CONTRACT OF LEASE

KNOW ALL MEN BY THE THESE PRESENTS:

This Contract of Lease made and executed by and between:

SUSANA R. NUÑEZ of legal age, Filipino and resident of Blk. 59 Lot 26 Sticrai Ave.

WITNESSETH

That the LESSORS are the owners of the house located at Block 59 Lot 20 Sticrai Ave.

That the LESSORS hereby let and leases unto the LESSEES the said unit/room for them to hold
for residential purposes, subject to the following terms and conditions to wit:

In case the LESSEES shall vacate the leased premises prior to the expiration of the
contract, the deposit must be forfeited in favour of the LESSORS;

expiration of this agreement for its intention to renew or terminate the lease, in which
care the rental rates and other terms and conditions for the renewal period shall be subject
to mutual agreement between the LESSOR and LESSEES, to be embodied in a new
contract between the LESSOR and LESSEES;
4. Upon the termination of the lease, the LESSEES shall immediately return and surrender
the leased premises immediately at the expiration or cancellation of the term of this lease
or for failure to pay the monthly rental, in the same good condition as reasonable wear
and tear will permit, and without any delay whatsoever devoid of all occupants,
furniture’s, article, any removable and effects of any kin, and the LESSOR shall
immediately be allowed to enter the premises.
5. Upon the execution of this contract, the LESSEES agree to make a deposit of
Equivalent to TWO (2)
months deposit and ONE (1) month advance rental with the LESSOR. The purpose of the
deposit is to answer for penalties and other liabilities and obligations that may be incurred
by the LESSEES during the lease period, which may remain outstanding upon the
expiration, termination, or revocation of this contract. For this reason, rentals that fall due
each month and other obligations, which should be paid for in cash, shall no charge
against the deposit. It is therefore clearly understood that notwithstanding the existence of
the deposit herein referred to, the LESSEES may be considered in default for purposes of
the sanctions provided for in this contract, if the LESSEES fails to pay the rentals and
other obligations as they fall due. Said deposit is refundable after LESSEES cause to
show to the LESSORS any clearance from Meralco, Water District and any
telephone/internet company that the bills have been fully paid;
6. The LESSEES shall pay during the term of this all charges for water, electric,
telephone/internet and such other utilities in the leased premises and all the government
taxes in relation to leased contract;
7. The LESSEES hereby expressly agree and warrant that the leased premises shall be used
by them exclusively for residential purpose and the LESSEES is hereby strictly
prohibited from using said premises for any other purpose or business without the prior
written consent of the LESSORS, otherwise, LESSORS, at her option, may terminate this
lease, or charge an additional rent of PHP 1,000.00 PER PERSON.
8. The LESSEES shall, at his/her their income expense, maintain the leased premises in
clean, orderly and sanitary condition, free from the obnoxious odors, oil leaks, disturbing
noises, smudges on walls, doors or ceilings, illegal drugs or substances, or any kind
nuisance(s) or disturbance to other occupants. The LESSEES shall not restore any
inflammable materials in the lease premises;
9. The LESSEES shall not assign or sub lease the leased premises or any part thereof,
without the consent of the LESSOR and any breach of these conditions shall be a ground
for termination of this contract at the option of the lease.
10. The LESSEES shall not make altercations or improvements within the leased premises
without the written consent of the LESSOR, and in such alterations or improvements
materialize, any and all such improvements thus made shall become the property of the
LESSOR at the expiration for the lease period or its termination for caused provided for
in this contract, unless the LESSOR elects to have the said improvements removed, in
which case such removal and restoration of the affected portion to its original state shall
be done at the expense of the LESSEES. Furether, the LESSEES agree not to make any
puncture on the walls, ceilings, windows or floor within the leased premises. Should
puncture or damages outside of the ordinary wear and tear materialize, restoration works
shall be done at reasonable hours and in convenient manner;
11. The LESSEES herby expressly permit’s the landlord or his agents to enter and view the
condition of the premises at reasonable hours and in a convenient manner;
12. The LESSOR hereby warrants the peaceful possessions and enjoyment of the leased
premises by the LESSEES.
