more than two (2) nights.

No pets are allowed on the premises.

IX. PEACE AND ORDER


Tenants are not allowed to keep firearms and other weapons on the
premises.

Tenants agree not to use the premises in a way to disturb the peace in the
neighbourhood like playing loud music, talking noisily, shouting, etc.

X. ABANDONMENT
If the Tenant abandoned the house, the Landlord has the right to enter the
house by any means without liabilities.

The Landlord is allowed to presume that Tenant abandoned the premise if
the furniture and other items were removed.

If the house is unoccupied for a period of 15 consecutive days without


notifying the Landlord through letter or text message, it will be considered
as abandonment.

XI. AMENDMENTS
This Agreement can only be changed through the written consent of both
parties.

We, the undersigned, hereby agreed that we have read this agreement and bounded
by its terms and conditions.
