S P E C I F I C A T I O N

GENERAL CONDITIONS
All phases of the construction shall be finished with first class workmanship to the fullest
intent and in accordance with the plans and these specifications, and to the entire satisfaction
of the Architect and the Owner.

The construction shall conform to all the requirements of the National Building Code, as well
as the local rules and regulations of the Municipality of Gen. Luna, Surigao del Norte.

1. SITE CLEARING
The Contractor shall clear the building site of rubbish, roots and other unsuitable materials.
All such unsuitable materials shall be removed from the site and disposed of as may be
directed by the Architect or Engineer.

2. STAKING OUT OF THE BUILDING LINES

The staking out of building lines and grades shown on the drawings shall be
established before any excavation commence. Batter boards and reference marks shall
be erected at such places they will not be disturbed during the excavation of the
building.

3. EXCAVATION WORK
All excavations shall be made to grade indicated on the drawings. Where the building
site is covered with any kind of fill, the excavation of footings should be made deeper until
the stratum of safe bearing capacity of the soil is reached.

4. BACKFILLING
After concreting of foundations is hard enough to withstand pressure resulting from fills, the
materials removed from excavations shall be used for backfilling around them.

5. CONCRETE WORKS
Concrete works shall include labor, materials, equipment and incidents required to complete
the work as shown on the drawings and specified herein in accordance with the standard as
adopted by the ACI code. All concrete shall be mixed thoroughly until a uniform distribution
of cement and aggregates is achieve and should be deposited as nearly as practicable in its
final position, care being taken so as to prevent a rapid loss of moisture from the surface.

Water to be used shall be clean for mixing concrete shall be clean and free from
From injurious amount of oil, alkalis, acids, salts and other organic matters.

Concrete slab on fill shall be 100mm thick and of Class C mixture. The receiving bed shall
properly contracted of wetting and tampering or rolling. If tampering is applied, it shall be
done in layers not exceeding 150mm thick. A top layer of gravel 50mm minimum thickness
shall be compacted and shall form the immediate base on the concrete slab on fill.

 The following proportions of concrete mixtures shall be used for the various parts of the
building, as follows;

Columns, footings, beams and slabs - Class A (1:2:4) mix

Concrete hollow block footings - Class B (1:2-1/2:5)
mix Concrete slab on fill - Class C (1:3:6) mix

The fine aggregate for concrete shall consists of natural sand, crushed stone quarry
screening or inert materials with similar characteristics, having clean, hard and
durable grains, free from organic matter or deleterious substances.

The coarse aggregate of concrete shall consist of crushed rock of durable and strong
qualities, or lean and hard gravel free from foreign materials and dusts by adequate
processing. Size of the course to be used shall vary from 20mm to 40mm (3/4” to 1-1/2”).

6. FORMS FOR CONCRETE WORKS

All forms for concrete works shall be properly braces or ties together so as to maintain
sufficiently tight to prevent bulging and seepage of water.

Forms shall not be removed until concrete has attained sufficient strength to support its own
weight and any loads that may be placed on it. Side forms of beams and girders may be
removed earlier than the bottom forms by additional posts or shoring must be placed under
the beams or girders until they attained their required strength.

Time required for removal of forms:

Floor slab - 14
days
Columns - 3 days
Sides of beams - 7 days
Centering of beams - 14
days

7. STEEL REINFORCING BARS

All steel reinforcing bars to be used shall be new free from rust, scale or other coatings,
consisting of round deformed bars with lugs or projections on their sides to provide greater
bond between concrete and steel reinforcement. All steel reinforcing bars shall be “PAG-
ASA” brand or its approved equivalent. They shall be accurately placed and secured against
displacement by tying them together at each bar intersection with gauge no.16 G.I. wire.

The rebars shall conform to the latest edition of the ASTM A 305 (Specification for
Structural and intermediate Grades), with a minimum strength of 40,000 psi.
Spacing of rebars shall be done in accordance with ACI Building Code.

8. MASONRY WORKS
The work shall include all masonry works, cement work and all other related work to
complete masonry works. Concrete hollow blocks to be used on this project shall be
“JACKBUILT” brand or its approved equivalent.

All exterior walls and walls where plumbing pipes and fittings are to be located shall be
150mm thick while interior walls shall be 100mm thick, unless otherwise indicated

 Concrete hollow block cells shall be filled cement mortar consisting of 1 part Portland
cement and 3 parts sand by volume.

The mixture of cement mortar for concrete hollow block wall plastering shall be 1 part
Portland cement, 1 part lime and 3 parts sand by volume.

9. CARPENTRY AND JOINERY

Lumber shall be well-seasoned, thoroughly dry, and free from loose, saps, shakes or other
imperfections impairing their strength, durability and appearance.

12. STEELWORKS
All steel purlins, angles, plates and bars shall conform to ASTM A36 steel and conforming
to the AISC Manual of Steel Construction. Electrodes for welding shall conform to the
American Welding Society Specifications.
All materials under this item shall be free from dirt, rust and protected from corrosion.

13. PLUMBING WORKS

All rough-in as required for fixtures and equipment whether installed or not, and all work
necessary for the proper functioning of all installations, whether or not specifically called
for in the specifications or indicated on plans.

14. ELECTRICAL WORKS

All electrical installations shall be done in accordance with the approved plans and under
the direct supervision and control of a licensed Electrical Engineer or Master Electrician.

Electrical conduit - NELTEX brand, schd 40 PVC pipe
Circuit breaker - EVER brand or approved equal
Switches and convenience outlets - PANASONIC brand or

15. PAINTING WORK

The scope of work under this section shall include furnishing of all labor, materials, equipment
and other necessary facilities in the satisfactory performance of all works necessary for the
completion of painting and varnishing according to the approved color schemes and as
specified herein.

All paint materials shall be delivered to the site in original containers with labels intact and
seals unbroken. All materials to be used shall be “BOYSEN” paint or approved equal.

All dust, dirt, grease and other foreign matter which would affect the finish work shall be
removed before painting and varnishing commenced. Each coat of paint shall be allowed to dry
thoroughly and inspected for approval before succeeding coat is applied.

The contractor shall be responsible to protect his work during the time it is in process.
