Assessment 001 a: Project Outline

I. Introduction

The purpose of the discussion is to provide a brief elaboration of a construction project under the
name of Pavilion Bukit Jalil. Moreover the purpose of framing the structure of the project is
fulfilled with this discussion. The construction project is going to be set up in the form of a
complex community in the suburban areas.

The content includes project background and its wide scope. However the context also comprises
the critical chain for the management of the projects (Haslinda et al. 2018). The tools selected to
initiate with the mentioned construction project is also included within the discussion. The
project is of operational type. Primarily here, the briefing is framed for the future project of Bukit
Jalil.

II. Project background

The project of Bukit Jalil is going to be set up in Malaysia ([Link], 2020). This will
be a town based project where the residents are going to enjoy the city based lifestyle. The
construction project needs an approximate area of 80 acre for its overall development. The area
will include all the recreational facilities along with the separated residential areas. It will be one
of the unique constructions going to be evidenced by the locals. The area will include spa
centers, fitness centers, and separated pools. Apart from these facilities and places, 4 buildings
are going to be constructed within the 80 acre of land. Moreover it is a town planning rather than
a construction of complexes where the residents are going to enjoy a differentiated and
mesmerizing project all over. The construction of a bridge joining this town to other places of the
cities will also be included in this project ([Link], 2020). Medical facilities and
centers along with the recreational parks will also be provided within the town. It must be
focused that all the activities of the project are sequenced in a correct manner so that the ultimate
project aim is achieved. On the same note Ma and Sacks (2016) opined that the planning of town
requires essential resources and budgets. These are highlighted in the following part.

Analysis

Since this project is based on the operational type and it tends to earn huge revenues and profits
after the completion of the project. The theory of constraints supports the existence of the
operational project. This theory came into execution within the project after the scheduling of
the initial framework has been completed. The theory and principles of extreme project
management is somewhat used since a project execution requires several compliance and
regulations to consider. The content of the above table shows the source of the respective
theories along with the extent of use for the project of Bukit Jalil.

Analysis

The scope management of a project requires the observation on the project requirements, project
deliverables and the budgeting. The prime scope of the project lies in to meet the ultimate goal
and construct the overall pre-set town and project with hardly any obstruction and hurdles. The
scope of the project manager lies in starting off with the goal of earning a huge profit by
completion. The aim behind the project is to explore the business and spread and collaborate
with multiple business associations. This will help to prosper the prominence of the project
dealers taking part in its completion. The project is going to be huge and prominent. The town
planning requires a huge experience and firm project planning to strengthen the base ground of
the project activity.

V. Analysis of selection tools

The foremost important essentials are the resources and the tools required for developing a smart
city or town planning. Here mainly the quantitative tools are used for planning the project
designs. Moreover 3D modeling is used for visualizing the entire scenario of the planning. Apart

Quantitative procedure will be used in this project to estimate the investment planning and
associated profitability. It is used immensely in capital budgeting and in this case, in order to
establish the Bukit Jalil City Project, it will be put to practice. NPV is method which takes into
account the net cash inflows and associated present value of cash outflows. It is used in
investment planning and in this case is used by Project Manager. The estimated budget is
accounted to a value of RM (30000+500000+20000+2000000) = RM 2,532,000. It is estimated
that the building will be sold out in the next two years with a value of RM 2,532,000.

VI. Conclusion

The overall elaboration gives a clear view of the project Bukit Jalil. Initially it is used to make
proper decisions and budgeting for getting a brief view of the entire scenario. It has discussed the
background and depicts the future scenario after the completion. In a way it has also mentioned
about the tools that the managers are going to use. Moreover, the discussion has made it possible
to be familiar with the anticipated and planned scenario for the concerned project.

I. Abstract

The report gives the elaboration of a project management, planning and implementation. The
activities are framed within the Gantt chart along with the demonstration of the work breakdown
structure. Here all the activities are framed as per a project of town planning and the report also
includes the activity diagrams which visualize the proper network and sequence of the task
completion. The network framed in this report consists of a backward and forward pass. All the
activity and tasks are evaluated on the basis of a construction project. Further it has mentioned
the anticipated risks and with a proper way of overcoming the concerns and complexities.
Moreover the discussion also stresses on the likelihood of the risks and additionally it elaborates
the significance of the project implementation in exploring business.

