SP100: Proposed Student Dormitory
Introduction:
Education is an essential aspect of human life. From childhood to early adulthood, we are
formally educated in schools. Normally, schools are placed near residential areas which makes it
accessible for families living nearby. However, upon entering tertiary education, most families send their
children to universities located in Metro Manila. This phenomena exist because most top colleges and
universities are located in the metro.
To accommodate the housing of students, student dormitories is prevalent and has become a
profitable business venture in the Philippines
Design Problem:
An aspiring businessman has recently purchased a vacant property located in close proximity of
a top university. The business strategy is to develop the said lot into a student dormitory that will cater
both male and female collegiate level students. It is expected that the planning should be gender
sensitive providing privacy for both genders. The design shall not contain any commercial spaces since
the property is within reach of commercial establishments. The proposed building shall not only serve as
a housing for students but also as a conducive learning environment that is envisioned to promote
academic excellence. It shall have a maximum total height of 15 meters but having 4 floors only. The
façade of the proposed building shall have a modern vibe that is eye-catching to the current generation
of students. However, it must be considered that the air conditioning system of the dormitory units shall
utilize a window type equipment and as such must be considered in the design of the façade.
The acquired property has a total lot area of 3,000 square meters with a size of 75 meters x 40
meter. The length of the frontage is 75 meters with a depth of 40 meters. It has a road on the front side,
left side and right side of the property while the rear end has existing building (3-storey high). The
development shall cover a maximum of 70% buildable area while the remaining 30% percent shall be
dedicated to open spaces like garden/landscaping, parking area, driveway and the like.
General Space Requirement: (The AR design student shall supply the size thru the learnings in the case
study and personal research.)
