SCOPE & TERMS OF ENGAGEMENT

SCOPE OF WORK
Uru Consulting LLP, hereinafter referred to as the Consultant, shall provide Design Consultancy
along with interior & Landscape design for the proposed residence, based on the project brief
issued by the Client. The services mentioned above will be provided as a complete package and
not as an individual consultancy.
Any other services like PMC, Building Automation, Specialist Lighting, Security, Sound etc, if
required can be recommended by us and paid directly by the client.
SCHEDULE OF SERVICES
The Consultant shall render the following services:
a. Concept Design Stage
Based on the project brief issued by the client, the Consultant shall prepare a Conceptual
schematic Design solution to the project. The conceptual design will include: i. General floor
layouts ii. Sections through principal spaces iii. Views to supplement the design intent. iv.
Tentative area calculation.
b. Design Finalization Stage
In this stage the Consultant shall prepare the Final Design documents based on the inputs
received on the Conceptual Design documents in order to define the complete Design
character of the project. The Final design documents would include: i. Design drawings as
necessary to describe the design intent with interior concepts ii. Exterior elevations of the
project including building mass & roof forms. iii. Sections through principal spaces. iv. Views
to supplement the design intent.
c. Tender Drawing Stage
The Consultant shall prepare drawings and specifications required for preparation of tender
documents. The drawings will include:
i. Site plan
ii. Floor Plans
iii. Elevations
iv. Building sections
v. Roof Plan
CONSULTANT CLIENT
The drawings will incorporate the inputs from all consultants, and a detailed specification
will be provided for preparation of tender documents.
The Consultant shall provide the client, 3 sets of drawings and soft copy in PDF of the same.

The Consultant shall assist the Client, if required, in evaluating the bid package which will
include:
i. Attending a pre-bid meeting with the Bidders.
ii. Addressing Bidder's questions and concerns.
iii. Assisting in the evaluation of the bids.
iv. Assisting in the awarding of the contract.
e. Construction Stage
The Consultant shall provide the following services during construction:
i. The Consultant shall prepare and issue working drawings and details for proper
execution of works during construction.
ii. The Consultant shall attend Project coordination meetings with the Client and the
Contractor as required to assist in expediting the Project and to provide clarification
of construction documents.
iii. The Consultant shall review and take appropriate action in a timely manner
on all subcontractors' submittals such as shop drawings, product data and/or
samples.
iv. The Consultant shall prepare supplemental and clarification drawings, as required
v. The Consultant shall prepare supplemental and clarification drawings, as required.
vi. Material, finish and furnishings recommendations and specifications.
vii. The Consultant shall prepare furniture installation drawings.
CONSULTANT CLIENT
viii. Shall approve samples of various elements, components, finishes and color.
ix. Check and approve shop drawings submitted by contractors/ vendors.
x. Coordinate fine art and decorative accessories selection and placement, if required.

The Consultant shall prepare and submit completion reports and drawings for the project.
Additional Services:
Any additional services done by the Consultant beyond the Schedule of services mentioned
above shall be compensated for by the Client on mutually agreed terms.
CONSULTANT CLIENT
FEE PROPOSAL
The fee for the Consultancy services as stated in the sections 'Scope of Work' & 'Schedule of
services' are as follows:
Consultancy Fee – Rs 250/[Link] of the total build up area.
The above fee covers landscape consultancy services in proportion of 1 cents for every 100
sq ft of total built up area. If required, landscape consultancy for every additional cent shall
be charged extra.
If required, consultants for systems like Building Automation, Specialist Lighting, Security,
Sound etc; can be arranged and will be charged directly on actual.
Any tax levied by law, such as GST etc, contingent to our professional services, shall be paid
by the Client, over and above the gross fees charged in relation to the services provided.
SCHEDULE OF PAYMENT
The fee shall be paid in the following stages consistent with the work done plus other
charges and reimbursable expenses as agreed upon:
Preliminary advance RS 50000 +
GST (Will be adjusted against retainer fee)
Non Refundable retainer fee on appointment 10% of estimated fees
• Concept Design Stage 15% of total fee payable
• Design Finalization stage 30% of total fee payable
• Tender Drawing Stage 55% of total fee payable
• Bidding & selection of contractor 65% of total fee payable
• Construction stage 95% of total fee payable (in 4 equal
installments.)
• Completion Stage 100% of total fee payable
CONSULTANT CLIENT
Procedure of Billing:
Considering the efforts and services to be provided / rendered in lieu of the scope of
works, an estimate is prepared at every stage and presented for approval. Once approved
an invoice is raised including GST and other levies if any liable thereon. All payments shall
be made in favor of
Payment Terms:
We believe in delivering work as per the agreed schedule and therefore expect that our fees
are paid within 2 weeks of receipt of our bills in order for us to proceed to the next stage of
consultancy. Any unpaid fees at the end of the stipulated project period will become liable
for revision as per the then existing fee structure. In case the project is dropped or held up
indefinitely for any reasons whatsoever, the Consultant shall be paid their fees for the
completed stage of consultancy as per the above schedule of payment.
Reimbursable Expenses:
The following project-related expenses (based on actual) incurred by the Consultant would
be reimbursed by the Client (over and above our fee):
1. Actual cost of travel (to and fro), boarding & lodging and local transport for any visit
made by all consultants to the site or such other place as may be necessary in connection
with the execution of work and in connection with the performance of duties referred to in
this proposal. All traveling expenses claimed will be supported by bills as far as possible.
2. Cost of presentation models, computer simulation, presentation drawings, etc
prepared at the instance of the Client for purposes other than the design and execution
of the project & additional printouts of drawing (Hard copies / Soft Copies), courier
charges etc.
3. All reimbursable expenses mentioned above, directly incurred by us would be billed to
the Client on a monthly basis.

TERMS OF ENGAGEMENT
Client Responsibilities:
The Client
a. Shall provide detailed requirements of the project.
b. Shall furnish detailed topographical survey plans.
c. Shall furnish detailed floor plans and sections of existing structures on site, if any.
d. Shall furnish specific conditions/ statutory stipulations/ Code of Practice Schedule of rates
etc, desired to be followed.
e. Shall pay all the fees, levies, security deposits and expenses in respect of statutory
sanction.
f. Any changes to the design given by the Consultant shall be executed only after mutual
discussion and consent.
g. Shall give effect to the professional advice of the Consultant and cause no changes in the
drawings and documents without the consent of the Consultant.
h. Shall furnish any other information, documents, assistance etc which may be needed.
Revisions:
Any Revisions and changes made by the Consultant, at the Client's request, in the drawings
which are already approved shall be charged extra. These revisions will be considered as
additional services rendered by the Consultant and paid for by the Client at the same rate
as the fee prescribed in this proposal for the relevant stage.
CONSULTANT CLIENT
Ownership of Copyright:
Design is an intellectual property of the Consultant. The drawings, documents and models as
instruments of service are the property of the Consultant whether the project, for which
they were made is executed or not. The Client shall retain copies of the Consultant's models,
drawings specifications and other documents for his information and use in connection with
the project. These shall not be used for any other project by the Client without the consent
of the Consultant.
Project Period
The project period will be 18 months from the date of signing the agreement. Any services
provided by the Consultant after this period shall be compensated for by the Client on
mutually agreed terms.
Termination
This agreement may be terminated by either one giving a written notice of not less than 30
(thirty) days, should either fail substantially to perform his part of responsibilities/ duties, so
long as the failure is not caused by the one initiating the termination
Upon termination the Client shall pay the Consultant the fees due for the work completed
till that date.
