Around The House

Trust is key to success in Renovations and Remodels
While most of the construction industry has struggled in recent years, there has
been a steady rise in home renovations and remodeling.
“Many of our clients have taken advantage of real estate opportunities, purchasing
a home that needs to be customized to their tastes or remodeling their current
home to maximize space and functionality,” described Bart Zino, president of PBS
Construction.
Owners at all price points are seeking functional value in design, so contractors
have to be able to understand the real needs and design philosophy for each client.
The real magic is maintaining the integrity of that design philosophy throughout the
design, construction and interior design phases.
Fortunately, there are still companies that take the time to forge solid relationships
with industry professionals so that the clients benefit from having a ‘Dream Team’
working towards a single goal.
Recently, PBS Construction completed a renovation of Unit #702 at The
Grosvenor in Pelican Bay. The owners were in Europe for the summer and needed
the renovation of their condominium completed on a tight deadline to comply with
association construction rules.
Lead by the owner’s representative Friley Saucier, PA, the ‘Dream Team’ included
PBS Construction’s design and construction division as well as interior designer
Diana Hall. Using a design build concept, the project went from concept to design to
construction and was completed in three months.
“Home owners are increasingly aware and educated about the building industry.
It takes a genuine effort to build trust and follow through on the service that you
promise,” said Zino.
PBS Construction is no stranger to high standards. The firm was recently named
Builder of the Year by the American Institute of Architects Florida Southwest
for their sincere and genuine interest in encouraging and affecting outstanding
craftsmanship and workmanship.
Working closely with architects that maintain the highest standards in protocol
and workmanship, PBS Construction demonstrated outstanding organization,
experience and positive working relationships with all construction professionals.
“All of our chapter members who have worked with PBS Construction have
spoken highly of their work, and their principles,” said Joyce Owens, AIA FLaSW
immediate past-president.
PBS Construction has been serving Collier and Lee Counties since 1986. The
firm includes three LEED Accredited Professionals, with and average of 30+ years
in the construction industry and nearly 2,500 new home projects and residential
renovations under their tool belts. For more information, contact John Buehler at

Do price adjustments have an impact on homes selling?  The purple line represents Price Changes and the red represents Pending "or homes under contract" the two lines follow almost
step by step each month. If your home hasn't sold it will likely needs a price adjustment.   PRICE REMAINS TO BE THE KEY TO GETTING YOUR HOME SOLD!

Pelican Landing is the most consistent community in the area. By looking at the two year market trends sellers can expect increasing inventory and price improvements thru March 2011
and inventory turnover at around 8% per month. While Pelican Landing is one of the better selling communities, the 8% turnover shows that sellers still need to be aggressive in price
and with high inventory buyers will likely be looking at several different homes so keeping your home in top showing condition will be very important.  0

Rapallo 2-Year Market Trends

Wildcat Run inventory has been fairly consistent the last couple of years and Wildcat Run sales have not had any significant spikes.  It appears "season"  has no impact on sales in Wildcat
Run.  Sellers should not expect any different in 2011 and with monthly turnover around 6% sellers will need to be aggressive to sell. Wildcat Run does traditionally see an increase in
price improvements during the early months of the year so keeping your home positioned ahead of the market will be very important.

Shadow Wood Preserve 2-Year Market Trends

Shadow Wood at the Brooks is one of the most desirable communities in Lee County. With membership issues resolved we expect a good season in 2011. Shadow Wood inventory is
consistent with 2010 and will likely break into the 100s by February 2011. The 2010 sales spike in January and February was due to membership turnover and pent up demand, while we
believe 2011 will be a good season we won't see as dramatic of a spike in the next couple months.  Selling in Shadow Wood at the Brooks is a bidding war inside a beauty contest and the
increased inventory and price reduction in the winter makes selling very competitive pricing your home competitively will be key to selling in 2011.

Keller Williams Elite Realty is currently dominating the Shadow Wood at the Brooks market holding 50% of all listings and  34% of sales in 2010.
