1.0 SCOPE OF WORK

The scope of work for this sub-contract is the supply, installation, testing and commissioning
of the Cold Water & Sanitary Plumbing System to the project:

CADANGAN MEMBINA 109 UNIT DSTH (20’ X 70’) RT2-A & RT2-B (CAPITA) & 1 UNIT TNB
SUB-STATION DI ATAS LOT PT 34001 HINGGA PT 34109 DAN LOT PT 36183, SETIA ALAM,
SEKSYEN U13, 40170 SHAH ALAM, SELANGOR DARUL EHSAN UNTUK TETUAN BANDAR
SETIA ALAM SDN. BHD.

1.1 Cold Water Supply System.

i) HDPE pipe for cold water incoming pipe tapped from main reticulation pipe to
roof storage tank, from meter stand.

ii) HDPE pipe and fittings, PP-R (for Hot Water supply only) from roof storage tank
to unit.

iii) PP-R pipe and fittings to DIN 8077/DIN 8078 PN20 from water storage tank to
hot water supply for toilet shower area supplied from solar water panel heating
system.

iv) HDPE pipe and fittings at aboveground to all garden taps & carpark taps.

v) Cold Water Booster Pump Sets for transferring cold water to pressurized fittings
for 1st floor.

vi) HDPE storage tanks.

1.2 Sanitary Plumbing System.

a.) Underground Sanitary Pipe Works.

i) Underground uPVC Brown Pipe from discharge stack to Inspection Chamber as


per shop drawings.

b) Aboveground Sanitary Pipe Works

To install aboveground soil, waste & vent sanitary piping: -

i) From sanitary fitting discharge outlet using UPVC BS 4514 and BS 5255 pipe to
sanitary main discharge stack at Ground Floor to inspection chamber.

ii) From sanitary stacks to manhole and roof vent pipes using BS 4514 and BS
5255 pipe.

2.3 Handling, Storage and Delivery of Material

i.) Any material delivered to site, our supervisor at site shall be informed and to
make inspection.

ii.) The delivery order is shall be endorsed by the clients or main contractor or
clerk of work.

iii.) All equipment and materials will be handled in such a manner as not to
damage the item and hence its performance.
iv.) All piping shall be stacked on sleepers with proper stoppers provided. Depending
on sizes, each stack shall remain within the maximum permitted height. There
shall be no mixing of different sizes of pipe allowed in each stack.

v.) Piping shall not be stacked higher than 2 meter.

vi.) Where pipes are to be painted the external surface of the pipe shall be cleaned
and dried.

3.0 TOOLS AND WORKING EQUIPMENT

3.1 Cold Water Supply System

The equipment in provision as and when required: -


a. Transportation i.e. picks up truck, etc.
b. Hand drill and hammer drill.
c. Diamond cutter and accessories.
d. Oxyacetylene brazing machine
e. Threading machine.

3.2 Sanitary Plumbing System

The following equipments shall be provided as and when required for the carrying out
of the various works: -
a. Transportation i.e. picks up truck, etc.
b. Handheld compaction machine.
c. Excavator or back hoe.
d. Fiber cutter.
e. Threading machine.
f. Hand drill and hand tools.

4.0 INSTALLATION OF COLD WATER PLUMBING SERVICES

A) Underground Works

a. The trench shall be straight line and shall be trimmed to level as indicated in shop
drawings.
b. Trenches for pipes shall be excavated to a level sufficient to the pipes as shown
in the drawings and finished accurately to level.
c. After the pipes have been laid, the trench is backfilled with selected backfill
material from the site to the required ground level. The soil shall be compacted
with bedding shall be made for vehicle access surface. (foundation to be proposed
by contractor).

B) Aboveground Works

i. Setting up of concealed pipe work at wall and slab.

a. Marking of 1000mm reference level by main builder at wall from floor finished
level.

b. Marking of all the inlet water supply point according to the architect drawings and
interior design drawings. Basically, all those concealed pipe sleeves and pipe will
be imbedded in the wall.

c. Identify all the pipes routing marking will be provided by the form work specialist
as per our specification the pipe trench subject to consultant approval.

d. For those panel wall area, repeat procedure a, b, c with additional hacking of the
brick wall with hammer and chisel according to the earlier marking in order to
make a slot at the wall for concealed piping.

e. Install or connect all the cold water piping inside the provided trench or groove
and patch back the hacked area with cement mortar.

ii. Installation of Horizontal Hanging Pipe

a. All the hanging pipes shall be supported using pipe hanger and bracket.

b. The pipe bracket for aboveground cold water pipes shall be type ‘A’ bracket.

c. The pipe routing for the aboveground cold & water pipes shall based on the shop
drawings. The location of the pipe hanger rod shall mark on the soffit of the floor
slab.

d. The distance of the pipe hanger rod and bracket shall follow the above schedule.