Assessment Part 001b - Project Planning, Management and Implementation

1. Introduction

The project is a yearlong project and the aim of the project manager is to develop a sort of town
planning at the specified location of Malaysia. The manager has employed its team members in
the development of the project and it has been estimated that the project will continue for more
than 2 years. Targeted construction project is for the building of 3-4 24 storey building
recreational park bridges. The building consists of cafe shops, medical clinics, residential rooms,
meeting rooms, banquet hall, swimming pool and a clubhouse. The planning is also done to
construct a fitness centre that would include all the gym based facilities along with a personal
trainer that would be skilled enough to teach the residents of the area about fitness. The results of
provision of spa and parlor for women residing in the city along with the provision of a well built
recreational park that would engage the children living in the area.

2. Project Background

Recreational Park
The project of Bukit Jalil of city planning construction project is based in Malaysia. As
mentioned by Chin et al. (2017), there are various things to build up for the completion of the
project. The recreational park will require the making of soft grass based ground so that the
children enjoy the scenery. The park will also be needed to include children rides such as seesaw,
climbers, merry Go round and various swings. And the project manager has also planned out to
build wooden seat well crafted and attractive dustbin to ensure there is no dirt spread around the
area.
Buildings
There are four buildings that are needed to be built for the town planning of Bukit Jalil. Each
building consists of 24 floors along with lift and staircase facility. The parking lot area has to be
built at the basement in order to utilize the entire area. Project manager has proposed the building
of certain fitness centre that would consist of gym equipments along with trainers that are highly
skilled in the areas of yoga and workout. The spa built by the construction manager has facilities
for both men and women star and massage centers that are built for the removal of stress and
anxiety. Women are also given access to free parlor service to carry on with their beauty

treatments and other facility works. The banquet hall is made for the residents to hold any
function all occasions of festivals. Each flat is a form of apartment offer to the residents and each
one of them has inbuilt swimming pool and a small garden is built at the balcony of the right
section of the dining room. There is a medical centre made for providing first aid and emergency
services to the residents in case of any health issues that arise in the area. There is a club house
making plan to provide recreational activities and enjoyment to the individuals of the young age
group nearby there is a cafe and restaurant that offer a range of food items and beverages.
Pavilion
There is a pavilion built at the Bukit Jalil city that can acquire about 10,000 people and there is
an inbuilt football ground to witness the Malaysian football matches that take place. At the time
the matches will be conducted there is a provision of numerous sponsorships for carrying out
food facilities medical facilities and other recreational activities.

Gantt chart helps to listing out all the activities required for the project. In this project the starting
months is April and this will requires more than 2 years completing the project.

The forward path in a network diagram of construction projects is the tasks that let the company
to complete the project before time. Backward pass in a project is indicated by tasks that lead to

delaying of the project. The forward pass has applied in this project to determine the time and
activity of the project and he findings of the critical path. The backward pass has not done for
this project in relation to the delay of the project.

6. Critical path

The finishing process of the project can be stated as the critical for this project along with the
construction process. There are 4 activities which can be considered as the critical path for the
project.

7. Benefits of Gantt chart

The importance of building a Gantt chart is that it simplifies the complex job of construction
project into many small tasks along with setting time frames for the same.

8.1. Project definition

Project management is a strategic implementation of the development of a specified project work


(Heagney 2016). The project is about the project management of a construction of a town
planning based design for the building of Bukit Jalil city.

Analysis
As per the PMI standard, the town planning of Bukit Jalil has maintained all the regulations and
compliance as per the standards. The framework includes the content of tools used, statement of
the project scope and also the output of the project. Thus, with a proper procedures and rules of
standards, the project manager has executed the constructional activities.

8.2. Project scope

Scope of the project is to carry on the work of construction of making the above three categories
of build up. There will be a need of proper planning and demo preparation blueprint to have a
basic idea of what has to be done and when. The work of demolition and excavation can be done
within 40 days. The concrete and framing of the structure will take time of approximately 6
months. The job of plumbing and ventilation will require another 60 months approximately.
Various house interiors and exteriors along with electricity and painting facilities work is said to
be done within the next few months. The project planning is counted by proper execution. The
project monitoring and control of the construction of Bukit Jalil is done by proper checking of all
the construction that has been done by the laborers and the time will take about 1 month.

