sequence. It divides the project into manageable sections that reflect the sequence of
construction phases, providing a detailed view of the scope of work and cost elements.
1. Site Preparation
This phase includes clearing the site, grading, excavation, and any necessary demolition or
removal of obstructions. It prepares the area for the construction of the building and
includes tasks such as surveying, setting up temporary structures, and ensuring the site is
safe and accessible.
2. Foundation
The foundation phase includes tasks related to digging, pouring concrete, and constructing
the footings, slabs, or piers necessary to support the structure. This includes the installation
of rebar, formwork, and waterproofing systems.
3. Wall Construction
Wall construction covers the erection of external and internal walls, including masonry,
concrete, or steel frame systems. This phase also involves the installation of windows and
doors. Tasks include setting up scaffolding, laying blocks, or installing pre-cast elements.
4. Roofing
Roofing involves the installation of the building's roof structure, including the trusses,
decking, and coverings. Tasks include applying insulation, waterproof membranes, and the
final roofing material such as shingles, tiles, or metal panels.
5. Finishing Works
Finishing works include interior and exterior painting, tiling, flooring, and other finishing
touches such as installing trim, moldings, and final surface treatments. This phase is focused
on ensuring the aesthetics and quality of the construction.
6. Plumbing and Electrical
This phase involves the installation of plumbing systems for water supply, drainage, and gas
systems, as well as the installation of electrical systems such as wiring, outlets, fixtures, and
connections to the power grid.
7. Cleanup and Final Inspections
Cleanup and final inspections involve removing construction debris, cleaning the building,
and ensuring that all systems are operational and meet safety standards. This phase also
includes final quality checks, punch list completion, and obtaining necessary permits and
certificates of occupancy.
The cost elements in this WBS are arranged according to the construction sequence. Each
element represents a specific scope of work and follows a logical flow of the construction
process. The WBS ensures that each phase of construction is completed before the next one
begins, thus maintaining project efficiency and reducing risks.
