TECHNICAL SPECIFICATIONS
GENERAL : ALL MATERIALS USED IN THE CONSTRUCTION SHALL BE IN GOOD QUALITY
FOR PURPOSES OF WHICH THEY ARE INTENDED AND SHALL CONFORM TO
THE TRADE AND MANUFACTURES STANDARDS.
ALL WORKS SHALL BE DONE IN ACCORDANCE WITH THE LATEST PROVISIONS
OF THE PHILIPPINE NATIONAL BUILDING CODE (PD 1096).
ALL ACTIVITIES SHALL BE UNDER THE DIRECT SUPERVISION OF A REGISTERED
CIVIL ENGINEER.
1. EARTH WORKS
a) Excavation or fills for buildings or structures shall be constructed or protected that
they do not endanger life or property.
b) Existing footings or foundations which may be affected by any excavation shall be
underpinned adequately or otherwise protected against settlement and shall be
protected against lateral movement.
c) Before commencing the excavation, the person making or causing the excavation to
be made shall notify in writing the owners of adjoining building should be protected.
d) The contractor assumes full responsibility to provide necessary temporary support
during excavation to protect adjacent properties from any damages.
e) All backfilling materials must be suitable for construction purposes.
f) All unsuitable soil must be removed and shall be replaced with suitable backfilling
materials.
g) The compaction for embankment shall conform with the DPWH Standards for Item
104.
2. REINFORCING STEEL BAR AND STRUCTURAL STEEL
a) All materials and workmanship shall conform with the 9th edition of American
Institute
of Steel Construction Manual or DPWH Standards for Item 404.
b) Grade 40 (G40) shall be the minimum grade of reinforcing steel bar to be used.
c) Splicing must be at least 500 mm or 40 times the diameter bar (40Db) and shall be
placed at the right location as per plan.
d) All structural steel including that of gusset plates shall be ASTM A 36 with yield
strength fy=248 Mpa
e) All bolts and threaded fasteners shall be ASTM A 307.
f) All welds shall be E60 xx electro code and shall develop at least 100% of the strength
of the connected members.
3. STRUCTURAL CONCRETE CLASS “A”
a) All concrete shall develop a minimum compressive strength at the end of twenty-
eight (28) days with corresponding maximum size aggregate and slumps as follows:

c) All aggregates to be used must be clean.
4. CONCRETE COVER
Maintain minimum concrete cover for reinforcing steel as follows:
SUSPENDED SLABS 3/4 IN. (19 MM.)
SLAB ON GRADE 1 1/2 IN. (38 MM.)
BEAM STIRRUPS AND COLUMN TIES 1 1/2 IN. (38 MM.)
WALLS ABOVE GRADE 1 IN. (25 MM.)
WHERE CONCRETE IS DEPOSITED DIRECTLY AGAINST EARTH 3 IN. (75 MM.)
5. REMOVAL OF FORMS
All concrete shall be kept moist for a minimum of seven (7) consecutive days
immediately after pouring by the use of wet burlap, fog spraying, curing compounds or
other approved methods.
Stripping of forms and shores:
Foundation 24 Hrs
Suspended slab except when additional loads are imposed 8 Days
Walls 18 Hrs
Beams 14 days
6. MASONRY AND CONCRETE HOLLOW BLOCKS
a) All non-bearing type concrete blocks shall have a unit weight not to exceed 80 pcf,
min. Compressive strength of 350 psi, for load bearing type concrete blocks, a
minimum
compressive strength of 6.9 Mpa (1,000 psi) shall be developed.
b) Provide 1-16∅ extra vertical bars at concrete intersection.
c) Lintel beams or lintel blocks shall bear at least 8 inches (200mm) on each side of
masonry wall opening.
d) Wall reinforcement shall be as follows.

e) 16mm is the thickness of plaster finish on both sides.
7. PLUMBING WORKS
a) A complete plumbing system shall be installed by a Licensed Master Plumber under
the Supervision of a Sanitary Engineer/Civil Engineer.
b) All plumbing works must be inconformity with the National Plumbing Code of the
Philippines.
8. ELECTRICAL WORKS
a) All electrical works shall be supervised by a Registered Electrical Engineer.
b) All electrical works and electrical materials to be installed shall conform with National
Electrical Code of the Philippines.
9. ARCHITECTURAL WORKS (Tiles, Paintings, Doors, Ceiling and Windows)
a) Architectural Works shall be done under the direct supervision of a Registered
Architect or Civil Registered Engineer.
b) Architectural Finishes such as Paint, Doors, Ceiling and Windows may change upon
the discretion of the end user.
10. CLEANING THE JOB SITE
a) The contractor must look for a proper disposal site.
b) No debris must be on the project site upon turn over.