8.4. Analysis of success criteria of project

The main objective of the project manager is to deliver the project within the given time or
duration. The project success rate criteria are dependent on the key performance indicators of the
project development.

In addition, the project manager has to work in collaboration with the direction of the clients. As
commented by Kozlovskaet al. (2016), the manager must ensure proper expectations of the
clients met within the set budget.

There are many measurement frames in a project success criterion.

Key Performance Indicators

The key performance indicators are delivered for the bearing of project as per the needs and
preferences of the client organization. There is an alignment of the business objectives along
with the quantitative measurement of success rate of the proceeded work.

The major success criterion is measured when the client feedback is taken after the completion.
The goals and objectives will be met as per the planning and execution of the project is carried
out by the project manager.

Meeting the customer Expectations

There is no restriction done on the client to meet the needs of the project expectations. The
ultimate success criteria are observed when the customers’ expectations is met or surpassed and
the project manager is successful in completing the construction project before time.

8.5. Identification of potential risks and ways of mitigation of the risks identified

There are a lot of risks in a construction business and every project is unique and comes with
different sets of challenges and issues along with them (Demirkesen and Ozorhon, 2017). The
project manager has to be careful while the planning of and execution of the project is going on
and hence the individual would be able to identify the upcoming risk. On the other hand Mega
(2019) commented that when risk becomes real the expectations for disruption and derailing of a
project can be offered. There is the need for proper control and monitoring of risk after the

identification in order to avoid any upcoming disaster. However instances suggest that risk
identification at the beginning can prove to be a positive feedback for the project success after
the risk is managed thereby leading to increase the profit of the manager. This also establishes a
good relationship between the project management team and the client and hence the individuals
will be able to expand their services at a broader space.

There are various types of risk that can be identified by the project manager in construction such
as financial, contract related, operations related and environmental risk hazards (Conforto et al.
2016). There can be various other internal and external risk that can be identified for example the
conflict of interest between the worker and the ignorant behavior to work effectively.
Risk can pose impact on the overall cost and time schedule of the targeted project that can
further lead to delay of the project work and there can also be various disputes along the road.
Proper planning and good management can reduce the risk to arise and helps in the ensuring of
effective success of work. According to Oppong et al. (2017), the common risk that can arise due
to the construction are mentioned above however there are certain risk letter identified and a
specific to the current project of construction. Identification of the current project risk must be
done during the project planning and execution at the pre construction phase of project.

8.6. Role of project in enhancing the business and quality of case study organization

An effective project construction management is determined to be the beneficiary of the Bukit


Jalil. As opined by Kwatsima and Wanyona (2017), project manager is responsible for
identifying and analyzing all the upcoming events and risk that can hamper the carrying down of
project work. Project manager is responsible for identifying and analyzing all the upcoming

will also help in bringing out the quality of the project. It is beneficiary to breakdown each

activity into several tasks. The project construction is vital for the large scale project making and

9. Conclusions

The overall elaboration highlights how the town planning will be initiated and implemented. The
major discussion is stressed over the intermediary tasks. The depiction of WBS, network
diagram and critical path helps the project manager to schedule each activity and thus allow then
to work in a sequential way. Moreover, the elaboration of the risks supports the constructional
activities to acquire a strong base.

10. Recommendation

As this has seen that the project is required more than 2 years for completion that is why
management of the project needs to specific and attentive to the project risks. Moreover, in the
construction project as several risks can be happened that is why management need to be
prepared with risk management strategies to mitigate them. There is a need for holding sessions
of meetings with the project team members and stakeholders in order to identify the risk and
come up with proper planning to counter them. The goal of the meeting is to analyze the positive
and negative impact of the risk on the working of construction project and that would require
proper expertise, experience and knowledge with the help of the other team members. Retrieving
of past project with similar size and location and there scope of project management is done to
be aware of the possibilities of kind of hazards that can occur in the current project.
