1. Introduction
This report describes the road map of the proposed Project Title: Energy improvement
work of MVAC System in a Commercial Building. Today the demand for energy is very
large, energy price increases every day. Many countries begin to pay attention of this
question now. In this report, the needs of the project will be shown at the beginning of
this report and then the objectives. After that, it will be the details of my feasibility study,
scope and limitations of the project. The method and procedure of the project will be
followed. Programmer planning will come after and finally is the expected learning
outcomes and conclusion. It is expected that the fundamental concepts in building
services engineering previously learned can be integrated and applied in executing the
project work.
2. Project Description
This is a 23-storey multi-tenanted office building located in Quarry Bay, which has five
layers of car park in the basement. It built in 1998, over 15 years, basic facilities are as
follows:
Layers Facilities
Roof floor Mechanical floor: Cooling tower, Booster
water pump room,
From 3/F to 23/F Office areas
2/F Mechanical floor: Chiller plan room
1/F Lift lobby
B3 Transfer water pump room
From B1 to B5 Car park

2.1 Needs of the Project
We know the high quality services are needed for maintaining the daily operation and
maintenance of the building facilities in the commercial building. It is necessary to use a
lot of energy continuously, and hence the price of energy also increased. In order to solve
the energy problem, the techniques to control the use of resources and energy

conservation becomes very important. Beside legislation, there is other possible direction
to deal with the problem. It is Energy saving (EMSD, 2014b) and Renewable energy
development (EMSD, 2014a), such as: Lighting or water management.
2.2 Objectives
This project is mainly related to the following objectives:
A. Energy saving
To reduce the energy squanders, more effective methods should be used to control the
energy consumption. For examples, high efficiency motors can be used; choosing the
better control mode for the starting devices or the equipment having higher performance
coefficient.
B. Water management
Improving the management methods to handle waste water effectively utilized to supply
to other facilities of the office building to save costs and make the best use.
2.3 Feasibility Study
I will review the preliminary literature of the disciplines, for example: American Society
of Heating, Refrigerating and Air conditioning Engineers Handbook (ASHRAE),
Chartered Institution of Building Services Engineers (CIBSE), EMSD of Code of
Practice for Energy Efficiency of Air Conditioning Installations (2007 Edition) and
government publications also search for internet and technical reference books. Please
refer to the list of references in Section 3.
2.4 Scope of Work
In this project, the site survey and assessment of environmental on the building will be
carried out. There are two aspects: Energy saving and Water management to improve the
energy efficiency of the office building.
A. Water management
Improving the management methods to handle waste water effectively utilized to supply
to other facilities of the office building. For condensate recycling, it can be to make up

the cooling tower.
B. Energy saving
Item Practice
Water side For Air conditioning system, frequency
inverter controls system of Water pump,
cooling tower starting control system
(High/Low speed) and automatic tube
cleaning system of chiller will be analyzed
their functions and features etc.
Air side For ventilation system, Heat recovery
system will be compared for saving energy.
An improved design will be made to replace the existing system and then the payback
period will be calculated. Finally, the feasibility of applying the design to the target
building will be analyzed. The limitation of this project is time short of. It will take a long
period of time to show the efficiency of the new system. Also, there are difficulties in
estimating the payback period; it may not be accurate because of insufficient data.
2.5 Methods and Procedure
During in this project, I can through the data and information to analyze of differenced
installation methods and system for the venue.
After that, the project title is decided after discussing with the supervisor. Next step,
make a concept map to determine the objectives and prepare an overview of what has
been included in the project, limitation related and programmed planning to the report to
complete the project proposal.
In an interim report 1 will be long listing in detail information about the parent
disciplines, through the literature review, for example: research Internet and technical
reference books to collect data for analysis.
Also, in an interim report 2 will be analysis the effectiveness and cost for the different
systems to design and set solutions to the problem. Then, I will compare and consider
Page 3 of 7
BSE3906 (PT) L4P 2015-16
different design system for result of advantages and disadvantages, according the
feasibility of its application to determine the appropriate alternative system to implement
improvements to deal with any problems.
Finally, the Final report will be short listing of all the information on the projects related
to the report to be a conclusion and description future work.
2.6 Programme Planning
This planning is based on the allocation of time set, including gathering information,
personal works, submission and presentation. For details, please refer to Appendix 6.2.
2.7 Expected Learning Outcomes
After this major project, individuals I will be able to through on-site survey analysis and
search for information, more techniques and working-related knowledge would be
learned which is very helpful for the future work. The importance of comparing prices
and analyzing data in systems design for costs controls would be learned. The Code for
completing the project would be known.
In soft skills, reporting skills, the usage of the Internet in searching information and
reference books would be learned. Time management skill would be improved for
completing the project as improper arrangement would make the project fail. The
techniques of writing and speaking in English would be enhanced. The confidence would
be increased after facing public the presentation.
