Chapter I: Maintenance policy and organization

1.1. Introduction
Maintaining production equipment is a key issue for the productivity of factories as well as
for the quality of the products. It is an industrial challenge involving the questioning of fixed
structures and the promotion of methods adapted to the new nature of the materials.
1.2. Definition of maintenance:

According to AFNOR (NF X 60-010):

Maintenance is a set of actions making it possible to maintain or restore an asset to a state


specified or able to provide a specific service. Maintaining well means ensuring these
operations at cost optimal.

Comments:

* all the actions that include:

a) Maintenance design, such as training of maintenance staff, the concept of maintenance,


technical documentation, appropriate equipment (tools), and supplies (spare parts).

b) The performance of the various operations of preventive maintenance (event likely) or


corrective (a certain event).

c) Follow-up on:

- The quality and reliability of the materials.

- Managing the maintenance tool.

- The durability of the materials (renovation, reuse, etc.).

* Maintain: contains the concept of "prevention" on an operating system.

* Restore: contains the notion of "correction" following a loss of function.

* Specified state or service: involves the predetermination of a goal to be achieved, with


quantification of characteristic levels.

* Optimum cost: that conditions all operations in an interest of efficiency.

1.3. Organization of maintenance:

1.3.1. Situation in the enterprise:

There are two trends in the positioning of maintenance in the company:

Trend 1: Centralization where all maintenance is carried out by a service. Hence the
benefits are

 Standardization of methods, procedures and means of communication.


 Possibility to invest in expensive equipment thanks to grouping.
 Overview of the state of the fleet of equipment to be managed.
 Easier and more flexible management of personnel resources.
 Rationalization of material resources and optimization of their use (faster
amortization)
 Reduced quantities of spare parts are available.
 Simplified communication with other services thanks to its centralized location

Trend 2: Decentralization, where maintenance is entrusted to several services, of size


proportionally more modest, and linked to each of the company’s services.

Hence the advantages are:

 Better communications and relationships with the responsible department and the park
user to be maintained.
 Smaller staff numbers in the different branches.
 Increased responsiveness to a problem.
 Better knowledge of the equipment.
 Lightened administrative management.

Maintenance functions are the activities that are performed to keep equipment and

 Preventive maintenance: This type of maintenance is performed on a regular basis


to prevent equipment failures and breakdowns. It may involve tasks such as
lubrication, cleaning, and inspection.
 Corrective maintenance: This type of maintenance is performed to repair
equipment that has failed. It may involve tasks such as replacing parts, adjusting
settings, and troubleshooting problems.
 Predictive maintenance: This type of maintenance uses sensors and other
technologies to monitor the condition of equipment and predict when it is likely to
fail. This allows for preventive maintenance to be performed before a failure occurs.

Here are some examples of maintenance functions:

 Adjusting machine settings
 Troubleshooting and repairing equipment failures
 Inspecting equipment for safety hazards
 Performing preventive maintenance tasks, such as changing oil filters and cleaning
air filters
 Installing and commissioning new equipment

Maintenance functions can be performed in a variety of settings, including industrial plants,


commercial buildings, and homes. The specific maintenance tasks that are performed will vary
depending on the type of equipment or infrastructure being maintained.

For example, preventive maintenance on a manufacturing machine might involve lubricating


the machine's bearings and checking for signs of wear and tear. Corrective maintenance on the
same machine might involve replacing a broken part or repairing a damaged component.
Predictive maintenance on the machine might involve using sensors to monitor the machine's
vibration levels and temperature to identify potential problems before they cause a failure.

Maintenance functions are an important part of keeping equipment and infrastructure


operating safely and efficiently. By performing regular maintenance, businesses and individuals
can extend the life of their assets, reduce downtime, and improve safety.