e. A wall plug shall fix to the soffit of the floor slab based on the above marking
for installation of pipe hanger rod.

f. A type ‘A’bracket (refer Figure 1.1) shall be fixed to the pipe hanger rod
together with the cold water piping.

g The level of the pipe gradient shall be adjusted by tightening or loosening the
bolt and nut at the threaded hanger rod and bracket.

h. All the pipes hanger rod and bracket must be vertically straight and firm to hold the
horizontal pipe. The tightness of the pipe hanger and bracket in holding the pipes
shall be visual checking or checking by man force.

i. Installation of Cold Water Pipe at Conceal SLAB

a. The pipe shall be laid in between the BRC as indicated in the shop
drawing from the riser till to the toilet units.

b. The pipe shall be laid in accordance to the slab casing schedule.

c. To perform pressure test on the laid pipe prior to casting of the slab for 24
hours for pressure setting of 110 psi with tolerances of 5% pressure difference.

v. Joining of Pipe

(II) Mild Steel pipe

a) For Flange Joint method, it offers an excellent mechanical system. It allows pipe
sections to be installed or dismantled in line The pipe used shall be either 3m or
6m depending on the site condition.

b) The Flange Joint pipe and fittings shall be correctly jointed as described in
procedure below:-

i) Measure the dimension of the routing to the required pipe length.


ii) Lift the required pipes and align to one another of the between pipes.
iii) Insert the bold and nuts c/with gasket.
iv) Wind the nut onto the bolt a few turns. Tighten with spanner.
v) The work is complete.

(III) PP-R Pipe PN16.

a. The PP-R pipe is used for ONLY HOT WATER incoming supply which the
pipes run at high level and conceal onto the wall.

b. PP-R pipe and fittings shall be correctly jointed as described in procedure


below:-

i) Measure and cut the polythene pipe square with pipe cutters, knife or saw
to the required length.
ii) Lightly abrade the gross from the outer surface of the pipe and the inner
surface of the fittings.
iii) Push fittings into the pipe as far as possible.
iv) Wind the nut onto pipe a few turns. Tighten with spanner or still son.
v) The work is complete.

C) Equipment

i) Cold Water Booster Pump

a. The actual pump plinth size will follow the actual size dimension pump plinth of
150mm (H) for each number of pumps that will be cast at side by main builders.
The pump plinth is given a spacing of 100mm each side from actual size pump
dimension. The location of the plinth shall follow the shop drawing.

b. The vertical multistage in-line pump will be carrying and cleaning by workers and
located vertically on the cast plinth. The inlet and outlet orientation of the pump
shall fix according to the shop drawings.

c. Insert a 3mm think neoprene pad between the base of the pump and the plinth to
isolate the vibration during the operation of the pump.

d. Tighten the 3/8” bolt and nut with spanner at the base of the pump to mount the
pump on to the plinth.

e. Adjust the level of the pump and make sure the pump is in level with leveling rule
when tighten the bolt and nut at the base of the pump.

f. Connect a flexible joint at the inlet and outlet of the pump to the transfer pipe and
incoming pipe according to the shop drawings.

ii. Cold Water Storage Tank (For HDPE Tank)

a. The water tank plinth with 150mm height and 1000mm spacing shall be casted at
site by the main contractor. The location and orientation of the plinths shall follow
the shop drawings.

b. In the event of the uneven level of the plinth, the HDPE TANK will not be seated
on its level.

5.0 TESTING PROCEDURE

5.1 Pre-Testing

A) Leakage Test and Pressure Test for Cold Water System Distribution System

a. The hydraulic pressure test shall be carried out after all the cold water pipes
installation has been completed. The sequence of the test shall be carried out
progressively by zoning.

b. In the particular zone testing, all inlet point should be plugged off. The pipes shall
be tested up to 1.5 times of the maximum working pressure or maximum cap at 8
bar for incoming from meter stand to storage tank as per SYABAS requirement.

c. The test duration shall be at least 10 minutes then visual inspection shall be
conducted to check for leakage.

d. If the pipe can withstand the pressure for a period of 10 minutes, the test of leakage
is considered pass and the pressure shall be recorded and leave for 24 hours.

e. Pressure test shall be considered as passed if the pressure in the pipe after 24 hours
remained the same or dropped not more than 5%.
f. A performance test ensures the good functioning of the pump, while running under
actual load conditions.

g. A straightforward performance test takes about 15 minutes per pump. After the
start against closed valve, the pump will be operated for a number of minutes at
the duty point, after which the test starts.

B) Flow Test for Soil and Waste Piping

a. This test can only be carried out on the horizontal soil waste pipe prior joining to
the main stack.

b. Water shall be poured into the piping on the floor trap end and check the flow at
lowest end.

c. All joints pipes and fittings must carefully check to ensure there is no visible
leakage.

d. Any joint with leak must be rectified and the system retested.

