DEED OF SALE OF A REGISTERED PARCEL OF LAND
WITH ASSUMPTION OF MORTGAGE
KNOWN ALL MEN BY THESE PRESENT:
I MICHAEL LEOPAZ ASUTEN (Vendor), of legal age, Filipino, and a resident of
B1 L3 Calamba Park Place, Brgy. Makiling, Calamba City, Laguna for and in
consideration of the sum of TWO MILLION THREE HUNDRED THIRTY-TWO
THOUSAND FOUR HUNDRED PESOS (Php. 2,332,400), Philippine currency, receipt
of the entire amount is hereby acknowledgment, do I hereby sell, transfer and convey to
EDERLINA B. BAUTISTA (Vendee), of legal age, Filipino and a resident of Zone 1,
Nabannagan East, Lasam, Cagayan in a manner that is absolute and irrevocable that
parcel of land including improvement situated in Carig Sur, Tuguegarao City, Cagayan
herein below described to wit:
“AVIDA SETTING TIGUEGARAO CITY PHASE 1, Block 47, Lot 16”
The Vendor already paid the total amount of__________ to Avida Sales Corp. Office
Tuguegarao City, Cagayan covering the months of June 2021 to January 2023. Hence,
as agreed by both parties the Vendee shall pay the said amount under the following
conditions:
a. The Vendee shall pay a down payment in the amount of Php.50,000 on October 9,
2023;
b. The remaining balance shall be paid through post-dated checks in the amount of
Php.37,080.05 every quarter starting on January 30, 2024;
c. The Vendee shall assume the payment of the monthly amortization fee with Avida
Sales Corp. Office Tuguegarao City, Cagayan covering the months of February
17, 2023, to September 17, 2023, with the total amount of Php.79, 328.08;
The herein VENDOR further declares that the above-described parcel of land is free
from liens and/or encumbrances and shall defend its ownership from any and all claims
whatsoever.
