RENT AGREEMENT

This rent agreement is executed at Gurugram on this 08th day of December,


2022, between:-
Mr. Rajat Makkar R/o H. No. 1083-B, Sector-52, Gurugram, Haryana,
(hereinafter called the first party/Landlord).
AND
Mr. Mrs. Pratima D/o Sh. Satyapal Singh R/o Vedalankar R/o 20/2,
Block-C, Ardee City. Sector-52, Gurugram (hereinafter called the second
party/tenant).
WHEREAS owner has agreed to give on rent a House at
H. No. 1083-B, 2nd Floor, Sector-52, Gurugram, Haryana, (hereinafter called
the property). The house is furnished with following items:- Split AC (1), Double
bed (1), Single bed (1), Geyser (1).
Whereas the Lessor has agreed to let out the said property to the Lessee and
the Lessee has agreed to take on rent of his / her plot/house/flat for
Residential/Commercial purpose.
Whereas the Lessee has represented that the said property is free from all
encumbrances and the Lessor has a clean and unrestricted right to the said property
and is legally competent to the enter into this Rent/Lease Agreement on the terms
and conditions contained herein

NOW THIS DEED WITNESSETH AS FOLLOW:


1. That possession of the property will be given to the Lessee and the Tenancy
shall commencing from 01-11-2022-to 30-09-2023 for 11 months and the
tenancy can be extended or renewed at the end of this tenancy period with the
increase of rent @ 10% by mutual consent.
2. That the Second Party shall pay the monthly rent of Rs. 24,500/- (Rupees
Twenty Four Thousand Five Hundred only) in advance on or before 10th day
of per month as English Calendar.

3. That the second party have deposited a sum of Rs. 24,500/- (Rupees Twenty
Four Thousand Five Hundred only) as security which will be refunded at the
time of vacating the premises after deducting arrear of electricity, water,
sewerage charge bills and damages of the premises if any, due on the second
party by the concerned authorities.
4. That the Lessee shall be use the property exclusive
for the Residential purpose and shall not sublet the property without the written
permission of the Lessor.
5. That the lessee shall pay electricity charges, water charges, sewerage charges
according to the bills raised by the concerned authorities as per prescribed rates
regularly during the tenancy period.
6. That the lessee shall pay for water, cleaning, regulatory charges, as per the bills
from the appropriate authorities.
7. That the lessee shall comply with all the rules and regulations of the Local
Authorities whatsoever in relation to the said property.
8. That the Lessee shall not carry out any structural additions or alterations to the
building layout, fittings and fixtures without the prior written consent of the lessor.
9. That the lessee at the time of occupation shall see that all the electrical, sanitary,
and fitting and fixtures are intact and or in perfect working order. The Lessee
shall be responsible to restore them in the same conditions except natural wear
and tear and damages by act of nature (If any of these are not found in proper
condition at the time of shifting and lessor has not repaired it lessee will not be
responsible for the same at the time of vacating).
[Link] the Lessee shall permit the Lessor or any of his/her/their authorized agent
to enter upon the said property for inspection and to carry the necessary repair
at all reasonable time.

borne by at lessor own costs.
[Link] at the expiry of rent period the Lessee shall handover the physical vacant
possession of the said property to the Lessor with all the fitting and fixtures
intact and in perfect working order accept natural wear and tear conditions.
[Link] in case the Lessee makes defaulter in making the payment of rent or
commits any breach in this deed the Lessor shall be entitled to get back the
possession of the property immediately thereafter according to law.
[Link] case the said premises I/we vacated before expiry of six months, the security
deposit amount equivalent one month rent shall be forfeited.
[Link] the tenancy may be terminated after giving one month notice in advance
either of the parties in case of breach of any agreed terms and conditions.

The lessee must comply with all rules and regulations set by local authorities concerning the said property, ensuring the property is used lawfully and following municipal codes .

The rent is structured to increase by 10% at the end of the tenancy term, provided there is mutual consent between the lessor and the lessee for extending or renewing the agreement .

The agreement requires the lessee to ensure all electrical, sanitary, and fitting equipment are intact and in perfect working order upon occupation and must maintain them, except for natural wear and tear or damages by acts of nature. Additionally, the lessor is responsible for day-to-day repairs, while lessees must permit the lessor or their agent to inspect and perform necessary repairs .
