This agreement is made of between Mr.. here in after, referred to as owner and
Mr., at Site No. ………………………….., Bangalore - …………………., herein
after referred to as contractor.

Specification schedule:
1. Cost of construction for the building roof area Rs -170000/-
(One Lakh Seventy thousand) per Square ( 10’-0”x 10’-0”)
Following items are included in the Contract:
a) Earth excavation for column footings 5’-0” depth.
b) CC Bedding in [Link] - using 40mm down size jelly of 6” thick.
c) RCC column and footings as per structural design (G+ 3 floors).
d) Size stone masonry in CM 1:8 - 3 courses. (For external boundary only).
e) PCC in [Link] below flooring - using 40mm down size jelly of 5” thick.
f) Plinth beam as per structural design (No SSM, below internal plinth beam).
g) 6” thick solid block masonry for external and load bearing walls with CM 1:6.
h) 4”thick solid block masonry for internal wall with CM 1:6.
i) RCC Lintel in M-20 - through lintel over 6” & 4 “wall.
j) RCC chajjas & loft in kitchen, with M-20 – (1’6” width & 2” thick).
k) RCC roof slab & beams, in M-20 as per structural drawings.
l) Weather proof curse on top using water proof compound mixed screed concrete.
m) Flagging concrete all round the building.
n) Over head water tank with 4000 liters. Sintex
o) Sump tank in 9”th Brick wall masonary work with 10000 liters and concrete
slab
p) Compound wall including gate fabrication (Front side)
q) BS Slab over drain (Front side)
r) Plastering :
i) Internal plastering - Plastering on inside walls & ceiling plastering rough
finish in CM 1:6 & 1/2" thickness.
ii) External plastering - Outside plastering to sponge finish in CM 1:4 & 1/2”

l) Flooring works:
i) Flooring – Granite with CM 1:8
ii) Skirting’s – Granite of 4” height, in CM 1:4
iii) Toilet - Sira stone flooring in CM 1:6
(Tiles shall be of Khajaria, Johnson or any equivalent of 12” x12”)
iv) Glazed tiles cladding - up to 7’ 0” height in toilets and 4’ 6” height in kitchen
with CM 1:8(Tiles shall be of Khajaria, Johnson Or any equivalent 8”x 12”)
v) Parking Flooring - Vitrified tiles with CM 1:8 of( 2’x2’)
vi) Front Wall Cladding up to 7’6” Granite (Simple type)
vii) Kitchen counter – Providing 20mm Th. polished jet black granite slab over
cabinets (Simple type)
viii) Kitchen sink- Providing Stainless sinks. 18x18
o) Carpentry works:
i) Providing (Only Ground Floor) Teak wood for Main doors &
Pooja door”.- 6” x 3” & 5” x 3
ii) Providing honne wood for internal doors and window frames 2 ½ “ x 5”
iii) Providing internal flush doors and honne shutters for windows with glazing.
iv) Providing MS grill (12mm sq. rods) for windows with plain glass of 4mm thick
for shutters.
v) External stairs ,Internal stairs and balcony with M.S. railing 202 (as per design
with round pipes)
* Any arch type, French type or architectural doors will be charged as per actual
with 10% contractors profits.
p) Painting works :
i) Internal : 1 coat of primer, 2 coats of putty and 2 coats of colour (Asian Royale
Emulsion & Enamel)
ii) External : 1 coat of cement primer and 2 coats of colour (Apex)
iii) Grill: 2 coats of colour enamel paint over a coat of red oxide.
q) Sanitary and plumbing works:
1) Sanitary: Using Toilet accessories and fittings Omro – white colour
Plumbing: Using CPVC pipe and fitting Ashirwad and PVC Fitting Supreme
guard pipes of required dia ISI brand.
2) Kitchen: 1 Corporation water point, 1 Tank water point.
3) Bath room: 1 Tank water point, 1 Shower unit will be provided.
4) Solar Unit piping only will be provided.(Unit to be supplied by the owner)
5) One IWC or One EWC floor mounting type with flush tank will be provided
r) Electrical works.
1. Pipes: Universal brand.
2. Switches : GM 4,5/ equivalent
3. Cable : Finolex
4. Hall - 4 light points, 1 power point, 1 telephone point, 1 TV point, 1 Fan point.
5. Kitchen: 1 heating point, 1 light point, 1 Fridge point.
6. Pooja room: 1 light point. 1 Plug point
7. Bath room: 1 heating point, 1 light point.
8. Bed room: 2 light point, 1 fan point, 1 plug point, 1 Ac point. [[Link] only]

10. Outside (Four sides) : light point,
11. All fittings like Geyser, fan, tube etc. to be supplied by the owner.
12. Any extra points other than specified will be charged separately at prevailing
market rates.
* Any abnormal increase or decrease in material / labour rates will result in
corresponding variation in the rates furnished.
* External works such as KPTCL/BWSSB deposits, service charges, temporary
connection, water supply external work, departmental works, ground cable from
road to pole, under drainage charges will be borne by the owner only.
* The owner shall provide water for construction
BASIC RATE:
1. Concrete : 53 Grade Cement Birla Super, Altratec, Acc Cement.
2. Plastering : 43 Grade Cement Coromandel, Zuari Cement.
3. Good quality 6” solid block ( at Rs. 35 range)
4. Good quality 4” solid block ( at Rs. 25 range)
5. Flooring : Granite @ Rs. 60/- per SFT
6. Ceramic tile @ Rs. 45/- per SFT
7. Glazed tile @ Rs. 45/- per SFT
8. Cement @ Rs.450 per bag
9. Steel @ Rs. 62000 per Ton.
Note:
* The measurements indicated are on approved drawing basis only. And may
increase or decrease. The actual measurements will be provided in detail on
completion of work.
* Material and labour charges will be extra for sloped roofing tiles, heavy cornice,
heavy elevation works and clay tiles over WPC.
* Built up area subject to actual executed final measurements.
MODE OF PAYMENT
WHEREAS the CONTRACTOR has agreed to complete the building within 6 to
7 months from the date of the agreement subject to adhering to schedule of
payment terms by the OWNER.
CONSTRUCTION OF BUILDIND AGEEMENT
This deed of Agreement is made and executed at Bangalore on this Monday Date
month year tober 2020 by and between:
Mr. S/O………………, He is residing at Site No. ........................................, Herein
after called the LANDLORD of the first part;
Mr………. . S/O …………….., at Site No.........................................., and Herein
after called the CONTRACTOR of the second part;
Are desirous of constructing a residential building, have been approached by the
contractor to take up the construction work. The contractor shall carry out the
works as per the detail drawings approved by the owner. After negotiations both
first and second parties have decided to get into this Agreement to follow and
fulfill the terms and conditions mutually agreed:
