The mall is owned by Malik Riaz, Pakistani real estate tycoon and

In early 2014, Lahore High Court issued a notice to the Fortress Stadium
Management to a petition challenging the construction of the mall stating:
"Mall was constructed in violation of the law. The land belongs to the federal
government but the Fortress Stadium Management have leased out the
land to DUPAK Developers Pakistan on October 27, 2007, for 33 years."
In May 2014, the court was hearing a petition by Nayyer Khan but both the DUPAK Pakistan
Developers and Fortress Stadium Management failed to submit their replies regarding the
construction site. Petitioner Nayyer Khan later said that the Pakistan Army is the sole owner of
the land but the land belongs to the federal government. He also said that the land was

Honesty to Materials:
Steel, Concrete, Glass and Wood are the four most prominent materials
used in modern buildings. As seen in this building the materials used in it
are exposed. By principle, modern architecture promoted the concept of
truth and justice to the materials used and not ornamenting or plastering
them with some other artificial material. What is inside should be reflected
outside.
Simplicity to the core:
Exterior View
The outer façade have linear shape having columns on the outside wall. Now, this is
another interesting principle that makes people develop the natural fondness
towards the modernist buildings. Simple is always sophisticated and is the greatest adornment
of art. Talk about attire, talk about personality or talk about buildings, one can never be bored of
simplicity. This is what Modern architecture emphasize on.

Clean and Crisp Lines:

It has a linear view from outside. Most of the buildings promoting modern
architecture would have strong and crisp lines. Lines, here indicate the
prominent horizontal and vertical elements in a building plan or elevation.
An example to this can be seen in this building designed. In the front
elevation sharp and crisp lines can be seen. Modern Architecture favors
linearity over the decorative or curvilinear geometry.
Less is More:
This refers to the minimalistic approach to a building, no excessive ornamentation, no excessive
elements, just a jinx of bare minimum elements driven by the function and aesthetics parallelly.
Modern ethics say that minimal, cluster free buildings help in igniting the feeling of simplicity,
peace, and stress-free environment which is very much needed for so-called ‘modern’ people.

ELEMENTS:
Use of Traditional Materials in New Ways:
Bricks are simple having rectangular shape and used in rectilinear masses and planes.

FORM FOLLOWS FUNCTION:

The principle is that the shape of a building or object should be primarily based upon its
intended function or purpose. Architecture is not merely a slavery to the past art, not is it blind
originality. It has to be a perfect blend usability, beauty and economy. Architecture has always
been the result of the delicate balance between art and science… but it has been more of an Art
than science. An Architect is an artist who sets out to remodel the world to make is more perfect
for human habitation.

Nayyar Ali Dada & Associates, renowned for their modernist architectural approach, influenced the design of Fortress Square Mall by incorporating key elements of modernism, such as the use of geometric forms, exposed structural materials, and a focus on functionality. Their design approach emphasizes the 'Less is More' principle, resulting in simplistic yet sophisticated building aesthetics. The firm’s ability to blend contemporary design with functional spaces reflects deep knowledge in leveraging architecture as both art and practicality .

Fortress Square Mall exemplifies modernist architectural principles through its use of reinforced concrete and steel, and its visual expression of structural elements rather than concealing them. The design emphasizes horizontal and vertical lines with components positioned at right angles, following the 'machine aesthetic' which incorporates materials produced by industrial processes. It features large windows set in horizontal bands and open-plan floors, showcasing a lack of ornamentation with a focus on functionality and simplicity .

Fortress Square Mall demonstrates the 'Machine aesthetic' concept through its use of industrially produced materials like reinforced concrete and steel, which are showcased in the structural elements rather than being concealed. This aesthetic is further reflected in the building's emphasis on linear forms and functional designs, reminiscent of the mechanical efficiency of machines. The presence of exposed, raw materials and the lack of ornamental detailing emphasize the building's modernist roots, where function and form are derived from industrial inspiration .

Fortress Square Mall integrates environmental and functional strategies by incorporating large windows arranged in horizontal bands to maximize natural light, reducing the need for artificial lighting. The mall's modernist architecture emphasizes open-plan floors that facilitate air circulation, further enhancing energy efficiency. The use of exposed materials like reinforced concrete minimizes additional layers, and the emphasis on functional design allows for efficient use of space, accommodating a variety of retail and entertainment purposes within a compact footprint .

The interior and exterior design of Fortress Square Mall embody minimalism and modernism through its clean, crisp lines and functional spatial arrangements. The exterior features linear shapes with strong horizontal and vertical elements, while materials like steel and glass are left exposed, showcasing their natural aesthetics rather than being hidden behind ornamentation. Inside, the preference for open-plan spaces, large windows, and an absence of decorative moldings further underscore the building’s adherence to these architectural principles .

Fortress Square Mall uses several architectural techniques to enhance visitor experience, such as the design of an expansive atrium offering a visually pleasing center with natural light. The presence of well-designed flow systems includes escalators and elevators that facilitate efficient movement across its five floors. Large windows provide scenic views and daylight, contributing to an inviting atmosphere. The combination of a vibrant food court and entertainment facilities like Cinepax cinemas on higher floors maximizes leisure and convenience for visitors .

Fortress Square Mall has been challenged legally for alleged illegal leasing and construction. In early 2014, a petition was filed arguing that the mall violated laws since the land is owned by the federal government and was reserved for military purposes but was leased to DUPAK Developers for 33 years. The Lahore High Court issued notices to Fortress Stadium Management regarding the legality of the construction, but responses from the involved parties were not submitted, leaving the legal status unresolved .

The design of Fortress Square Mall follows the principle 'Form follows function' by prioritizing usability and aesthetics aligned with its purpose. The shape of the building is dictated by its use, accommodating a shopping mall, food court, and cinema space across five floors, each designed for maximum efficiency and customer flow. The atrium, use of large windows for natural light, and minimal ornamentation further emphasize functionality and simplicity .

The legal complexities surrounding Fortress Square Mall are largely rooted in its ownership structure, where the land was reportedly leased by the Fortress Stadium Management, claimed by federal and military interests, to DUPAK Developers. Malik Riaz, a real estate tycoon known for his association with Bahria Town, owns the mall, bringing attention to the transaction's legitimacy given Riaz's influential status in real estate. The contention revolves around whether proper protocols were observed in this leasing arrangement, which has been legally disputed .

Fortress Square Mall embodies the principle 'Less is More' by employing minimalistic designs with no excessive ornamentation and a streamlined aesthetic. The building adheres to simple and clean lines, using exposed materials like steel and concrete that highlight function over form without additional decorative elements. This minimalist approach creates an uncluttered and peaceful environment, aligning with modern architecture's focus on simplicity and efficiency .
