DATE OF AGREEMENT: -
Agreement between SURESH R, residing at Door No 5/113,
Narmatha street , Aathikulam , K pudur , Madurai north , Tamil Nadu -625007
and [Link], residing at Door No: 5/107 A , NARMATHA STREET ,
AATHIKULAM, MADURAI-625007.

[Link] who, hereby agree to execute the work for the above said
Construction of a Ground floor portion building as per plan enclosed for a total

value Rs 31,82,000/- ( Thirteen Lakh and eighty seven thousand only) F.F.1020
sft x Rs1850/- per sft + SF 700 Sq ft x Rs1850 but excluding compound wall &
Extra Sand filling and flooring in between building and compound and Elevation
Design , in accordance with the Specification and condition noted below.

Depth of foundation :- 3’ from the [Link] level.
Size of footing: 3’3” x 3’3” , 3’9” x 3’9” , 4’6” x 4’6”
Sandfilling: 3” ht.
PCC: 4” ht.
Footing depth : 9”( Flat type) & 6” tapper.
A Plinth beam of size 9” x 15”( 2nos. 12mm RTS at top & 3nos(1no.
crank)12mm. at bottom with 6mm stirrups 7” c/c) will be provided at the existing
ground level.
2. SUPERSTRUCTURE:-
Material used:
⚫ Jsw rods - For main Rods
⚫ ISI Certified rods - Secondary Rods
⚫ Chamber wire cut brick will be used
⚫ Jsw Cement will be used

a) Brick wall 9” thick for main walls and 41/2” thick for partition walls(toilet
and pooja) to ht. of 10’0”
b) RCC lintel(continuous) 1.5:2:4 for 4” thick at 7’ 0” level.
c) Suitable size of beam and slab thick with adequate reinforcement will be
provided for roof slab.

d) Parapet wall of 9” thick to a ht. of 3’0” in cm 1:5 and walls both inner and
outer sides are plastered.

3. DOORS AND WINDOWS.:- Good quality main teak door will be provided
and other interior doors are ready made doors. All windows are made of country
wood and are single leaf and glazed. The position of doors and windows are
given in the enclosed plan. Basic Grill work are included .

4. FLOORING:- Flooring concrete with 1:5:10 mix, 4” thick will be provided.


The top of all floors should be finished by cut size Vitrified Tile (2’ x 1’3”size)
[Link] quality tiles of rate Rs 50 to Rs 60 will be laid . If house owner
wishes for costlier tiles , the extra amount has to be paid by the house owner .

[Link] COURSE:- Except for taper roof,Brick jelly lime concrete


over the roof slab and top should be finished with roof tiles.

[Link]:- Concealed wiring will be done . All arrangements for


Main board with accessories from the post to the main board for getting
Permanent and temporary E.B. Connection should be done by the House Owner.
The deposit and Electricity Bill and other charges to be remitted to E.B. should be
bear by the House Owner. Extra charges for Rotary Switch,Three face connection
, ELCP, MCDB should bear by the House Owner. Two T.V. PVC lines are
provided with cables. ISI Finolex brand cables and Legrand switches are used
for above wiring work. 3/20 wires will be provided for heavy appliance switches
and 1/18 wire will be provided for the rest .

[Link] ARRANGEMENTS:- Toilets are provided as per plan using white


I.W.C. or E.W.C. and P.V.C.4”dia. rain water downfall pipe 2Nos. will be

provided in open terrace. Glazed tiles are provided for 7’ ht. in the Toilets. All
W.C. lines & Bath lines are connected to Main line. PVC pipes are used for
inner & outer drainage line. The Drainage Lines are connected to Septic Tank
and Rain water harvesting charges are born by the House Owner. Basic Parryware
fittings are used for drainage work.

[Link] SUPPLY:- One Sintex water tank (1000 ltrs) is Provided in F.F. floor
level. All pipe connection will be carried out by CPVC pipes. Bore and Bore
well motor and pipe connection upto the Finished floor level has to be paid by the
house owner. In all Toilets one Shower (Cold water)and one tap for W.C. are
provided. The charges for mixing unit with hot water lines are extra should be
paid by the house [Link] Front Portico Water taps will be provided .
Kitchen Sink and Tap will be provided. RO Provision will be provided in the
kitchen .

[Link] AND FINISHING:- Ceiling and interior wall will be coated with
wall putty , Primer and Asian paint .Doors and Windows are painted with
approved finish two coats paints over one coat of [Link] paint will be
[Link] painting will be done.

10. AMINITIES:- Kitchen Top Slabs are made of Granite and ready made sink
will be provided . Kitchen platform walls are provided with 20” ht. glazed tiles.
For cupboards only cement slabs are provided and there is no outer covering is
done. One tap connection is given for Kitchen sink. Cupboard are decided as per
site condition..

owner and the rates will depend upon the material chosen by the house owner
and labour cost .

owner.

(All these works will be done under separate labour and material charges.)

12. MODE OF PAYMENT:-

The building will be completed within 7 months period from the date of
commencement of building. If there is any delay due to unavoidable
circumstances such as rain, non-availability of materials and due to non-payment
the completion period may be extended. The rates are valid only for 1 year from
the date of agreement. M sand and termite proof is utilized. Architectural and
Structural fees are included in the above payments .

All the works are carried out as per the plan enclosed and Specification as per
this agreement. Any item not covered by this agreement or plan but found
necessary during execution, the rate for that particular item will be settled by the
House Owner and the excess amount for such work must be paid separately.

Sandfilling will be 3 inches high, and PCC of 4 inches high will be applied, with footing depth being 9 inches (flat type) and 6 inches taper. A plinth beam of size 9” x 15” with specified reinforcements will be constructed at the existing ground level .

The contract accommodates unforeseen requirements or items not initially covered by stipulating that these will be settled by the house owner, who must pay any excess amount for additional work not included in the original agreement. This ensures flexibility to adapt to project modifications or newly identified needs during construction .

Responsibility for electrical installations and costs is divided such that the house owner must arrange for the main board from the post to the main board for permanent and temporary E.B. connection. The house owner also bears the costs of deposits, electricity bills, and extra charges for rotary switches, three-phase connections, ELCP, and MCDB. Conversely, the contractor ensures concealed wiring, provision of ISI Finolex brand cables, and Legrand switches, with specific wire gauges provided for various uses .

The mode of payment is structured progressively, aligned with key construction milestones to ensure timely funding of the project. It includes an initial payment of Rs. 5,00,000 at the start, followed by similar payments upon completion of the sill level, lintel level, beam level, roof level, and door frames. Subsequent payments are scheduled after plastering and painting. This structured approach aids in maintaining cash flow throughout construction, aligning financial resources with the project's execution timeline .

The contract stipulates a 7-month completion period from the start date, acknowledging that delays may occur due to adverse weather, non-availability of materials, or payment issues.