C.) Waste Drain Trap / Floor Trap

a. After all the piping and floor trap cover have been installed at site, pour some
water on the waste drain trap to check on the flow of the water.

b. If there is no leakage at site, the test consider pass.

Note: The above testing works shall be carried out by zoning according to the work
programme and all tests shall be witness by the M&E Clerk of Work.

4.1 Testing & Commissioning

A) Cold Water Services

i.) The hydraulic pressure test shall be carried out after all the cold water
pipes installation has been completed. The sequence of the test shall be
carried out progressively by zoning.

i.) In the particular zone testing, all inlet point should be plugged off. The pipes
shall be tested up to 1.5 times of the maximum working pressure or
maximum cap at 8 bar as per SYABAS requirement.

iii.) The test duration shall be at least 20 minutes then visual inspection shall
be conducted to check for leakage.

iv.) The test of leakage is considered pass and the pressure shall be recorded
and leave for 24 hours.

v.) Pressure test shall be considered as passed if the pressure in the pipe
after 24 hours remained the same or dropped not more than 5%.

vi.) If the pressure drop was greater than 5% the pipe shall be inspected
and retested.

B) Cold Water Storage Tank

a. After all the piping and valves have been connected to the HDPE water tank,
clean the water tank with water and fill in the water tank up with clean water to
top water level as specified the shop drawings.
b. Check all the joints for leakages and tighten all necessary fittings and nut until
no further leaking at the joints.

c. Testing of leakage shall be at least twenty-four (24) hours.

d. If there is no leakages encounter, the water tank leakage test is considered been
approved.

C) Cold Water Booster Pump

a. After the connection of all the piping, starter panel, etc., test all the wiring with
insulation test before turn on the electrical power supply of the starter panel.

a. Start the pump and check the installed calibrate pressure gauge to confirm the
performance of the installed pump about 30 minutes.

b. Then stop the first pump and repeat the above procedure for the second pump.

D) Sanitary Plumbing Services

1) Underground Works

i After the underground waste pipes and manhole have been completed, the
flow test shall be carried out to test the underground pipe.
ii To carry out flow test as below procedures.
iii Pour some water from the top portion of the waste pipe.
iv If the water can flow smoothly until the manhole, this test is considered
approved.

2) Aboveground Works

i. The aboveground works consist of two portions, namely vertical stacks and
horizontal sanitary pipes. As the vertical stacks are boxing up with brick
wall at site, the testing of this pipe shall be separated from the horizontal
pipes for ease of work.
ii. Pour some water from the top portion of the soil and waste stacks.
iii. If water can flow smoothly without leaking at the vertical soil and waste
stacks, this test is considered approved.
iv. The testing of the horizontal sanitary pipes is similar to the vertical stacks.

6.0 SAFE WORK METHOD STATEMENT

All work will be planned and undertaken in accordance with the Project Safety Plan. All
activities will be undertaken with safety in mind ensuring that Personal Protective Equipments
are being used at all times.

Control Activities

The risk category for the works involved is low so that risk can be controlled by following
standards and specific measures defined in the Project Safety Plan.

Activities to be Specially Controlled are:-

a) Excavation of Trench
As the trench has been excavate, if left open, the trench shall be blocked with ribbon
surrounding it as a sign of warning.

b) Using Mobile Equipment


As mobile equipment is operated adjacent to an excavation or when such equipment is required
to approach the edge of the excavation and the operator does not have a clear and direct view
of the excavation, a warning system shall be used such as barricades, hand or mechanical signal
or logs, if possible.

c) Erection / Installation of Steel, Pre-Fabrication Element to be Installed


As the installation has above ceiling works, work at height will be properly controlled with safe
access, scaffolds and working platform provided in accordance with requirement of the
Factories and Machinery (Building Operation and Works of Engineering Construction)
Regulation. These rules are not exhaustive and good judgment shall be used at site to
supplement but not replaced these and to provide additional safety and precautionary measures
to cover unusual circumstances.

d) Lifting Operation
As there is equipment involved for hoisting, it is responsibility of the operator to see that the
equipment is not overloaded. If sling to be used to lift the pipes is Nylon Sling. The Nylon
Sling should be protected from acids, caustic and heat from welding or burning operation. Prior
to start the work, the safe working load of all shackles shall be determined.

e) Welding and Burning


Since the installation involved the welding and burning extra precaution should be taken.
Referring to the Project Health & Safety Plan in Welding and Burning Policies, the safety
requirement will then be enforced to ensure safe welding and cutting processes.

f) Using Scaffolding
Every scaffold shall be securely supported or suspended and where necessary, sufficiently and
properly strutted or braced to ensure stability. Scaffolding shall be properly braced by cross
braces or diagonal braces or both for securing vertical members together laterally, and the cross
braces shall be of such length as will automatically square and align vertical member so that
the erected scaffold is always plumb, square and rigid. All brace connection shall be made
secure.
