FAQs from Bird Dogs

- Do you pay by leads or after the deal?

After the deal.

- Do you go off a percentage of what you make off the deal or do you just pay the same amount
to every bird dog?

It depends on how much the deal is. If it is $2k - $10k, I pay a flat fee of $1k to the bird dog. I will
bonus you if you have an assignable contract for the seller’s property. If the deal is $10k+, I pay
12% - 50% depending on work and amount offered.)

- I thought that the wholesaler was responsible for getting the house under contract. How would
a bird dog go by doing that?

That is correct. However, as a virtual wholesaler, I am assigning contracts from mostly out-of-
state. That is why I need your help. Some bird dogs may be willing to close the deal themselves
for learning experience and getting paid more. If this is something you are interested in doing, I
am not stopping you.

- Where are you looking for properties so I can help you and you can help me?

For the time being, you are on standby. I will let you know if there is any activity in your area.

OR

<tell them their area of bird dog operation>

- Are you looking for distressed properties?

Yes. I will find investors for that area and grab their buying criteria. By doing this, I can match
properties and get a better chance at landing the deal.

- Ask for email for their first assignment. Title the email “Bird Dog Assignment.”)

Hi ___ . This is Adam from Crossfire Homes. How is everything?

The reason for this call is so that I can better understand you and your reasons for becoming a bird dog.
This will help me connect with you better and help you out along your real estate journey.

Now I am here to jumpstart your career and shorten your learning curve. So, before we start, what are
your reasons for our chat today?
Tell me about yourself. Where are you from and what are your goals and interests?

Are you new to real estate? [(If not…) what do you know about it so far?]

[(If they know real estate…) As a wholesaler, I commonly look at and use “assign” contracts. So, when
we look at properties for sale, they cannot be HUD homes, foreclosures, listed with an agent, or ones
owned by a bank (REO properties). They must be off-market properties or for sale by the owner. Do you
understand?]

If they don’t have experience in real estate, remember to ask them of this when they’ve finished the
PDF, “Complete Guide to Becoming a Successful Bird Dog” *HUD homes are foreclosed properties or
properties owned by the US Department of Housing and Urban Development.

(If they do not have experience in real estate…) To get you started, I will send you a link via email + text
to download a PDF called, “Complete Guide to Becoming a Successful Bird Dog.” For this, I need to ask
you for your email address and phone number. It should explain mostly everything you need to know
about real estate, what a bird dog is, their roles, and responsibilities as well as what you need to do to
continue. When you have finished all of this, I want you to either text or email me and let me know your
thoughts.

Do you have a lockbox? (If they ask...) A real-estate lockbox is a padlock shaped box that holds the keys
to a house. You would see it hang around either the gate or doorknob of a home if it is on the market for
sale. I may also ask you to visit the owner either to take pictures of their property or to request their
signature on a contract. In other words, if something is urgent related to payments or properties in your
area, I will let you know.

Now if you have any questions or concerns, text me at (929) 373-4087, or if you need to call, text me
that you need to call me, and we will go from there. With that said, is there anything else you would like
to add before we end our call?

Alright, ___. Thanks for your time.

Ok. Enjoy the rest of your day. Ok, bye.

Key responsibilities for a bird dog within virtual wholesaling include identifying and evaluating off-market properties, coordinating property access and visits, and engaging in contract assistance. These activities support the overall transaction by securing potential deals and facilitating smoother communications and operations, which are essential for completing transactions remotely .

The compensation structure for bird dogs involves a flat fee of $1,000 for deals valued between $2,000 and $10,000. For deals above $10,000, the payment is a percentage ranging from 12% to 50%, depending on the work involved and the total amount offered. This structure incentivizes bird dogs to focus on larger deals where the potential earnings through the percentage scheme could be significantly higher than the flat fee .

Understanding what a real-estate lockbox is crucial for bird dogs as it involves access to property keys, enabling them to conduct property visits, take photos, or facilitate signing contracts without the seller present. It ensures they can complete assignments promptly and securely, maintaining trust and reliability in executing tasks assigned by wholesalers .

Requiring properties to be off-market or for sale by the owner means bird dogs must actively search for leads outside of conventional methods like MLS listings. This demands a proactive approach in networking and scouting, increasing the chances of finding unique deals not yet discovered by other investors. It ultimately enhances their contributions to acquiring properties that may have less competition, thereby potentially increasing the success rate of wholesaling deals .

Communication can be optimized by establishing clear channels such as regular updates through emails, texts, or scheduled calls, ensuring both parties are aligned on goals and progress. Providing bird dogs with clear, actionable instructions and feedback can enhance their effectiveness and responsiveness. Leveraging communication technologies like video conferencing for face-to-face interactions can foster strong relationships and better coordination .

By utilizing bird dogs to match properties with investor buying criteria, investors gain access to tailored leads that better meet their investment goals. It minimizes the time spent on unsuitable properties and increases the likelihood of successful investments. This targeted approach enhances efficiency in deal closures and optimizes resource allocation by focusing only on high-potential properties .

A wholesaler might rely on bird dogs to close deals because they are often virtual wholesalers working across different states, making it challenging to handle contracts locally. Bird dogs can handle local tasks such as securing contracts and conducting property visits. This arrangement benefits wholesalers by expanding their reach and efficiency, while bird dogs gain practical real estate experience and earn monetary rewards .

The primary challenges include locating properties not listed on conventional markets, dealing with uncooperative sellers, and accurately assessing property conditions. Bird dogs can overcome these by developing strong local networks, honing negotiation skills, and leveraging local market knowledge to identify hidden opportunities. Using tools like networking apps and community connections can also increase their efficiency and effectiveness in finding distressed opportunities .

A bird dog might benefit from personally closing a deal by gaining firsthand experience in negotiating contracts, understanding property legalities, and managing customer interactions. It builds their skills and confidence in the real estate field, potentially leading to increased future earnings and opportunities to work independently. By learning under a wholesaler's guidance, they enhance their professional growth and competency .

The 'Complete Guide to Becoming a Successful Bird Dog' prepares potential bird dogs by providing foundational knowledge of real estate, understanding of their roles, and guidelines for performing tasks effectively. This structured education helps them integrate more smoothly into wholesaling operations, enabling them to contribute meaningfully with greater confidence and an action-ready mindset .
