Levels of WBS:
Level 1: Project Title - New Office Block Construction
This is the highest level, representing the entire project. It provides a concise summary of the
project’s objective. Example: “Construct New Office Block.”
Level 2: Major Project Phases/Deliverables
This level breaks down the project into its major phases or deliverables. These are significant
components of the project that must be completed to achieve the overall objective. Example:
“Site Preparation,” “Foundation Construction,” “Structural Framing,” “Interior Fit-Out,”
“Mechanical, Electrical, and Plumbing (MEP) Installation,” “Finishing Touches.”
Level 3: Sub-Deliverables/Work Packages
This level further decomposes Level 2 deliverables into smaller, more manageable components.
These are often logical groupings of work that can be assigned to a specific team or individual.
Example: Under “Foundation Construction,” you might have “Excavation,” “Concrete Pouring,”
“Reinforcement Installation.”
Level 4: Activities/Tasks
This level represents the specific tasks required to complete each work package. These are the
individual actions that need to be performed. Example: Under “Concrete Pouring,” you might
have “Prepare Concrete Mix,” “Transport Concrete,” “Pour and Finish Concrete.”
Components of WBS:
Site Preparation
This includes all activities related to preparing the site for construction, such as clearing the
land, removing debris, and leveling the ground.
Foundation Construction
This involves the building of the foundation, which is the base of the office block. It includes
activities like excavation, concrete pouring, and reinforcement installation.
Structural Framing
This phase focuses on building the structural frame of the office block, including the walls,
floors, and roof. It involves activities like framing, sheathing, and truss installation.
Interior Fit-Out
This includes the installation of interior elements such as drywall, flooring, ceilings, and
partitions. It also involves activities like painting, electrical work, and plumbing.
Mechanical, Electrical, and Plumbing (MEP) Installation
This phase covers the installation and testing of all mechanical, electrical, and plumbing
systems within the office block. It includes HVAC, electrical, plumbing, and fire protection
systems.
Finishing Touches
This includes the final touches to the office block, such as exterior cladding, landscaping, and xf
rinterior finishing like fixtures, fittings, and finishes.
By structuring the project using these four levels and including these six key components, we
can effectively organize and manage the complex set of tasks and activities required for the
construction of the new office block. This approach ensures that all necessary work is identified,
assigned, and managed in a structured manner, facilitating better planning, execution, and
control throughout the project lifecycle.
