to be obeyed only in that area.
In other words
By-law is a local law framed by a sub ordinate authority or an
organisation or community to regulate itself.

1. Permissible size of plot
minimum size of plot required is 170 m² for 1 family units
300 m square for two semi detached family
665 m² for Township flat
2. Built up area
3. Margins
on road side and adjucent side properties shall be 4.5 m and 3 m margin respectively for plot having area
more than 300 m²
and for plot having area less than 300 m² the value may be 3 m and 2 m respectively.
4. Plinth height
it should be 45 cm above Road Level or plot level Which ever is higher.
5. Height of floors
the minimum height shall be as follows
i) 2.1 0 m for bathrooms, toilet, pump room, cool room and water room
ii) 2.7 m for height on its floor not
Note:- the maximum height of floor shall not be more than 1.25 times the minimum height.
6. Stair
the minimum width of stair shall be 90 cm. the pitch of stair should we 30° to 45°. the stair cabin should not
be exceed 11 m² in area.

8. Ventilation
area of window and ventilators in each room should be at least 1/10th of the floor area of room and
maximum one third of the floor area
9. Loft
Loft is permitted in kitchen and store. the maximum width of loft shall be one third(1/3) of the width in that
direction.
the max height above loft shall be 1.5 m and bottom of loft shall be at a min height of 2.1 m from floor level.
10. Compound wall and Gate
maximum height of compound wall found road side shall be 1.5 m and other side it shall be 1.8 m
and gate should be opened under side or inward.
11. Water supply
for building having second floor overhead tank of 1800 lt. and underground tank with pump set should be
provided.
12. Basement / Celler
The lower storey of a building below or partly below ground level
It may vary between 33.33 to 50% of the plot area and is to be used for parking, servicing and for essential
household storage without counting in FAR(FSI).
