Part 1
Assuming a two storey building of your choice, i.e. domestic, commercial or industrial, provide detailed,
annotated sketches of the cross section at the foundation, first floor, eaves and roof levels. Your sketches
should indicate the sizes of the components involved and also note any considerations given to comply with
UK or other Building Regulations.
Assumptions
Subsoil conditions are favorable enough for open foundation. All the dimensions for the structural elements
of the building are taken with respect to consideration of all the loads acting in normal environmental
condition.

Description
RCC Residential building has been considered as the subject of this study
National Building Code of India & IS 456:2000 states the following in case of a residential:
1. Min. Floor to floor height: 150mm
2. Min. Area of any habitable room : 9.5 Sqm
3. Min. Area of kitchen : 5 Sqm
4. Bath/WC: Min Height: 2.8 Sqm
: Min. area: 1.8 Sqm
: Min width : 1.2 m
5. Plinth min height: 450mm
6. Beam:
Beams upto 10m span
Span to depth ratio: Continuous: 26
: Simply Supported: 20
HYSD Reinforcement : 1. Min 12mm dia @300mm c/c
: 2. Stirup: 5mm dia @200mm c/c
: 3. Lap length: 60 times dia of bar
7. Slab:
One way slab depth consideration is similar to beam

Part 2
A client wishes to construct a three storey office building of approximately 4,500 square metres on a site
that that is in good condition with no known ground problems. Allowing for design, planning and
procurement procedure the proposed commencement date will be in September with a contract period of 9
months. Prepare a report for the client advising on the choice of the construction solution for the frame of
the building, reporting on the impact of different design solutions and constructional processes on cost and
time.
Case study detail
Three storey office building with 4500 Sqm can be broken down to each storey being 1500 sqm.
The construction duration is 9 months. Allowing a 6 months of duration of 6 months for design, planning
& procurement the construction starts in the month of September 2019.
Time constraint on Design & Process:
A brief time schedule for pre-construction & construction activities are as follows:
A RCC framed structure (Cat-in-situ) could be considered for an office building with three storeys with
each storey being 1500 Sqm.
Considering a short duration of 9 months a RCC framed building can be considered. A slab cycle of 15
days can be achieved for a particular unit. This could help to achieve the target within such tight time
schedule. Brick walls can be constructed for partition between rooms, which won’t be a load taking element.
Therefore, the brick wall construction is an independent activity and wouldn’t determine the start &
completion of the following storey.
As per the time schedule each storey has a time of 5 months which would be enough for concreting the
framed structure followed by the interior fitouts (services).
A steel frame hasn’t been taken into consideration because it would be an over configuration for just a three
storied building (Considering all site & sub soil conditions are good for construction)
Cost constraint on Design & Process:
In India the availability of timber as material would add upto the cost of construction. Moreover there are
other costs associated with it like cost of treatment for termites & rodents. Therefore RCC framed structure
is preferred over timber. It could add up the time for planning approvals increasing overheads. Moreover
the labour required need to be trained & skilled enough to carry out the work which would again add upto
the cost.
Conclusion:
An RCC Framed structure would do the job of constructing a three storied office building in 9 months
