INSTRUCTION: Write down all the findings from this project in every case, and also include the
corresponding code references from the National Building Code that apply.

Project Case 1: A two-story townhouse is being developed in Quezon City as part of a low-cost housing
project. The project aims to provide affordable homes for young families. The building’s design
incorporates small yet functional living spaces that maximize the number of units per floor. The developer
aims to maintain the affordability of the homes while optimizing the available space. The project team
made decisions that would reduce the overall costs associated with construction. The living areas,
bedrooms, and kitchen areas are designed to efficiently accommodate small families, with a particular
emphasis on minimizing building material costs.
Design Features: The townhouse is designed to maximize unit density, creating an affordable and efficient
solution to urban housing. The unit's floor plan includes compact rooms, aiming to create functional
living spaces. However, the building does not have ample natural light in all rooms, and ventilation is
optimized for efficiency rather than comfort. The developer also avoided adding extra features that would
raise construction costs. The building is expected to attract families that are looking for budget-friendly
accommodations in the city. The use of compact designs and minimal finishes was a conscious choice to
keep construction costs low while trying to meet local demand for housing.

Project Case 2: A seven-story commercial office building is under construction in Makati. The building
is intended to offer office spaces for businesses in the heart of the city. The developer aims to provide
modern office spaces with a sleek design and cost-effective solutions. With the goal of providing a
contemporary office environment, the building features an open floor plan to allow for flexible workspace
configurations. The primary design choice involves creating large, open areas with minimal interior walls,
while space efficiency and cost-effectiveness are prioritized. The building is designed to meet modern
business needs, ensuring businesses have access to essential amenities and modern infrastructure.
Design Features: The building includes a single primary exit on the ground floor, and the emergency
evacuation routes are designed with the intssention of facilitating a swift departure in case of an
emergency. The exit door is installed on the ground floor, strategically located to provide direct access to
the outside. The developer’s primary objective is to create a functional workspace, providing employees
with comfort and convenience. Fire safety systems, such as smoke alarms and sprinklers, are also
incorporated, but the developer’s focus remains on keeping operational costs low while providing
businesses with flexible office spaces.

Project Case 3: A basement apartment in a two-story residential building is being renovated in Taguig to
provide a rental unit for a small family. The developer aims to create an affordable, functional living
space by converting the basement into a studio apartment. The apartment will feature essential amenities
such as a small kitchen, bathroom, and living area. The developer is focused on keeping renovation costs
low while maximizing the usable space in the basement for potential tenants. The apartment will be
marketed as an affordable living option for small families or young professionals.

Design Features: The apartment design includes compact spaces with efficient layouts to maximize
functionality. It is equipped with basic amenities such as a small kitchen and bathroom, while the living
area is designed to accommodate a family. The basement is below ground level, and the design makes use
of low-maintenance materials to minimize costs. The developer plans to incorporate exhaust fans for
ventilation, while the apartment will have minimal windows due to the basement’s underground location.
The space is intended to provide a budget-friendly and efficient solution for tenants seeking affordable
rental options.

Project Case 4: A family is constructing a two-story residential home on a 150-square-meter lot in Pasig
City. The design features include a spacious living room, a formal dining area, three bedrooms, and a
small front porch that adds a welcoming entrance. Large windows are placed throughout the building to
ensure ample natural light, and the backyard features a small garden. The total height of the building is
planned to be 9 meters, with a well-defined structure for both floors. The owner has decided to position
the house 2 meters away from the street to allow space for the front yard and pedestrian walkway. The
building permit application has already been submitted, including the architectural design and required
engineering plans.

Project Case 5: A manufacturing company in Cavite is expanding its factory facilities by constructing an
additional building to accommodate new workstations, machinery, and storage areas. The new factory
space will cover a total floor area of 1,500 square meters and will include large overhead doors for
equipment delivery, high ceilings to accommodate machinery, and adequate ventilation systems. The
design also incorporates a loading dock for deliveries and shipments. The company has submitted the
building permit application with architectural and engineering plans, but concerns regarding the
environmental impact and safety regulations are yet to be addressed. The proposed building includes a
fire exit, but the local authorities are scrutinizing the layout and safety features.

Project Case 6: A developer is working on a mid-rise hotel project in Tagaytay with plans for 100 guest
rooms and conference rooms. The hotel is designed to offer scenic views of the surroundings, with each
room having a balcony. The amenities include a fitness center, swimming pool, and restaurant. The total
height of the hotel is proposed to be 15 meters, which will provide ample views of the area. The hotel also
features modern common areas for business and leisure travelers. The development provides a total of 30
parking spaces, which are intended for hotel guests and staff. The permit application includes
architectural plans and engineering reports, but authorities are currently reviewing the proposal for
potential compliance with zoning regulations.
